대도시 집합주거단지의 경관적 특성과 평가구조에 관한 연구 (A Study on the Visual Characteristics & Evaluation Structure of Collective Housing Complex)

  • This study selects 45 housing complexes in Munheung, Ilgok and Sangmu districts of housing side development zones of Gwangju Metropolitan City and conducts the experiment the visual characteristics of these housing complexes through visual-perceptive information with their residents. As a result of experiment for the evaluation and structurization by visual-perceptive information of view image, there were affirmative evaluations in the whole experimental subjects except variables as 'innovative' and 'new' According to cluster types, while simple reiterative types showed affirmative responses except such items as 'dull', 'common' and 'uniform'. Variational types were affirmative in the whole items. It extracted four evaluation factors including variety, stability, harmony and symbolism. From the above research, it is understood that since the current housing site development has been made after developing housing site by public agencies and sold them to construction companies, housing complexes of different types were built within the same district. Therefore, it cannot be connected to the view of the whole district even if it considered view in planning housing complex. then when future housing side development or housing complex are planned, it is required that view guideline in the dimension of the district should be prepared and housing site development district or housing complex must be able to contribute to urban view by introducing master architect system.

프랑스의 대형 주거단지 '그랑 앙상블'의 실패와 그 재생수법에 관한 연구 (A Study on the Failure of Grands Ensembles of France and on the Methods of Renovation)

  • The grands ensembles, or large-scale high-rise housing projects, are widely regarded as notorious products of postwar French government policy in the area of housing and urban planning. There was a general consensus that the grands ensembles had been a 'failure'. They were perceived as the source of all the ills of the contemporary city, as responsible for a social breakdown stemming from lack of infrastructure, geographical isolation, and monotonous environments. French government embarked on a broad renovation effort in light of the deteriorated condition of grands ensembles in the 1980s, which has been approved as generally 'successful'. This study focusing on French cases allowed me to demonstrate that following qualifications are critically important for successful housing projects: urban contextual continuity, socially mixed community, authentic planning for achieving sense of place, relationship between collective and individual expression, et cetera.

장항의 국민주택 건립 배경과 건축·도시적 특징 (Construction Background, Architectural and Urban Characteristics of National Housing in Janghang)

  • National Housing in Janghang was built intensively from the mid 1970s to the early 1980s, and has become a collective complex at Jangma-ro and Shinchangdong-ro. This Company House is a typical building for employee welfare, at the same time shows modern industrialization and urbanization. In general, it forms a housing complex and serves as industrial town. Reflecting the characteristics of Janghang, the housing complex is called National House based on the supply method and is also classified French Styled House in terms of housing style. Although Janghang was one of small local administrative units, it pursued urban style with mini-2-story. It has the typical characteristics as follows: division of the owner's living space and rental room, and independent layout of restrooms and washrooms. House is transformed to accommodate residents' lifestyles, so National Housing Complex of Janghang has undergone various changes such as the replacement of spatial structures and exterior materials for 40 years after construction. National Housing in Janghang is a symbol of local identity and an important spatial asset that shows the urban and architectural characteristics and changes.

  • Street-in-the-air has been regarded as a device which supplements the defects of high-rise blocks. It should be, however, noted that most of street-in-the-air has been based on the concept of urbanity in the automobile era as well. Based on this point of view, the 5 types of approaches to the street-in-the-air in this paper were introduced. Throughout the research, it was figured out that the types of approaches focusing the urban spatial system tended to neglect the essential properties of street itself as place for everyday life. In considering that street is defined by relationship with building or units, it is necessary to secure the correlation of street-in-the-air with units prior to considering the urban spatial system.

영국의 주택유형 발달과정과 현대 블록형 집합주택 사례 연구 (Research on the Process of British Housing Types' Development, and Case study of Comtemporary Perimeter Block Collective Housing)

  • 영국의 주택유형은 초기 게르만 문화권에 바탕을 둔 목재를 사용한 단독주택에서 시작하여 점차 프랑스 등의 영향을 받은 라틴 문화권의 석재를 사용한 주택이 유입되며 테라스 하우스 등 다층의 주택으로 분화되었다. 오늘날 단독주택과 타운하우스 및 아파트 등 다양한 유형의 주택유형이 혼재하고 있으며 이들은 과거에서부터 이어온 주택유형에서 그 기원을 찾을 수 있다. 영국에 존재하는 주택유형들은 이와 같이 역사적 발전과정을 통해 그 맥락을 이어가고 있으나 영국 또한 타 문화권의 주거유형이 혼합되며 현대의 주택유형으로 이어지고 있다. 본 논문에서는 20세기 이후 현대에 이르는 동안 산업시대 이전 유럽 도시구조로의 회귀적인 움직임과 중첩된 환경 속에 영국 고유의 주택유형이 발전하는 과정과 현대의 블록형 집합주택들을 살펴보고, 우리나라의 현대적 도시구조와 이에 상응할 수 있는 주거유형을 지속적으로 고민해나가기 위해 영국의 사례를 실제적 계획의 개념으로 적용하고 있는 과정에 대하여 연구해본다. 이러한 과정을 통하여 급속한 도시화의 과정 속에 양적인 주택공급을 넘어 주거문화의 근원적 변화를 추구하고 있는 우리나라 주거유형의 정체성에 대해 고찰해 본다.

제주시제 실시이후 50년간의 주거 변화에 관한 연구 (A Study on the Change in the Housing of Jeju City for the past Fifty Years)

  • Jeju City has been developed and changed variously by influence of industrialization and urbanization since Jeju City was erected into a city on September 1st of 1955. The purpose of the study is to offer information and data for establishing housing policy and urban planning for being considered the change of housing in Jeju City for the past fifty years. The method of the study is an analysis of documentary records and data and an inquiry of literature. The results are following: 1) The population of Jeju City has increased six times ever before. 2) The ratio of housing supply is 95.3% and the ratio of renting houses has increased than before in terms of the type of occupation of housing. 3) The ratio of collective house is higher than detached dwelling's in term of the type of housing units.

Revisited Meaning of Gated Community as a Tieboutian Voter: Evidence from Seoul of Private Governance and Local Public Goods

  • Main research question of this study is about whether gated community (GC) as private urban governance gets along with local public goods by locating near to them. We examine this question through testing the Tiebout hypothesis from case study of Seoul, capital city of South Korea, in which GCs are so common to test the assumption empirically. For this, we examine the meaning of GC in 3 Es viewpoints; conceptualize the framework of Tieboutian co-evolution of GC and local public goods by hedonic price modeling. As a result, possibilities are found that GCs are to be seen from different point of view, viz. co-evolutionary mechanism between private and public governance; GCs effectively capture and represent the demand of residents for local public goods through voting by their collective locational choice. It allows us different kind of approach to investigate APTs as a co-evolutionary form of private and public urban order rather than seeing them only as a tool of speculative investment, particularly in rapidly urbanizing countries like Korea.

  • The purpose of this study is to investigate the theoretical origins and characteristics of Korean Apartment that became a dominant housing type of Korea by comparing it with the ideas of Le Corbusier, Siedlung and Hilberseimer. Korean apartment is different from Corbusier's idea in that it has no vision for new community in modern society. Formal typology of apartment also differs from Corbusier's unite which embodied a new collective way of living in modern society. In that Korean apartment was introduced as a means to provide houses to urban worker and to solve the housing shortage, it was close to the idea of Siedlung. However, unlike Siedlung Korean apartment was based on urban ideology and not a social housing. In terms of it's repetitive form, Korean Apartment resembled Hilberseimer's proposal for capitalistic metropolis. However, it differs from Korean Apartment in that the latter has no utopian vision of new order So, while reflecting fragmented ideas of modern utopia, Korean apartment is architecture without utopia.

  • The numerous changes made during the Japanese colonial rule became the basis of the current housing in Korea. Therefore, in order to understand the modern Korean housing, it is essential to understand what the Korean traditional life styles admitted or changed, and how the foreign culture of that time influenced the Korean housing under the Japanese colonial rule. Content analysis through literature review was utilized for the study, and specific sources were research papers, books, magazines, newspapers, and novels. The period during the Japanese invasion was the most active era of modernization in the Korean history. For the housing culture, especially, it can be considered as the most significant period that accepted new housing cultures that replaced the old traditional housing. The Japanese and the Western styles of housing were introduced, new materials and collective production methods were used, and the symbol of the current urban housing in Korea, multi-family dwelling, was constructed. In conclusion, the Koreans did not directly use the Japanese and western housing culture, which were constructed during the Japanese colonial period. They were adapted and altered into Korean style, and eventually, produced various eclectic housing styles.

Road to Community Sustainability: Development of Community-based Housing for Rural Elderly

  • Community-based housing is widely recognized as one unique mode of affordable housing provision discussed in the agenda of urban housing policy in the midst of global economy. While economic development of rural communities are severely blocked by many factors, the local housing needs at grass roots level are addressed in the response to the growing number of the elderly and shortage of adequate housing to accommodate the group, and the availability of affordable housing is primarily seen as a viable option to the sustainability of rural community. This research study is to examine the case study of community-based housing development in rural areas, and to explore the drives and hurdles that influence the success of each development. The on-site visits and in-depth interviews with community leaders were employed to meet the research goals. The findings show that the driving factors making the successful housing development include the firm commitment to the importance of affordable and adequate housing, strong leadership of community leaders, public support, well-advised dispersion of public resources and strong bond between the public sector and local people. In spite of all the contributing factors, the unfamiliarity of collective ownership is the leading hurdle to proceed the development in a timely manner.
