A Reform of Three Generation Family Housing in an Apartment for Low Incomes, Korea in case of small unit 10 to 16 pyung (저소득층을 위한 3대동거형 아파트 리폼에 관한 연구 ( 10평부터 16평형을 대상으로 ))

  • A goal of this research is to propose and testify the remodeling possibility from deteriorated stock apartment housing, to three generation family living in a dwelling unit for low incomes. An apartment housing which is introduced from 1970s, is accumulated over 55% of the stock housing in Korea, many of them are confront with a rebuilding in a short usage of twenty years below. They were built in a small one, and it testified from two to one conversion in this article that can be applicated in a 10, 13, 14, I5, and 16 pyung, the remodeling size became from 20 to 36 pyung. In this article, we can see a reform model in possible for three generation family living in the small apartment house.

  • The purpose of this study was to grasp major elements and actual condition of apartment unit remodeling by in-depth interviews on residents and specialists. The interviews had been conducted to interior designers who have a wide experience of apartment remodeling and residents who live in recently remodeled apartment unit. In-depth interview is a kind of qualitative method in which attention to reply of responses with open-access between interviewer and respondents. According to the results, remodeling elements were generally changing of lighting fixtures and finishing materials in the all spaces, integration of balcony into children's room, installation of furniture in kitchen and entrance, changing storage furnitures and equipments in bathroom. Artificial lighting method were selected generally whole lighting. Finishing materials were used ordinary (non environmentally-friendly) wallpaper and adhesion and tempered floor. There were unsatisfied factors after remodeling, these were dissatisfaction of design, construction defects, and stink of reflecting 'sick house'. Also they responded that they should be considering to use environmentally-friendly material at next remodeling.

  • As of 2017, there are 848 million households living in apartment and 55.87% of Aged apartments over 15 years old. The allowable standard for remodeling the apartment is more than 15 years and the market for remodeling the apartment will continue to increase. For the success of the remodeling project feasibility analysis is important but the existing feasibility analysis of new construction and reconstruction is being used for remodeling feasibility analysis. Therefore, it is necessary to study the feasibility analysis of customized remodeling without increasing the number of households according to the building law. Purpose of this paper is to develop a feasibility analysis methodology for customized remodeling projects by deriving the factors affecting the formation of land prices and building prices in apartment. According to the concept of price formation of the apartment, the analysis method of the customized remodeling of the old apartment using the factors affecting the Land Price Indexes, Officially Assessed Individual Land Price, House Price Indexes, and Officially Assessed Individual House Price was suggested. The Stair Price Algorithm developed in this research can be utilized at the stage of selecting remodeling contractors after the remodeling housing association is established.

  • In the process of industrialization of our country in 1970's, Korea's housing strategy has focused on housing supply. Rapid completion and supply of apartment house buildings have caused a problem of their early deterioration due to their poor quality. In 1987 Housing Construction Promotion Act, therefore, included new regulations on housing re-construction. In July 2001, other new regulations on remodeling apartment buildings were also included in the Act. Reconstruction and remodeling have been considered to deal with such problems. This study suggests an appraisal criteria if they can select reconstruction or remodeling method in conducting their apartment building project. At first, evaluation items should be selected by the criteria of function31ity and economical efficiency. Second, the selected item is screened by AHP and multi-criteria decision-making methods. The result of study shows that the owners of apartment units will be able to select reasonable alternatives through the suggested appraisal method

  • After the global financial crisis, domestic construction industry has gone through a rapid recession. This resulted in gradual market shift towards architectural remodeling. Architectural remodeling not only improves residential environment but it has many advantages such as increase of each unit's exclusive area, free space within the horizontal or extension of an annex building, and increase number of household through splitting the household of bigger pyeong, etc. However, in case of the Korean market for apartment remodeling, due to various regulations and problem with business promotion procedures, majority of business is slow despite the figure that remodeling volume is not that small. Also, feasibility study which decides to push ahead public house remodeling business will have a flaw using net present value's law; it has a flaw of not considering properties of each phase of remodeling business and future's uncertainty. Hence, this research will improve the problem of traditional value assessment method of net present value's law. It will also consider one of the real options such as binomial model in order to supplement NPV which is used in current feasibility study. This research was based on real successful cases of public house remodeling and it was possible for feasibility study which was more realistic and valid. This research provided foundation for development of Korean public house remodeling market. There is high anticipation of increasing the validity by improving the problems of current feasibility study and economic efficiency assessment.

  • In 2020, it was estimated that more than 2.4 million households in South Korea are over 30 years old. That is, more than 40% of all houses in Korea are old and that they require proper rehabilitation. The two options to improve poor living conditions are reconstruction and remodeling. Compared to reconstruction, remodeling has advantages in terms of the construction period, cost, and environmental impact. As such, the current Korean regulations are more favorable for remodeling than reconstruction. Typically, several candidate floor plans are presented in the early stages of an apartment remodeling project. Extracting information about bearing walls and other structural elements from the multiple plans to compare those plans quantitatively is one of the essential tasks during the early stage of a project. To cope with this task, an automated data extraction method for walls and slabs from before and after remodeling plans is developed. Through the developed program, load-bearing walls, non-bearing walls, slabs, and weight changes after remodeling can be analyzed and visualized in a fast and automated manner.

  • Lately construction industry tends to prefer remodeling of existing buildings rather than new construction or reconstruction of buildings due to strengthening of several restriction related to real estates along with prolonged depression. And also, remodeling of building costs less and creates less wastes compared to reconstruction and so it is more profitable in financial and environmental view. However remodeling is process of creating new environment with existing building. Therefor remodeling must follow the procedure realizing problem and fix the problem based on through investigation on existing building and users requirement must be faithfully reflected. Specially in case of apartment houses, since vagueness on ownership and management authority on common parts exists. Hereupon, in this study we are to present the procedure of analyzing apartment house remodeling method through user requirement by approaching to several considerable factors in user request side.

  • Housing Performance Rating Indication System was started in 2006. The aim of Housing Performance Rating Indication is to provide the guideline of housing performance. Repair Convenience is similar to Remodeling. Remodeling has been paid more attention as an alternative for reconstruction. Especially, now the actual house supply is facing almost 100%, it is time to keep and maintenance management of apartment buildings, and ultimately it will expand the Long life housing. Especially consumers has to have a right to select apartment buildings by comparing performance of house. For construction companies, they need a performance code that standardized by government, so they can provide a Certain performing house. This study examines data which has been obtained from the recent application of Housing Performance Rating Indication System and Repair Convenience category is main concern. Findings from the study will provide vital information in improving current Housing Performance Rating Indication System.

  • 548 thousand apartment houses of Seoul has been used over 15 years and remodeling is available. It is 42% of the overall apartment houses currently and it is assumed to increase to 800 thousand in 2015. The maintenance work is divided to reconstruction and remodeling. Due to the regulations of the government, expansion remodelling has been the most considered alternative. However, 75% of the extension remodelling, yet, are in the preliminary phases. Thus, this study suggests factors hampering the vitalization of extension remodelling and solutions for each factor by means of Delphi analysis method.
