A Study on the Design Characteristics of Communal Spaces in Urban Collective Housing for Social integration - Focused on Case Studies on MVRDV's Collective Housing - (사회통합을 위한 도시 집합주택의 주거동 내 공유공간 계획특성에 관한 연구 - MVRDV의 집합주택 사례를 중심으로 -)

  • In order to overcome social exclusion and to integrate social housing, it is necessary to plan a communal space in urban collective housing so that residents can have belonging sense and community consciousness. In this study, it is necessary to consider the linkage between social integration and residential space, and to derive the characteristics of planning the collective housing for social integration. We analyzed the planning characteristics of MVRDV's communal spaces of collective housing and suggested a method of planning communal spaces of urban collective housing for social integration. Urban density is an important tool and background for MVRDV's design methodology. For this reason, MVRDV's collective housing is selected as a case study in this study. As a result of case analysis, openness and connection characteristics should be considered by using various devices such as glass exterior, balcony, and void in planning the communal space in urban collective housing for social integration. However, since it has appeared in many cases, it can be criticized that the application of this is merely a logic. In other words, it is possible to suggest that we should actively introduce less accessible access. This problem should be solved through more case studies.

  • The current environmental issue is how a dwelling adapts into a given climate in which the design is applied by ecology without damaging the natural environment. In another word, the main issue in the twenty first century will be how we meet the human needs to dwellings applied by the residential environment. Therefore, we have to provide a hospitable place for residents' mental and physical health through "Green Design," emerging as the critical design of urban collective dwellings. Based on these conceptions, the purpose of this study is to suggest the way of designing the urban collective dwelling applied by ecology, proffering wealthy life style to residents with the preservation of natural environment as applying an ecological concept into the design of collective dwellings that represent a contemporary housing type for urban residents. In order to design the urban collective dwelling applied by ecology, this study introduces the outdoor design in friendly surroundings, the collective construct of a delightful housing, and the organic connection between inside and outside rooms.

Housing / Urban Development Integrated with Flood-Control Reservoirs in Japan

  • The purpose of this paper is to introduce two integrated urban development projects in Japan that take full advantage of flood-control reservoirs: the Tetsugakudo Park Collective Housing Development Project and the Koshigaya Lake Town Project. The former project - implemented cooperatively by the Tokyo metropolitan government in charge of river management, Shinjuku and Nakano wards (in Tokyo) responsible for park management, and the Urban Renaissance Agency, a housing project developer - set a significant precedent for three-dimensional river use by realizing the three-dimensional integrated development of a flood control reservoir, a park, and collective housing. The Koshigaya Lake Town Project, launched as a drastic storm water management measure for a low-lying area often plagued by flooding, has achieved a sustainable coexistence between the waterfront environment and the urban living environment, with an artificial flood-control reservoir as the core for urban development. This project is fully committed to environmental coexistence through the optimal use of local environmental resources, with the cooperation of the central government, Saitama Prefecture and Koshigaya City.

A Study on the Application of Low-Rise and High-Density Multiple Dwelling Housing Model in Urban Individual Residential Area - Focused on Ui-dong Public Detached Housing Area - (도시단독주택지 저층고밀형 집합주택 모델의 적용에 관한 연구 - 우이동 국민주택단지를 대상으로 -)

  • This study was conducted to investigate the indiscriminate development occuring as a result of high-density land use per lot in residential areas of Seoul, which mainly consist of detached houses. The primary goals of this study were: (1) to suggest a block unit development method as an alternative architectural method of the current uniform development, in which high-rise and high-density apartments are usually built; and (2) to check the feasibility of the suggested method. Based on the analyses of the existing block composition types of residential areas, the prerequisite planning indices for applying a collective housing model were investigated. Subsequent to applying a collective housing type within each unit block, the collective housing model was analyzed. The results of the analyses showed that indiscriminate development was rampant in detached urban houses areas, and more than 70% of the buildings constructed before the 1980s needed re-development. The feasibility of the models was investigated depending on the models of low-rise and high-density collective housing, which utilize various block arrangements such as the court type, linear type, villa type, and composite type. The results of this study showed that the newly applied low-rise and highdensity multiple dwelling housing model in urban individual residential area significantly contributed to creating a good living environment in terms of both physical and psychological aspects.

  • The past concept of constructing houses was focused on how to overcome the limitation of consuming natural resources such as energy and materials, which increased the official cost and the environmental pollution. On the other hand, the echo-friendly concept has considered the harmony between human being and nature more critically and has applied the characteristics of natural environment into a unique dwelling design by developing constructs and materials adjusted to the particular climate, making them into a unit of impacting positively the complicated system.   • Recently, we have seen the change of population and family structure, population growth has slowed and family differentiation was constantly done. A rapidly increase of single and couple household. So small-scaled house demand will be increased. Therefore this study planned to solve recent collective housing problem and to satisfy new housing demand. The purpose of planning was that low-rise high-density small-scaled of urban housing complex. This study used for two methods. First methods were literature analysis for domestic collective houses's present conditions and issues. Other purpose was to confirm change of household. Second method is case studies. It went through two phases to select the cases. The cases selected domestic and foreign each eight, total sixteen. The cases analyzed to twelve elements characteristic of housing complex, unit and community facilities. This study applied one area of Seoul to the low-rise high-density small-scaled housing complex.

  • If traditional Korean villages or residential districts have formed a community on the ground of coexisting with nature, there is a different historical development process in which many European cities have created residences for multi households on the basis of roads and blocks in fortresses. Along with the modernization of society together with large-scale housing supply, the urban landscape of series of large apartment complexes has become universal views of our urban structure; thus, the viewpoint that small and medium-sized block-based collective housing, which are more common urban structures in European cities can be linked to the improvement of urbanity and neighborship is examined. Through the process, the possibility of expanding collective housing supply based on small and medium-sized blocks as an alternative method other than complex-type apartments based on superblock, I would like to make meaningful in terms of how we can change the fundamental mutual relationship with our lifestyle and the tangible change of collective housing types which has large impact on our lives.

  • The process of German collective housing planning is meaningful in examining comprehensively deploying aspects of planning foundation through defining the ideology of modern and contemporary architecture in the process of providing housing followed by social changes while rebuilding the country after two World Wars in combination with the population concentration in cities after the Industrial Revolution. We outline the characteristics and understand the types of collective housing, and the background of their interaction with urban contexts overlapping social situations and historical processes; by means of the process, the planning and designing typology which is commonly adjusted to contemporary collective housing after examining them could be understood as being aligned with the extension line of interconnecting the process of modern and contemporary era.

A Study on the Housing Moving Plan of Urban Establising Families (도시 신혼기가계의 주거이동계획에 관한 연구)

  • The purpose of this study was to figure out the housing moving plan of urban establising families. For this purpose 274 establising families in Seoul and metro-politan area were interviewed through the standardized questionnares. Finally 264 questionnares were analyzed. The major findings were as follows; 1. The time of housing move is generally planned in 3 years from now. 2. The 78 percent of establing families planned collective housing as next housing. This tendency was higher in older group, in more income group, in higher education group, in collective housing group, in larger housing group. 4. The mean size of planned housing is about 26 pyoung. This tendency was also higher in older group, in larger housing group.

  • This paper showed that the policy power of the Chinese government in the 1950s was directly linked to the development of housing construction. The author of this study conducted on-site surveys of several collective houses built from 1949 to 1960 that are still standing to photograph and investigate the status of these residential buildings.
