공동주택의 라이프사이클을 통한 지속가능성과 친환경성 평가기법에 관한 연구 (Evaluation of Sustainable and Environmentally Friendly Building through the Life-cycle of Apartment Buildings)

  • Concern about global environment has been increasing in recent years. Efforts to minimize the environmental impact to the globe as well as human beings have increased, especially in the late twentieth century. The study researches one of the solutions for the environmentally friendly building construction, which can contribute to sustaining the world environment. Assessment and proposals are made for high-rise apartments, one of the most popular construction types nowadays in Korea. Careful building design and construction for apartment buildings could reduce the environmental impact significantly without lowering standards of living. Since the volume of high-rise apartment construction is so great, a small improvement in each building will make a great contribution. Assessments are made over the life-span of apartment buildings. A tool has been made through references from western examples. mainly from BHEEAMs made in the United Kingdom. The components of the tool include passive design strategies, building materials. energy consumption during building operation, and management and maintenance. Co-relationship between buildings and ten environment in Korea is searched. Korean high-rise apartments are assessed with the tool and suggestions for sustainable development are made mainly for improvement of embodied energy of building materials and the life of buildings.

  • 노후 고층아파트의 재고 확대로 이에 대한 대안으로 재건축과 리모델링이 제시되었다. 재건축사업은 물리적인 노후화보다 기능적, 사회적, 경제적 노후화를 이유로 실시되어 주택의 조기 멸실에 따른 사회적 비용 증대 등 여러 가지 문제점이 제시되었다. 이에 재건축에 대한 규제는 강화되고 리모델링 관련 제도가 개선될 예정이다. 리모델링 사업의 경제성 분석에 대한 기존의 연구가 강남과 잠실 등 개발이익이 큰 곳에 편중되어 있었다. 본 연구에서는 비도심지 아파트 소유자의 입장에서 재건축과 리모델링 시 경제성 검토에 대한 하나의 안을 제시해보고자 한다.

  • Apartment Building remodeling market is now growing centering around non housing building. Unlike non housing building remodeling business, understanding of remodeling demanders accustomed to profit of reconstruction, deficiency of experience performing remodeling project and construction, shortage of will performing remodeling policy and detailed action method are difficulties in performing apartment building remodeling business. Understanding change of remodeling demanders, strong economic incentive by government, construction management paradigm shift from new construction into building life cycle, application of construction method using existing building condition before remodeling and remodeling related industry infrastructure are required to improve this remodeling business circumstances.

  • The brand value of apartment which affects not only sale percent and profit but also the worth of real estate is raised as an important point of sale competition in the apartment market. But now the market is occupied by a few construction companies, which have well recognized brand. So it's difficult for a construction company without brand to enter the apartment market because of consumer's ignorance. domestic construction companies are spending lots of money and effort to advertise their characteristic brandapartment based on classified consumer's desire and offer consumers what they want. Therefor, This study investigated the factors of recently characteristic brandapartment focusing on design, environment, materials, home automation and surveyed residents preference of a brand by P.O.E methods. Based on such results of survey, this study suggest the basically reference information on characteristic strategy of an brandapartment.

  • Because of the high airtightness and insulation of the building, indoor environment has been largely polluted resulted from insufficient ventilation and occurrence of new air pollutant. These factors have made worse indoor air quality and caused symptoms of the SHS(Sick House Syndrome), MCS(Multi Chemical Sensitivity). The purpose of this study is to present the fundamental strategies for improving the Indoor Air Quality(IAQ) in newly-constructed apartment buildings. To investigate the concentration of indoor air pollutants such as Formaldehyde and VOCs, the field measurement were conducted.

공동주택 철근콘크리트 공사 작업지연요인에 관한 연구 (A Study on the Work Delay Factors of Reinforced Concrete Work in Apartment House Construction)

  • In order to conduct construction projects effectively, the work delay factors would be managed by planned construction schedules. As construction works are delayed ceaselessly, the solution is to select and manage the key factors which delay the work ceaselessly. The subjects of this study were an apartment houses of reinforced concrete structure. Hidden work delay factor were extracted, the surveys were conducted and occurrence, severity and detection of each factor were analyzed. With this result, final orders of priority were fixed and key management factors were deducted and presented.

  • 최근 가변성능에 관하여 공간, 재료, 구조, 공법 등 건설 산업 전반에 걸쳐 많은 연구가 진행 중이며, 이와 더불어 공동주택의 노후화 문제로 인하여 건축요소기술의 개발이 가속화되고 있다. 이에 따라 본 연구에서는 최근 사회적으로 부각되고 있는 가변성능에 관한 공동주택의 요소기술 선정 및 대상사례를 중심으로 한 설문조사와 전문가 의견을 거쳐 건축요소기술의 평가항목을 1차적으로 선정하고자 한다. 그리고 선정된 건축요소기술 항목 중에서 타당성 및 객관성 검증절차를 통하여 건축요소기술을 재정립 및 분류하고, 최종적으로 적용 가능한 다양한 건축요소기술 가운데 우선순위가 높은 항목들을 결정하여 분석 및 평가함으로써 향후 장수명 공동주택의 가변성능향상을 위한 지침을 제시하고자 한다.

  • Korean government has announced declared prices of apartment reflecting market condition each year. Therefore, on that basis, apartment owners have used as basic data trading apartments and the government has been used to calculate the tax. However, the sales prices and declared prices of apartment has occurred difference depending on the region and the brand. This study has analyzed and compared regional differences in sales price of apartments. The results of this study, we have known that sales price of apartments was a big difference depending on the region and the gross area. Especially, Seoul and Gyeonggi Province are the highest. And sales price of Southeast and urban area are the highest in Seoul. In the future, it is necessary that gap analysis between sales price and declared prices of apartment. And It is needed to develop apartment index considering the region and the gross area.

판별분석을 이용한 친환경 아파트의 마케팅 전략에 관한 연구 (A Study of Models for Marketing Strategy in the Eco-friendly Apartment Housing Using Discriminant Analysis)

  • The purpose of this study is to analyse the effects of the eco-friendly factors on the apartment housing price rise and to suggest the desirable way of marketing strategy for apartment housing. For the analysis, the data of apartment sites in Seoul had been collected from September 2006 to February 2007. The data consisted of 95 apartment sites in Seoul. Data were analyzed with descriptives, crosstabs, and discriminant analysis by SPSS/PC for Window. Following result was obtained. The eco-friendly apartment housing price rate in Seoul was determined by eco-friendly landscape, green space rate, house unit size, installment sale price per pyeong, floor space index, distance from subway station when it was not considered the impact of building age, construction company's brand, and autonomous districts. Findings of this research can provide valuable information for marketing strategy of housing construction company.

아파트 간이화단의 녹지 조성을 위한 주민 의식조사 (A Research of Residents′ Opinion Concerning the Creation of Apartment Balcony Greening)

  • This study is about apartment greening to improve urban environment. To achieve this, questionnaires concerning the planter preferences were distributed. To improve perpendicular greening methods for apartments, MOCT (The Ministry of Construction and Transportation) reformed the law to obligate constructors to make apartment planters in June, 2000. But apartment residents take negative attitudes to making green space. It is difficult to manage the planters as well, so it is necessary that the point at making green spaces at apartments be scrutinized through questionnaires and an active method for making and managing the planter be made. The results show that apartment residents are reluctant to pay the expenses for planting and managing planters and have negative attitudes about plant purchases. If planting and managing of simplified planters are continually entrusted to residents, even vertical landscapes will be affected by illegal diversion and negligence as a result. Therefore, support from governments and local administrations are needed and legal obligation should be imposed on construction companies to install irrigation facilities.
