상업건축물의 사업위험관리를 위한 민감도 분석 기법 (A Sensitivity Analysis for Risk Management of Commercial Buildings)

  • The global financial crisis resulting from sub-prime mortgage crisis in the United States, beginning in 2007, has had dealt a blow to domestic economy. The economic downturn, coupled with a large number of apartments remaining unsold has resulted in contracted investment sentiment of the builders. Thus it's difficult to even implement the business, unless the investment project is thoroughly verified as well as the accurate profitability is granted. Viewing the current situation, forecasting and evaluating the business profitability is more than important today. The study was planned to identify the factors influencing the business success and to evaluate the sensitivity, relative risk of each factor was measured, and the scope of the study was limited to the commercial buildings among other buildings except apartment buildings. Hence, the study was aimed to analyze the factors affecting the business and the sensitivity so as to be able to systematically materialize the risk management of the commercial buildings. The outcome of the study is expected to serve the useful data in analyzing the business profitability and implementing the investment projects as well.

  • In response to the economic depression, the demand for fixed rent income has increased according to the easing construction regulations. it caused indiscriminated investment to stakeholders. This leads to oversupply in the multi-family Housing market and increases unsold housing and vacancy rates except specific area such as Gangnam-gu.In order to solve this issue, although studies on the optimization price of apartment houses has been conducted, the study is insufficient regarding on residential officetel. Therefore, the objective is to suggest a basic study on optimal price estimation model development by using probabilistic forecasting method in planning phase. To achieve the objective, first, variables are defined such as expenses, financial costs, income, etc. Second, causal loop diagram is suggested. Third, basic optimization prices estimation model is developed. In the future, this study can be used as one of decision making tools in planning phase of officetel development projects.

국민주택 공급 및 건설용역에 대한 부가가치세 영세율 적용에 관한 연구 (A Study on the Application of Zero Rate of V.A.T. to National Housing Supply and Construction Service)

  • 본 연구는 현행 국민주택 공급 및 건설용역에 대한 부가가치세 면세제도의 한계를 분석하고, 주택건설업체 아파트 건설현장 부가가치세 신고 사례분석을 통하여 국민주택에 대한 부가가치세 매입세액 불공제 규모를 산출하였다. 매입세액을 공제하고 건설업체의 유동성을 지원하기 위한 개선방안으로 부가가치세 영세율을 적용하는 경우 그 효과를 분석하기 위한 목적으로 수행하였다. 국민주택 면세제도가 갖고 있는 한계를 근원적으로 제거하기 위해서는 영세율 제도 도입이 필요하며, 영세율 제도 적용의 효과를 분석한 결과, 국민주택 공급 및 건설과정에서 부담한 매입세액이 공제되며, 건설원가의 6.06%에 상당하는 매입세액 공제로 건설업체의 유동성 개선과 이로 인한 차입금 규모 축소, 이자비용 감소 등으로 경영성과를 높일 수 있다. 또한 유동성 개선으로 국민주택 공급을 현재보다도 늘리려 할 것이며, 현재보다 국민주택 건축비 분양가를 최소 4.59% 인하할 수 있을 것으로 기대된다
