A Study on the Ventilation Efficiency of Apartment Housing Bathroom Based on the Flexible Installation Method of Exhaust Fan. (공동주택 욕실 배기팬의 플랙시블 덕트 시공상태에 따른 환기효율에 관한 연구)

  • The ventilation efficiency of apartment housing bathroom has been measured by the flexible's diameter, length, and installation format to the exhaust In. The gas density attenuation method of Tracer Gas Method has been specifically utilized for this measurement. Full size mock-up of apartment housing bathroom, which was approximately $100 m^2$ in size, has been established for the ventilation emciency measurement. In addition, the ventilation efficiency has been studied by the possibility of air-supply In. The diameters of flexible are 100 mm, 125 mm, and 150mm. It also have the length of 1.0m, and 1.5 m. The installation formats are I shape, L shape, and S shape. As a result of this measurement, the flexible which has the highest ventilation efficiency was the one has bigger diameter, short in length, and I shape installation format.

  • The purpose of this study is to get preeminent data from comparative analysis of multi-family housing unit plans between Korea and China nowadays. Even though Korea and China belong to common cultured band in Asia, there are many different Housing aspects and unit plans. Through this study we want to grasp the characteristics of both nation's apartment unit plans and to contribute for advance into the China apartment market. Analysis target is constructing and lotting out apartment at South Korea and China in 2004, and the space syntax model is used as an analysis tool. First, analyze kind, number and special quality of each room by use area, and second, analyze area and scale of the rooms. Through the integration analysis we know the grade of rank and centrality of each rooms, and search difference of South Korean and Chinese apartment.

Family Life Issues of Middle Aged Apartment-Residents in Seoul : Focused on Residential Environment (서울시 아파트 거주 중년기 가정이 생활 실태와 문제 (I) : 주생활을 중심으로)

  • The purpose of this research was to analyze the residential environment of the middle aged apartment-residents in seoul as a part of collaborative study on family life issues of them. the sampling area was divided tin to kangnam and Kangbuk according to the residential location and upper middle group and lower middle group according to the size of the apartment unit. The data were collected from 307 fulltime housewives with at least one child in a junior or senior high school. Housing circumstance was generally adequate to the middle aged apartment-residents in seoul. the findings supported the family housing adjustment theory well. however, the results showed that the housing policies should reflect to the various housing demands on the structure type, size, and tenure of dwelling, unaffordability of low income renters, and stabilizing the housing price as well as expanding the housing mortgages for the middle aged to prepare for one's own aging.

Housing Variables of Apartment Residents and Their Improvement Activities (아파트 거주자의 주거 특성에 주거개선 행위와의 관계 연구 -45평 이상 아파트를 대상으로-)

  • The purpose of this study was to survey the improvement activities for the apartment house ; and to examine the relationship between apartment residents and their housing improvement activities in order to present some informations for the further studies and plans of apartment design and housing policy. Library and questionnaire survey methods were used in this research. the sample was taken from 102 housewives living in the apartments over 45 pyong (1602 sq. ft.), in Seoul, Data were analyzed with the SPSS using frequency, percentage, chi-square test, F-test, Duncan's multiple range test, η2, and C2. The results were as follows: 1. It was found that residents had experienced with 3.6 kinds of housing improvement activities. Living rooms, dining rooms, and kitchens in family living areas ; balconies and utility rooms in utility areas were improved for the physical convenience and quality of living. 2. This survey indicated that apartment residents evaluated thier housing condition as high, except storage spaces and outdoor noises. 3. About 80% of respondents were expected to live continuously in the current apartments because they were satisfied with the size of thier residences, However, they wanted to improve the inside of the entire apartment, especially bathrooms. 4. Variables which had a significant relationship in housing improvement activities in the past were the length of residence, the expected length of residence, and the characteristic of residence. 5. The expected length of residence, and the characteristic of residence were found to be effective variable for evaluating the current residence. 6. Finally, the expected length of residence, and the characteristic of residence were significant variables of the housing plan in the future. Housing improvement activities were prevalent recently and expected to be continued in the future. It can be said, therefore, that apartment residents have a long -term plan to live in one place rather than moving out ever two-three years.

  • This study was conducted to examine the environmental factors of apartments and therefore to suggest elements necessary to plan environments by evaluating and analysing both reside environments and conditions with residents at high-rise apartments in Kumi city. Kyongbuk. Korea. The result of this study is summarized as follows: The evaluation of satisfaction showed that residents residing at apartment A tended to be satisfaied with all factors other than ‘complex’ although there was wholly dissatisfaction. In addition. it was shown that apartment B was satisfaied with housing and complex. apartment C with comfort. respectively, and apartment D with housing.

A Study on the Residents' Recognition of Social-Mix Apartment (사회적 혼합아파트에 대한 거주자 인식 연구)

  • In Korea, apartment complexes are built according to the social strata for which they are intended to house, thus the buildings tend to separate society both physically and even visually. Because of the sense of social exclusion this has caused the government has conceived a plan to develop a "social-mix" apartment complex master plan. Perhaps the foremost example of this type of plan is the Seoul Eunpyeong New Town. This study examines how resident's perception of the social mix plan has evolved, and also attempts to better understand the effectiveness of the government's attempt at social integration. The result shows that the perception of social-mix housing has improved after residents moved into the Eunpyeong New Town and that people responded positively to the concept of actually mixing residents socially. From the result, we can see that the visually unexposed environmental elements of rental housing and socials exclusion which was felt in the past has been reduced to a certain extent. However, residents living in solid-lot apartments have a negative reaction to social mixing especially when they are in the same building. Therefore, to achieve better social integration in a socially-mixed apartment complex, we need now to change the perception toward socially mixed housing among the residents living in solid-lot apartment buildings.

  • The purpose of this study was to find the characteristics of the housing needs of apartment purchasers in derision-making steps. The survey was took place from June to July, 2003 in the Daegu area. The data were collected from 1,187 married women using questionnaires and reponses were analyzed by SPSS Window Program. The results were as follows : 1. In the phase when housing problems are recognized the motives for moving were related to the floor space of the housing unit and the residential environment. 2. In the phase of acquiring information on apartments, the basis of the informations was mostly collected through conversations at model houses, from relatives, experts and real estate agents. 3. In the phase of considering alternative plans for apartment purchases, the factors considered were convenient interior space composition and educational environment for children. 4. In the phase of apartment purchase, the important factors was input from relatives and experts. 5. In the phase of post-purchase evaluation most discontent was related to privacy issues, interior space composition, and educational environment for children.

  • This paper aims to analyze characteristic by the cities focused on the ratio of new apartment resale that is one of the apartment unit sale market, which has been increased recently. So, this study examined characteristics of population, apartment trade & sale, housing with 162 cities and counties and performed multiple regression analysis with dependent variable, ratio of new apartment resale. As a result. the factors affecting the ratio of new apartment resale are 7variables, apartment sales rate, transfer of ownership, apartment turnover rate, sale volume, regional apartment rate, population increasing rate, housing average apartment sale price rate. In terms of the increase in apartment sales prices, the rate of sales price increase was relatively low in areas where the transaction rate for apartment sales is high, and the number of apartment sales right transactions increased as the number of other ownership transfers rose. As a result, the data will be based on the improvement of the government's policies and systems to stimulate the transaction focused on the real estate agents in the apartment market.

A Study for the Community Vitalizing Strategy Through the Revision of Housing Construction Standards for Community Facilities in Apartment Housing Complexes from the Perspective of Professionals (공동주택단지 내 주민공동시설의 기준개선을 통한 커뮤니티 활성화방안에 대한 전문가 의견조사)

  • The purpose of this study is to find out the problems of current housing construction standards related to community facilities and to suggest the vitalizing strategies that enhance the sense of community among the residents living in apartment housing complexes. For the purpose, three times small group workshops were executed during April 26~May 3, 2010 for 14 professionals in construction company, university, research institute, and housing management company. Based on the results of small group workshops, questionnaire survey for the 10 professionals was done during August 13~23, 2010 to find out the additional opinions about the revision of housing construction standards related to community facilities in apartment housing complexes. Respondents indicated that the current housing standards related to the types and the area of community facility are too strict to respond to the diverse characteristics and needs of residents. Professionals suggested the newly revised standards that sum up the whole area of community facilities instead of the existing standards that regulate the area of each community facility in an apartment housing complex. Also, they recommended the regional community center that include several facilities in one common community building.

The Change of Outdoor Space in Apartment Complex and Its Causes (아파트 단지 옥외공간 변천 및 요인 연구)

  • The purposes of this study were to classify the changing periods of apartment outdoor space in Korea and to clearly understand the specific characteristics of each period. The study has been done through on-site observation of apartment complexes, and through the analysis of housing estate planning techniques, rules and regulations affecting outdoor spaces during the rapidly developing era. The results of this study shows that three major periods with distinct characteristics were found, which were as follows: 1) The first well defined period spans from 1960 to 1990. In this period, apartment construction was rapid, and as a result, quality of housing environments were sacrificed. As little attention was given to the landscapes in apartment complex, they were constructed very simple and identical in outdoor space of apartment complex. This period can be referred to as the 'commonly universal period in apartment outdoor space'. 2) The second period spans from 1991 to 1996, during which time a housing construction project for two million residences was completed in order to significantly stimulate the provision of houses to the general public. As a result, regulations were relaxed causing housing environments to deteriorate. Although apartments were constructed very close together, there was some diversification and experimentation in outdoor styles. This period can be referred to as the 'congestion period of apartment outdoor space'. 3) The third period spans from 1997 to the present. During this time the number of unsold apartments has grown considerably throughout the country. Many different apartment complex marketing strategies have been employed to reduced the glut of unsold apartments. This experimental trend has continued and been well-received since the IMF period. The distinguishing characteristics of this period are the introduction of a rich natural landscape, the increase in communications among residents, the human oriented design, and the refined and elegant design for the outdoor street furnitures. As a result, this period can be named the "differentiation period of apartment outdoor space".
