신문광고에 나타난 아파트 계획요소의 변화에 관한 연구 - 분양가 자율화 전.후의 비교를 중심으로 - (A Study on the Changes of Planning Factors of Apartment Houses in Newspaper Advertisements - Focused on the comparison in times of deregulation of the price ceiling -)

  • This study focused on the fact that changes of policies have influence on housing culture of Korea and analyzed changes in apartment houses planning since the deregulation of the price ceiling through newspaper advertisement. The research compared and analyzed advertisements of apartment houses sales appeared in the 'Gwangju Il-Bo' daily newspaper from 1990 to 2003 by planning factors. : The results are as follows. Reliability and economy were important factors in deciding apartment before the deregulation of the price ceiling policy, but as apartment houses were merchandised after the deregulation of the price ceiling policy, brand of enterprise and image of apartment houses were highlighted more. In the environment of apartment complex, the concerns of location after the deregulation of the price ceiling policy were more increased than before its policy and it means emphasis on living environment for better life. The apartment housing unit and building showed change of the apartment housing unit plan considering residents, high quality of interior design and high-tech and differentiation of equipment since the deregulation of the price ceiling policy. The ground space has been parked or afforested and the underground space is used for parking lot as a part of environment-friendly in the apartment complex planning. The deregulation of the price ceiling policy made brand, image, high-grade and differentiation, and got many changes in the planning side of the apartment sales advertisement.

공동주택(共同住宅)의 시지각적(視知覺的) 경관특성(景觀特性)에 관한 연구(硏究) - 천안지역(天安地域) 도심(都心) 주요(主要) 결절부(結節部) 시점(視點)을 중심(中心)으로 - (A Study on Characteristics of the Scenes to Visual-Perceptual of Apartment Complex - Focused on The main node Area in Urban district of The city of Cheon-an)

  • Apartment houses, the representative type of urban housing, are becoming an important element in Korea urban landscape. In this regard, this study aims to consider landscape in view of city residents reflecting human's visual perceptual characteristic, and in line with this, the urban landscape of apartment houses viewed from the urban center main intersections has been embodied according to the physical components of the intersections, which was followed by preference survey of the city residents, and then based on this, the visual-perceptual characteristics were examined. The findings are as follows: 1. The findings gained from the average of the landscape types indicate that the city residents are more satisfied when the shielding by surrounding buildings is minimized, view securing is relatively good, the whole complex is clearly observed because of its proximity to the visual point, and the view of the complex is well recognized from the focus point. 2. The examination concerning the preferred factors positively evaluated in terms of architectural planning shows that when the complex view is changeable sophisticated, makes the residents feel comfortable with its stable, open plan, and it's in harmony with surroundings, such housing attracts the city residents. 3. In terms of architectural planning factors, it turned out that the complex is more preferred when the visibility of the complex and the scale of surrounding green space are in good condition, and such elements of the complex as the sky line, the overall shape, the elevation, variation of the shape and height are harmonious with one another.

아파트 분양권의 전매기간에 관한 연구 (A Study on the Elapsed Time to Resale of Pre-Completion Apartment Ownership)

  • 우리나라는 아파트시장의 선분양제도로 인하여 오래 전부터 분양권 전매시장이 형성되어 왔다. 본 연구에서는 전매시장의 참여자들의 행태를 분석하기 위해 분양이후 전매까지의 소요시간을 분석하였다. 구체적으로 본 연구에서는 2000년부터 2016년까지 전국에 분양된 192개 아파트단지의 48,316개의 아파트의 전매자료를 Cox비례위험모형을 사용하여 부동산정책특성, 분양계약특성, 입지특성, 단지특성, 주호특성, 시기 및 지역특성 등이 전매기간에 미치는 영향을 분석하였다. 분석결과, 부동산정책특성과 관련하여 투기과열지구로 지정된 경우 주어진 기간에서 전매확률이 낮아지는 것으로 나타났다. 분양계약특성과 관련해서는 중도금이자후불제와 중도금무이자형태의 분양계약인 경우 전매확률을 유의적으로 증가시키는 것으로 나타났다. 아파트의 입지특성과 관련해서는 접도수가 많거나 인근에 초등학교와 공원이 있어서 입지조건이 우수한 아파트의 경우 전매확률이 유의적으로 높은 것으로 분석되었다. 단지특성과 관련해서는 아파트 단지가 택지개발지구에 위치하는 경우 전매확률은 낮아지는 반면에 대지면적 대비 부대시설면적의 비율이 높을수록 전매확률은 높아지는 것으로 나타났다. 마지막으로 주호특성과 관련해서 전용면적이 적을수록, 주호가 고층에 위치할수록 전매확률이 높아지는 것으로 분석되었다.

  • Every construction company should consider the apartment price when building apartment houses because the sales price has a great impact on the rate of apartment sales. Here, the average apartment price and characteristics of an apartment complex are factors that determine the sales price. However, the existing apartment pricing method fails to properly reflect the weight of each factor. Therefore, the study investigates factors that impact the apartment price and importance of each factor. It examines the apartment pricing method taking into account of the weight.

  • The purpose of this study was to estimate the quality if New Town housing environment, and to present the direction of design policy to elevate it. For this study questionnaires were administrated to 272 homemakers living in apartment in Bundang. From 1st of May to 31st of May in 1995. Used statistical method was Frequency. Percentage. Mean, Factor Analysis, Correlation, Multiple Regression. The major finding is as follows : 1) Housing values were classified into five types : convenience, beauty, sociality, education, and economy, Resident ranked first economy among housing values the second is convenience, the third beauty, the forth education, while the most unimportant value is sociality. 2) House satisfaction was classified into four types : house size and plane structure, environment and facilities, interior decoration materials and facilities and building design. Residents were found to show the middle degree satisfaction on their house. 3) Housing complex satisfaction was ciassified four types : community facilities, management stage, neighborhood connection and complex facilities. Resident showed dissatisfaction on their apartment complex relatively. 4) Residents showed dissatisfaction on the interior decoration materials and facilities, local facilities and management attitude relatively.

지방도시 아파트단지의 외부색채실태 (The case study about the exterior colors used in the apartment complex)

  • The apartments rapidly has developed since 1960's in South Korea. Nevertheless, peoples take no interest in the exterior colors used in the apartments. For this reason, purpose of this study surveies the colors used in the main buildings, public facilities, playgrounds and the main entrances, and knows differences of each brand and areas in Jeonju and Gunsan. According to the research, YR was higher than any other color, we recognize differences from the brands and the areas. A distinction of brands is variety of materials and colors in the apartments by the small or medium businesses than in those by the big businesses. A difference of area is more diverse both colors and materials in Gunsan than in Jeonju. It is found that Gunsan is more various backgrounds than Joenju. This study researches the harmony of the colors in the apartment complex; however, the cases used in this study are limited numerically.

  • Outdoor space used for leisure life as inhabitantses' recreation and rest area, and night activity is very important space to many apartment complex. Lately, outdoor space is recognized as a very important space in apartment complex. Especially, that outdoor space is frequently used at night despite planning of lighting of current outdoor space is unprepared for the selection of suitable luminaires, arrangement of luminaire and lighting plan. From this point of view, this paper investigated the essence of light in outdoor space and analyzed different outdoor luminous environment. This paper finally suggested recommended level of illuminance and planning of lighting.

  • This study is aimed to evaluate the acoustic performances of outdoor apartment complex and to analyze acoustic performances change based on greening conditions. The object space located in Seoul, Yangcheon-gu, Sinjung-dong and classified according to type of space-form. The measurement reverberation time at 500 Hz is 0.86~1.84sec. The simulated reverberation time at 500 Hz is decreased from 1.57sec to 0.57sec in ㅁshape type of 69% treatment with greening and 1.7sec to 0.89sec in ㄷshape type of 70% treatment and 1.05sec to 0.53sec in ㄴshape type of 61.6% treatment.

  • The need for urban-scale energy simulation is increasing as the world is aware of urgency to decrease $CO_2$ emission. As a bridge of building energy simulation and that of urban, this paper presents a case study to examine the effect of changing resolution of a model in case of complex apartment unit. Also it suggests a modeling strategy to correct differences caused by simplification of the model and evaluate the extent of its use.
