디지털홈 시스템과 웰빙아파트 계획요소에 대한 중년층 의식 연구 (A Study on the Awareness of the Middle Aged for the Digital home System and Well-being Apartment Design Elements)

  • This study examined the awareness of the middle aged about the digital home system and well-being apartment design elements in order to suggest the design guidelines for planning of the elderly housing environment. By literature review, the concept and characteristics of the digital home system and well-being Apartment design elements were summarized the degree of satisfaction and preference of middle aged for these characteristics were investigated and analyzed. For this study, a questionnaire survey of 156 housewives living in apartment complex of Busan was carried out. The results of this study are as follows: The middle aged were generally short of recognition for digital skill and service, and also they showed positive evaluations to a few useful items of digital home system. These items belong under safety security system and interior environment control system and provided for convenient & comfortable life. Accordingly, satisfied digital home system can apply basic design element for housing for elderly. Whereas, the middle-aged were not satisfied with housework help system and cultural life system because items of these systems were not various and complicate to us. So, for the improvement of not satisfied digital home system, we needed development of digital contents and marketing & management for high accessibility and easy useability. The middle aged will concern about health & environment friendly continuously and become to stay long in their housing as the characteristics of elderly. So, It is necessary to be considered well-being apartment design elements of health & environment friendly very actively and lastingly in elderly housing environment design. Also, the awareness of middle aged for digital home system and well-being apartment design elements varied according to the background characteristics. This suggests housing environment for elderly life is considered differently as various background characteristics of middle aged.

공동주택 주동 내 단위세대의 수평 위치에 따른 에너지 사용량과 장기비용에 관한 연구 (A Study on the Energy Consumption and Long-Term Costs according to Horizontal Locations of dwelling units in an Apartment Building)

  • The purpose of this study is to provide a basic data for energy efficient apartment designs by analyzing electricity and gas usage according to horizontal locations of dwelling units in apartment buildings. The data for this research are collected from J-apartment complex, located at 'Wolbae' district in Daegu City. The data are sorted into several groups according to inner and outer locations, East-West locations, and the size of units. By the performance efficiency analysis, the study derives the result as follows: 1) generally inner units are more efficient than outer units. 2) West units are more efficient than East units. 3) The group that is most efficient in overall energy consumption is West-inner units (Group-D) and the least efficient group is East-outer units (Group-A1). 4) However, as units are getting bigger, inner units consumes more energy than outer units because of the gas usage patterns. The study also established cost analysis that shows the cost differences of usages for 30, 40, 50 years between each group. The result says Inner-outer location with East-West location affects a significant amount of the management costs. In terms of economic and social life of an apartment building, energy design standards need to be tuned and make the least efficient units perform as efficient as the most efficient units to optimize the social life of an apartment building.

IMF 이후 아파트 단지 옥외공간 명칭변화와 이미지 특성 연구 (Study of Changes in Names of Outdoor Space and the Characteristics of Their Image in Apartment Complexes after the IMF Restructuring)

  • This study intended to provide basic data for the future naming of outdoor areas in apartment complexes by conducting research into the causes, lengths of time, trends, and characteristics of the changes of outdoor space names of apartment complexes and by analyzing current images of outdoor space names. In order to explore the causes and intervals of changes of outdoor spaces in apartment complexes, related literature was surveyed, with on-site inspections being made to examine outdoor space names by time intervals. At the site selected for this study, a case study was conducted to determine the outdoor space names and to understand the trends in the changes of these name in the apartment complexes. Moreover, a questionnaire survey incorporating selected adjectives was administered to investigate the perceived images of outdoor space names and finished construction spaces. The results are as follows: 1. Causes driving changes in apartment outdoor space names included changes in apartment complex planning concepts, changes in the values and demands of apartment buyers, social values, and changes of brand. Intervals of changes were divided into two with the 1997 IMF financial restructuring of the Korean economy as the division. 2. In regards to trends in changes of apartment outdoor space names and their characteristics, various features applied to spaces have caused many changes, which resulted in the phrase $'\bigcirc\;\bigcirc+garden'$, expressions suggesting various images, and Korean names. 3. The results of the analysis of apartment outdoor space names and finished construction images revealed that there was a difference in all the spaces. This is thought to be mainly due to such issues as paved min, the use of ready-made goods, and figurative expressions. The results of the study above indicate that changes in outdoor space names of apartment complexes have been made simply as part of marketing strategies, with no consideration of the residents. Apartments, an important means of housing in Korea, account for more than 50% of Korea's total housing, and the naming of outdoor space serves as an essential element for residents. Therefore, outdoor spaces of apartment complexes should be named in consideration of the final appearance after construction is completed, with effort by the industry being required.

공동주택의 난방용 도시가스 표준사용량 산정에 관한 연구 (A study on the Estimation of Standard Heating City Gas Consumption of Apartment Housing)

  • Our Housing culture continuously changes for the correspondence to social development and changes of economy, and be developing. A massive apartment complex continuously increased, and According to this in our country heating energy consumption of a residential building is continuously increasing at country me whom was limited in order to raise efficient residential land use and diffusion ratio of house. If confirm an element to be able to reduce use of a heating energy, and there is saving possibility to parts of energy saving, this study will present the standard amount used with bases to the gas amount used for heating and Field Test data about room temperature. Execute simulation with building balance (public area, a plain), the gas amount useds such as incense of a building, indoor setting temperature ($^{\circ}C$), a position of an apartment house etc. to affect the energy amount used of a valuation object building of a variable through Field Test and research on the actual condition. Calculate the standard amount used of city gas for winter season heating of a comparative analysis apartment house to data value getting the above results through Field Test and simulations with bases.

  • This study aims to investigate the eco-friendly planning methods for a sustainable apartment houses in the Metropolitan area of Seoul. Eco-friendly plans that considers the environmental issues were attempted from the beginning of 2000s, and since then, many apartment houses in Korea were built using this concept. They were, however, generally focusing on the physical and spatial aspects of the site plan. After the Seoul C40 weather summit conference in 2009, the low carbon green housing standard has been emphasized and thus the chemical concept was added to the existing physical planning methods. Under such a background, this study intends to investigate the eco-friendly plans for the apartment houses in the 2000s. This includes an ecological network plan, an ecological base plan, a building greening plan, a water treatment plan, and an energy saving plan. Based on the analysis and synthesis of these planning methods in the early 21st century, it would be possible to set up a proper future plan to enhance the sustainable built environment in the housing industry in the coming years.

고층아파트 단지 외부공간의 이용행태 발생특성에 관한 연구 (A Study on the Occurrence Characteristics of Usage Pattern in Outdoor Spaces inside High-Rise Apartment Housing Estates)

  • 아파트 단지 내 외부공간에서 발생하는 이용행위의 내용과 구체적이고 물리적인 실증을 통해 거주자의 일상생활과 외부공간과의 이용행태특성을 파악하고자 하였다. 고층 아파트 단지 거주자의 이용행위 발생을 가져오는 외부공간의 이용특성을 파악하고자 하였다. 2004년도 이후에 준공된 대전광역시의 8개 단지를 중심으로 거주자 이용행태를 관찰조사하여 이용빈도를 분석하였다. 외부공간 이용행태 분석결과 어린이놀이터에서 이용행위가 가장 높았으며, 놀이, 담소, 운동, 휴식행위의 순으로 나타났다. 특히 통과행위가 높은 준공적 영역에서 거주자 이용행위가 증가하는 것을 알 수 있었다.

아파트 공사의 펀치리스트 분석에 의한 품질개선방법 (A Method for the Quality Improvement by the Punch List Analysis of Apartment Construction)

  • This study is to find out primary factors through the punch list in the large scale apartment housing complex, to prevent repeatedly occurring defects of construction and to gain quality management. The following are the findings of the research. (1) The positive strengthening of supervision for the workers can contribute to prevent defects of apartment construction and make better quality of the construction. (2) A solution should be made for the poor of surface join and the damage of work element showing a lot in the apart construction, which prevent defects and improve construction quality. (3) Indirect factors such as negligence and carelessness of the management should be improved to advance construction quality, and the caution and control strengthening of the management should be followed. It is revealed that hitch, omission, and heedlessness come from the defects, and the shortage of skill and checking appear as indirect factors. Therefore, to get quality improvement, the enhancement of the management factors, employment of excellent workers, and enhancement of working attitude and construction management are needed.

아파트 거주자의 커뮤니티센터 시설 및 프로그램 만족도 -광주광역시 아파트를 중심으로- (The Residents' Satisfaction on the Facilities and Programs of Community center in Apartment - Focused on the Apartment in Gwang-ju city -)

  • The purpose of this study is to suggest the design guide-lines for the community center through the analysis of users' satisfaction on the community facilities and programs. This study was approached by using theoretical investigation, a field survey and a questionnaire survey. The field survey was analyzed the current situations by conducting a housing managers' interview and viewing a blueprint of the community center. The questionnaire survey was tested by examining five different apartment complexes of over 500 households in Gwang-ju, which were all built between 2005 and 2007, 268 users were interviewed for the questionnaire survey. After all the questionnaires were collected, the data was coded and analyzed using the SPSS 12.0 program. Statistics used from data analysis were frequencies, means, standard deviations, one-way ANOVA, t-test, and correlation analysis. To conclusion, the satisfaction and usage of community facilities and programs shows higher for the indoor exercise/sports; such as, yoga, golf, and health programs than others. There is no strong correlation between the location and layout of community facility in apartment complex. However, this study could be a reference data when planning a new community center where plans to have community facilities and programs to satisfy its future users.

공동주택 하자담보책임기간의 조정을 위한 공종별 검토방법에 관한 연구 (Study on the investment method for the coordination of the performance assurance term in the Apartment Housing)

  • This study focused on the suggestion that is improved alternation with relation to construction item & assurance term in order to deal with the assurance conflict efficiently which have been happened in the apartment housing. To correspond to this purpose of research, as a first step, we introduced the add item & sub item of construction work on the basis upon construction specifications of the number of 17 on housing law as a alternation of the defects assurance construction item that is necessary to correct as soon as possible. As a second step of the research, we did cross analysis & compare the result of defects happened to the apartment housing complex of 293 with the defect' rate of construction work excepted from the supervisory item, and main performance estimation items in the HPGS(House Performance Grading System), and analysis results introduced from question survey. As the result of this research work, we became to reflect the improving schemes on the housing Law the year of 2007.

아파트 인터렉티브 가상모형(IVMH) 개발에 관한 연구 (Study of the Development of Interactive Virtual Model House at Apartment)

  • 본 연구는 비약적인 디지털 기술의 발전으로 인해 주거환경 개선의 대안으로 제공되고 있는 사이버모델하우스, 단지 홈페이지, 스마트홈의 구축을 하나의 통합된 시스템으로 제공 할 수 있도록 IVMH(Interactive Virtual Model House)모형 개발을 목적으로 하였다. 이를 위해 IVMH의 개념을 설립하고, 기존 3가지 시스템에서 사용된 방식과 아파트의 계획요소를 정리하였다. 정리된 자료를 바탕으로 IVMH 구성요소를 도출하여 기술과 환경에 의해 검토하고, 최종으로 IVMH 모형을 완성하였다. IVMH는 아파트에서 디지털기술을 이용한 정보제공, 편의지원, 의견교환, 의사반영을 지원하는 통합시스템 모형으로, 향후 적용 가능한 콘텐츠로 제공되어 아파트 거주성 향상에 효과를 줄 것을 기대한다.
