웰빙아파트 계획요소의 도입현황과 선호도 (Present Condition and Preferences on Design Factors for Well-Being Apartments)

  • The purposes of this study were to summarize the concept of well-being and well-being apartment, to grasp the present condition of apartments which were introduced with well-being factors, and to find out the consumer preferences of design factors for well-being apartment. Library and internet surveys were performed to summarize the concept of well-being and well-being apartment and to grasp the present condition of apartments which were introduced with well-being factors. Questionnaire survey was carried out from 2nd to 22nd of June 2005, to investigate the preferences of design factors for well-being apartment, and the respondents were 250 residents living in urban area. As major result, the design factors haying the preference were revealed as complex design, sports & health facility, and interior surface materials.

  • This study examined the effect of the main color of apartment building as background color on the preference for residential streetscape in the relation with surrounding environment of streetscape with its focus on the color of apartment building outer wall. To research a visual evaluation structure, this study aimed to understand its characteristics through quantitative assay and to provide more scientific and specific data about improvement direction. The results suggested that the current brightness and chroma of main color of apartment building was high and low respectively which was advisable. On the other hand, in the color, when the components of the whole streetscape included buildings or soundproofing walls, a streetscape image needed to be improved though the color scheme of 4-distance color difference.

DETERMINANTS OF APARTMENT RENTS IN THE SEOUL METROPOLITAN REGION: SPATIAL ECONOMETRIC APPROACHES

  • This research aims to analyze the determinants of apartment rents in the Seoul Metropolitan area using spatial econometrics approaches. Since spatial econometrics approaches have advantages to solve limitations of ordinary multiple regression such as spatial dependence and spatial heterogeneity. This research includes structural variables such as number of rooms and baths, neighborhood variables such as number of housing units in the apartment complex, and location variables including distances to subway stations, to traditional markets, to educational institutes, and to urban services such as parks, etc. The result shows that the accessibilities to the CBD, to subcenters, to subway station, to school, and to parks contribute to apartment rent uplift and also shows different spatial variations in rent premiums by accessibility variables. In particular, apartments located south of Han river along the Lines 2, 3, 7 and 9 have the highest rent premiums due to the accessibility to the subway.

  • In this paper, the uAPSS(u-APartment Service System) that is based on location-aware technology is designed and implemented for a luxury apartment. On the real luxury apartment the developed system has been employed and tested to provide convenient and secure living for residents. It provides services such as emergency call, intelligent elevator operation, and hands-free door access based on the location of the residents with personal device as called smart tag. It can also be applied to other service areas such as the location-aware u-Service for hospitals, high-rising complex buildings, silver towns, etc.

  • Currently open spaces of an apartment housing complex are considered in Korea as a negligible live Place that only contributes to enlarge its construction capacity of an apartment without taking its effects on the living quality into account. This trend reduces outdoor playing activities of the children who are the main users of open spaces and consequently has a negative influence on the child's growth. Therefore it is a imminent problem that we should provide open space utilizing plans on the basis of the study upon the types of the children's playing activities within the residential environment. The study purpose is finding about an outside activity of the child takes any influence according to an apartment disposition format.

아파트단지에서 아파트 층별 및 배치구조에 따른 도로교통소음 평가 (Assessment of Road Traffic Noise by Apartment Floor and Arrangement Construction of Building in Apartment Complex)

  • The road traffic noise has been increasing broader effects on urban areas as well as rural areas because of rapidly increasing traffic volume and newly-constructed roads. 10 sites in building development areas were selected and the noise levels were measured by the apartment floors and by the various block plans of apartment complex. The results showed that the highest traffic noise level was obtained at the 5 and 7 floors on the apartment floors. On the basis of 7 floor with the highest level, the correction coefficient obtained from noise reduction by each floor and measurement point was -5.54 dB(A)(1st floors), -0.96 dB(A)(3rd floors), -0.38 dB(A)(5th floors), 0.00 dB(A)(7th floors), -1.98 dB(A)(l0th floors), -3.10 dB(A)(13th floors), -3.45 dB(A)(15th floors). The level of road traffic noise in the arrangement construction of right angle was about 3.0 dB(A) at N-4 point and 2.1 dB(A) at N-6 point lower than that of a plan figure, respectively. The results suggested that application of correction coefficient obtained by the apartment floor and by the arrangement construction can be improved in road traffic noise.

  • This study focuses on importance level analysis of environmentally-friendly planning factors using Analytic Hierarchy Process(AMP). This study verify different planning principle makes comparison matrix by a relative comparison value, verified consistency after yield weight to analyze more objective importance for apartment complex estate environmentally-friendly planning factor. In order to decide importance of apartment complex estate environmentally-friendly planning factors multiplying weight of verified planning principle with weight of planning factors. The results are as follows; First, importance of preservation of green tract of lands, Preparation of Biotop, Tree planting of sites, Propriety of development density high except Circulation and practical use of water. Next, valued planning factors constituent appeared to Energy efficient building plan, Rubbish recycling, thermal utilization of solar energy, Artificial tree planting of buildings etc. importantly. Finally, plan constituent that importance is underrated most appeared by Practical use of building materials and equipment, Centralization of energy and resources, Preservation of corridor etc.

공동주택 단지 내 식재유형에 따른 온도저감 효과 연구 (A Study on the thermal comfort change according to the Planting Type in housing complex)

  • The rapid urbanization caused drastic temperature changes in Korea. Excessive urbanization and development result in unpredictable and abnormal climate change all over the world. These changes are reflected in Korean government policy and research about cities, such that various research endeavors have been undergone recently. There are lots of ways to improve the urban environment; the easiest way to solve the urban heat effect problem is to make green spaces within the city. Even though we can't enlarge green spaces over the city limitlessly, it is desperately need for a methodology to efficiently create green space in limited area. Based on awareness of issues as mentioned earlier, we would like to propose landscaping method that can increase thermal comfort in the same area. For this study, simulating the change of temperature, mean radiant temperature, PMV were done due to number of species planted in apartment complex. To increase the reliability of the simulation, first above all, field measurement for temperature change was performed in apartment complex, where residential building are arranged in the form of ㄷ. And based on this data, Envi-met simulation was performed varying 1-7 kinds of species divided by grass, shrubs, arbor (deciduous, conifers) planted in apartment complex. As a result, there was a change less than $1^{\circ}C$ with the increasing number of species in daytime, but the average radiation temperature about $6-7^{\circ}C$ was reduced. In addition, PMV index was improved by more than 0.5 point. Thermal comfort indicator improved significantly depending on the number of species during the day, on the other hand, there were no significant changes at night. As a consequence, this study has shown that not single-species planting but mixed planting varied the number of species would improve the thermal comfort in the same area of landscaping space at daytime.

조망 대상 위치에 따른 아파트 단위세대 조망 경관 선호 특성 분석 (Preference Analysis of the View in an Apartment Unit according to the Location of View Target)

  • The purpose of this study was to analyze the characteristic of each view in an apartment unit in terms of the quality. This study was accomplished by two research methods; the field survey on 181 apartment complexes in Daegu, and the preference evaluation on 24 cases sampled in the sense of its location, i.e. inside or outside of a complex. In the field survey, view targets were categorized into various items such as a building, a road, a mountain, a tree, another apartment, the sky, and so on, and the characteristics of the distance from a viewer to view targets and view of the level in an apartment were analyzed. In the preference evaluation, 24 cases, each one has one of the follows; the natural view, the artificial view, and the combined view of the both, were chosen and those were evaluated by 167 interviewees. As a result, the conclusions from the study were drawn as follows; 1) The view, the combination of buildings, roads, mountains, trees, apartments, and the sky, is usually seen in an apartment unit. 2) The type of view target is more significant to a person than its location. 3) The natural and combined view are preferred to the artificial one. 4) In the case of the same outside view, a person likes the open view more than the somewhat covered one.
