This research is carried out to investigate the Condominium Management System of the states of California and Hawaii, and to examine the similarities and the differences between the Korean Apartment Management System and the American Condominium Management System. The research indicates: first, in Korea the management of apartment units is the Commission of the Representatives of the Occupants, while in America the management of condominiums is the Association of Apartment Owners, an organization of condominium owners in America. Second, it is required that apartment developers should submit such a document as the Public Report in America, which explains various matters concerning legal rights on condominium buildings and the outline of the buildings, to the authorities concerned in Korea. It can help the authorities to accumulate management techniques of the apartment complex, which could efficiently be used in practicing and planning city housing policies. Third, each apartment's management company in Korea is bound to make long term plans for maintenance based on the Housing Law. It is, however, difficult to reserve an adequate amount of money for the reserve fund, because its use is decided according to the maintenance rule which has a criterion different from each and every apartment management. Concludingly, an amendment of the Housing Law in Korea is required, in order to reserve at least 50 percent of the estimated sum of maintenance expense in future like Hawaii State in America.
The purpose of this study is to find out the problems of current housing construction standards related to community facilities and to suggest the vitalizing strategies that enhance the sense of community among the residents living in apartment housing complexes. For the purpose, three times small group workshops were executed during April 26~May 3, 2010 for 14 professionals in construction company, university, research institute, and housing management company. Based on the results of small group workshops, questionnaire survey for the 10 professionals was done during August 13~23, 2010 to find out the additional opinions about the revision of housing construction standards related to community facilities in apartment housing complexes. Respondents indicated that the current housing standards related to the types and the area of community facility are too strict to respond to the diverse characteristics and needs of residents. Professionals suggested the newly revised standards that sum up the whole area of community facilities instead of the existing standards that regulate the area of each community facility in an apartment housing complex. Also, they recommended the regional community center that include several facilities in one common community building.
In the past, strong social bands, which had spontaneous communities, existed in Korean traditional society. However, while it's developing through industrialization; monolithic apartment houses were introduced which causes less interaction between neighbors. With the growing attention to the higher living quality, various schemes to revitalize the community spirits have been groped, including to improve in hardhearted neighborhood relationships and to cope with the dreariness in the city. With the development of the internet and the spread of 'digital home', the communities in cyber space have been especially revitalized since the information-oriented society. In a move to strengthen the communities in apartment complexes, this study tries to find the revitalization scheme for virtual communities in apartment complexes by analyzing the contents of its web sites and understanding the world of virtual community. These are compared and analyzed. The related virtual communities ("cafe" or "blogs") are also analyzed. The results are as follows. 1) There are some differences among the contents provided by apartment virtual community developing companies, still, it could be categorized into four types; "apartment complex introduction and management information" "community revitalization" "living guide" "individual services" 2) The contents provided by self-organized communities of residents neither require additional charge nor special membership for information while the formation is not systematized. 3) In the comparison of apartment virtual community developing companies with residents self-organized communities, "apartment complex introduction and management information" on freeboard, notice, request and Q&A, and "community revitalization" on communication board are both provided throughout the web sites. 4) The contents provided by apartment virtual community developing companies makes the information available in a wide range with managers, on the other hand, self-organized communities emphasize on showing attachment and concern of residents and requiring communications between neighborhoods.

Since 1970, concentrated development in Gang-nam caused serious differences with Gang-buk, such as housing environment, education, culture, industry, economy, and consumption behavior as well as Urban Infrastructure. In this result, the government has executed New Town project to solve these matters, but the residents' opinion wasn't reflected. The purpose of this study is to research New Town project district residents' consciousness and prefered image for housing and this research will be applied to basic study for housing environment improvement policy in future. The results of this study are summerized as follows : First, living satisfaction is revealed almost low level, and the most demands for improvement are to solve lacks of park and green yard. Second, image of Gang-nam, which of housing environment is better than Gang-buk, is expressed as the words, 'Complicated', 'Complex', 'Polished', 'Convenient', 'Rich'. Third, prefered types of housing are high-rise Residental Complex, Apartment mixed with detached housing, and tower-type apartment. And These are connected with there values
The digitalization of our society has brought on the digitalization of housing design and human life. Thus, the concerns for developing digital home have increased. However, most of them has focused on digital technology, not human. This study was intended to examine the residents' housing needs for digital home and to suggest the design guidelines of digital home. The subjects were 400 housewives who lived and used internet in $85m^2$-sized housing unit in the new apartment complex, Busan. The important aspects in digital home design, the residents' needs for digital home design, and the needs for digital system in digital home were examined. The subjects were relatively young in their ages. Also, they had relatively high educational level and middle income. On the base of their housing needs for digital home, the design of digital home like as followings would be desirable: 1) the safe and secure design and digital system, 2) the design to improve residents' health and encourge family interaction, 3) human, warm, and soft interior mood, 4) space composition different from the existing one.
The purpose of this study is to examine the design characteristic about the public space of privately-built apartment housing after the enforcement of price deregulation in Daegu. The public space of the multi-family housing is monotonous and closed according to the position of an elevator and a stair hall by the 1990's. However, the housing has been gentrified since 2000 because of demands of residents and purpose for selling in lots. Thus, the recognition of the apartments has changed and this change has led to extend the living territory and magnify the role of the public space where help interact with neighbors. This study is based on the survey of thirty nine apartment complex. Also, by using an analysis derived from a precedent study, design elements in approach and interior space of apartment residents are comprehended. The characteristic of the porch is researched and divided according to a roof of porch, form as the door, material of roof, wall, the ceiling and floor. Interior space is analyzed by several elements; forms of core, forms, materials and lights of ceiling, materials of walls and floors, existence and nonexistence of windows, and extra interior components etc. As a result of the study, After the enforcement of price deregulation, the public space of apartments has had improved quality in materials and design and the community center for residents such as waiting rooms and spots facilities has appeared. However, the traffic line of interior space has been very intricate. Also, sports facilities and waiting areas are limited to some apartments.
This study examined the awareness of the middle aged about the digital home system and well-being apartment design elements in order to suggest the design guidelines for planning of the elderly housing environment. By literature review, the concept and characteristics of the digital home system and well-being Apartment design elements were summarized the degree of satisfaction and preference of middle aged for these characteristics were investigated and analyzed. For this study, a questionnaire survey of 156 housewives living in apartment complex of Busan was carried out. The results of this study are as follows: The middle aged were generally short of recognition for digital skill and service, and also they showed positive evaluations to a few useful items of digital home system. These items belong under safety security system and interior environment control system and provided for convenient & comfortable life. Accordingly, satisfied digital home system can apply basic design element for housing for elderly. Whereas, the middle-aged were not satisfied with housework help system and cultural life system because items of these systems were not various and complicate to us. So, for the improvement of not satisfied digital home system, we needed development of digital contents and marketing & management for high accessibility and easy useability. The middle aged will concern about health & environment friendly continuously and become to stay long in their housing as the characteristics of elderly. So, It is necessary to be considered well-being apartment design elements of health & environment friendly very actively and lastingly in elderly housing environment design. Also, the awareness of middle aged for digital home system and well-being apartment design elements varied according to the background characteristics. This suggests housing environment for elderly life is considered differently as various background characteristics of middle aged.

The purpose of this study was to establish the more rational and practical basic theory for the landscape planning in the aparment complex. In this study, the actual conditions of exterior space, the residens' satisfaction degree and the correlation between exterior space and the residents' satisfaction defree were investigated and analyzed on the 13apartment complexes in Taegu City. Through the statistical analysis, the main results were obtained as fellows : It was found that the size of green area ratio in the apartment complexes were in the order of Jugong Apt. (Korean Housing Corporation), Siyoung Apt. (City Operation), Minyoung high-rise Apt. (Private Business) and Minyoung low-rise Apt. (Private Business) complex. The highest ratio of footway and Parking area were shown in Minyoung high-rise Apt. complex. The important factors at the exterior space of apartment complex were composed by 6 major factors, importance degrees of which are Visual, Practical, Convenient, Sentimental, Recreational and Spatial factors for teenagers in orders. The residents' satisfaction degrees to the exterior space were highly correlated with the spatil organization, size of green area and quantity of trees, view, management situation, defensibility of outside noise, rest place, water landscapings by turns. In order to get more than the average satisfaction degree 18 exterior space, the green area should be occupied by 35% of the apartment complex area and more than 76% of the green area (i. e. 16% of the apartment complex area) should be planted with trees. In the Taegu City regulation, the ratio of tree composition is proposed for only the number of tree. But it was shown that the satifaction degree are more correlated with the species and afforestation of trees than the nuts her of trees in this study. therefore, the species of tree and the afforestation of tree should be considered when the landscape planning of the apartment complex begins. It was found that the ratio of afforestation to make the more desirable exterior space In the apartment complex shoule be 8 to 2 in the ratio of arbor to shrub. It was also required that 30 species of arbor and 15 species of shrub should be planted for the more desirable landscape of the apartment complex.

Since the middle of 1990, "High Rise Residential Complex" has been started to construct to fulfill the use of high density land use. In addition, it bacame a major solution for a rehabilitation project to achieve a high volume ratio, which in turn brings a good business. In this study, POE is applied to secure residential satisfaction level between Apartment and High Rise Residential complex. Also life style differences are investigated between the two type of complexes. It was resulted that recent High Rise Residential Complex is quite acceptable in most respects, however interior vetillation and direct wind flow from living space through dining - kitchen to ease the cooking scent is not a satisfactory level. These two factors are most highly demanded for future design of High Rise Complex in considering specialties in our cultural life style.
The purpose of this study is to develop an operation manual of resident-driven community program by evaluating community program operation to realize a sustainable apartment complex and vitalize a community. To achieve this purpose, 8 community experts, who are in charge of 42 complexes of 7 autonomous districts among 25 districts in Seoul were interviewed from September 2013 to December 2013. Main results of the study are as follows. 1) Operational problems and improvements are deduced from evaluating operation process of community programs. It is found that smooth cooperation of main operators including a community vitalization association, a resident representative meeting and a control office is the most important. 2) Operation guideline for representative programs are suggested based on analysis of operational characteristics of 3 types of community programs; communication, recycling and environment management, according to program operation elements; material element, programming element, human element and finance element. 3) An operation manual of resident-oriented community program is presented after considering evaluation of operation processes and analysis of 3 types of operational elements of community programs.
