  • Nowaday, The Sustainable Development about global environment is the most important subject. In urban environment, a variety of the nature energy utilization such as the solar energy are the most efficient solution to solve this issue. One of these efficient, solutions, a photovoltaic system using sunlight has been introduced to the building with an advantage such as cost-effective, safe for using and good for environment friendly in light with energy utilization. Recently, many of the apartment housings are built in domestic country. The apartment buildings have been constructed since early of 1970's. now apartment is taking over 50% out of entire housing in korea. The apartment housing applying to a photovoltaic system has been extensively studied in the foreign country but our county runs short. So, It was necessary to technical development of PV application which is suitable in Korean house culture. The objective of this study is to develop the building integrated PV application method for apartment building.

공동주택 단지의 주동형식에 따른 냉난방 에너지 비용 분석 (An Analysis of Heating and Cooling Energy Cost according to Building Type of Apartment Complex)

  • This study aims to investigate the energy performance of apartment in respect of complex design, building type and generation house layout and finally to produce the guide line for energy saving design. To grasp the present condition and problem about this subject, apartment building types were examined and representative types were extracted. Considering azimuth angle, private area, and generation number, building type of the subject apartment was classified in detail, energy simulation was conducted, and the effect to energy cost was compared. In the research, using VE energy simulation program, the heating and cooling load were calculated and converted to energy cost. It is expected that this analysed results will be basic data for the more integrated study. Research consequence can be summarized as follow: 1) Energy cost is compared according to several azimuth in plank '一' type apartment. As the results, calculated gas cost is the best in $49^{\circ}$, but total cost is in $-31^{\circ}$. 2) Apartment buildings of tower types are compared, it is resulted that 'Y' type (azimuth $-7^{\circ}$, $-20^{\circ}$) is the best in gas cost, but the total cost is worst because of high cooling load.

  • Purpose: Apartment is a typical residential type in Korea. In the past, apartment types were very monotonous. But today, the types of complex are changed because personal needs have been diversified and personalized. In order to meet those needs, construction companies are constructing various types of apartments. The more apartment types are diverse, the more the energy problems are taken place. So, the purpose of this study is to solve the problem of energy gap in the same complex through improving the thermal transmittance of wall. Method: Heating energy consumption of Building Energy Efficiency Rating System and heating energy usage of apartment show a similar trend on the graph. In order to identify the best position of heating energy consumption difference reduction, we change the building's U-value of front, back, side walls. Result: In the A complex, maximum and minimum heating energy consumption building's shapes are flat. the best efficiency is side U-value change and the worst is front change. In the E complex, maximum heating energy consumption building's shape is tower and minimum building shape is flat. Consequently, the front and back wall performance change was little effect to reduce energy gap, while the change of side wall's U-value show the great reduction between building's energy consumptions.

LCA에 기초한 패시브 공동주택의 친환경성 평가에 관한 연구 (A Study on the Environmental Impact Assessment for Passive Apartment based on Life Cycle Assessment)

  • 본 연구는 전과정 평가에 기초한 패시브 공동주택의 친환경성을 평가하는 것을 목적으로 한다. 이를 위해 LCA에 관한 이론적 고찰을 토대로 전과정 단계별 물량정보 및 에너지 사용량 데이터를 구축하였다. 또한, 국가 LCI DB에 기초한 원단위 데이터베이스를 활용하여 산성화, 부영양화, 지구온난화, 자원고갈, 오존층파괴, 광화학적산화물에 대한 환경영향을 평가 분석하였다. 그 결과 패시브 공동주택이 일반 공동주택보다 6대 환경영향에서 환경적으로 우수한 것으로 평가 되었으며 이는 에너지 소비량의 절감이 운영단계에서 6대 환경영향을 큰 폭으로 감소시켰기 때문인 것으로 분석되었다. 이로 인해 건설단계에서의 환경영향의 비중이 상대적으로 증가됨에 따라 기존 에너지 절감 중심의 친환경 기술의 적용과 함께 투입물량의 절감 및 환경영향이 적은 친환경 건축재료의 적용을 통해 전 생애 주기 관점에서 친환경 기술의 적용이 필요할 것으로 사료된다.

공동주택 거주자의 유지관리 만족도 분석에 관한 연구 - 분당지역의 민영아파트를 중심으로 - (An Analysis for Maintenance Satisfaction of Apartment Building .Residents)

  • 본 연구는 분당지역 공통주택 거주자의 유지관리 만족실태와 관리자의 관리실태 조사를 통해 공동주택 거주자의 유지관리 만족도를 분석하는 것을 목적으로 한다. 이를 위해 거주자의 유지관리 만족실태와 관리자의 관리실태에 대한 설문 조사를 실시하여 중요변수를 도출하고, 도출된 변수와 거주자의 유지관리 만족도와의 상관관계분석을 실시하였다. 이와 같은 과정을 통해 분석한 결론을 요약하면 다음과 같다. 분당지역 공동주택 거주자의 유지관리 만족실태와 관리자의 관리실태 조사를 종합한 결과 전반적으로 거주만족도와 유지관리에 대한 만족도는 모두 $90\%$ 이상으로 매우 놀은 것으로 나타났다. 또한 유지관리 만족도에 높은 영향을 미치는 중요 변수와의 상관관계 분석결과 외부인 풀입관리, 관리소장 청렴도 등이 거주자의 유지관리 만족도와 상관관계가 높은 것으로 나타났다.

실내오염 저감을 위한 공동주택 환기시스템의 개선방안에 대한 연구 (The Study on the Renovation Method of Apartment House Ventilation System for Reducing Indoor Air Contamination)

  • Recently, Indoor air quality (IAQ) is one of the most important problem in our daily life of modern societies. Mechanical ventilation system is being recommended as an effective method to improve IAQ in apartment houses. And then, in Korea, building industry should install ventilation system in apartment house by the building construction code. In this study, to improve IAQ caused by microbial and chemical contaminant such as bacteria and TVOC, three types of mechanical ventilation system of apartment house including HRV were simulated by multizone modeling. Simulation results suggest an appropriate and economical renovation method of apartment house ventilation system for reducing indoor air contamination.

  • There have been few attempts made to perform a systematic analysis of the various risk influence factors in building development projects. This study suggests an analysis of the risk influence factors in the process of feasibility studies for apartment building development projects. To reflect the voice of professionals, surveys were carried out. In addition, an FD-AHP method was applied to identify the importance of the risk influence factors. Through the surveys, major risk factors were separately identified as direct and/or indirect elements. An analysis of risk influence factors supports an effective feasibility study of apartment building development projects.

  • In this study, the work flow of the construction process was analyzed based on construction monitoring for a building of the middle size beam-column system Precast Concrete(PC) apartment building supplied by LH, and the Arrow Daigram Method(ADM) network diagram of its construction was written. The results of this study are judged to be able to improve productivity by using the PC structure apartment building construction plan to calculate a reasonable construction period and prepare a process management method for the PC structure frame construction.

  • This study makes three apartment building complex an object of analyzing representative building types and energy consumption rate of house holds, and effect of outdoor air cooling. Recently created apatrment complex is composed of very various types of building, plan, and orientation etc. But, it is difficult to remark conclusively that these various types of buildings are designed energy-effectively. Because architects are hard to find useful energy design guideline for decision making. By the preceding study, the present condition and problem about this subject is grasped, apartment building types were examined and representative types were extracted. In this study, energy simulation was conducted, and the effect to outdoor air cooling was analyzed about representative types of the subject apartment complex. It is expected that this analysed results will be basic data for the more integrated study. Research consequence can be summarized as follow: 1) Besides solar gain, household layout of building, orientation, and plan etc. effects compositively on energy consumption rate. 2) The effect of ourdoor air cooling in building of tower type can be improved by arranging households appropriately.

An Economic Analysis of the Determinants of Studio Apartment Prices in Seoul

  • Purpose - There has been little research on the variables influencing studio apartment values. This study aims to identify variables affecting the value of studio apartments in Seoul by empirically examining the interaction between sale prices and characteristics studio apartment characteristics. Research design, data, and methodology - We have analyzed data pertaining to 142 studio apartments in September 2010. A regression analysis model is constructed to test the significance of the variables in relation to the studio apartment sale prices per m2 in Seoul. Results - The age of the building is comparatively more significant than land use as the explanatory variable. Land price is the key variable affecting studio apartment sale prices and investors are willing to pay high implicit sale prices for locations that are associated with high land prices. Conclusions - The age of buildings explains a significant portion of the variability of the sale prices of studio apartment. Higher land prices result in higher sale prices for studio apartments. The older the buildings, the lower the sale prices of the studio apartments.
