미분양아파트 구매의사결정 영향구조 분석: 잔여세대 입주자를 대상으로 (Decision-making Factors and Characteristics for Buying an Unsold Apartment: Focused on Unsold Apartment Residents)

  • 본 연구는 사회 경제적 문제를 발생시키고 있는 미분양아파트 적체물량을 효율적으로 해소할 수 있는 방안을 제시하는데 목적을 두고 있으며, 미분양아파트 입주민의 특성요인을 규명하고, 그중 미분양아파트 입주 시 우선적으로 고려해야하는 요인을 파악하고자 하였다. 또한 입주민 특성요인과 미분양아파트 조건완화특성이 거주만족도를 경유해 재구매의사에 미치는 영향구조를 알아보고자 연구를 진행하였다. 미분양 입주자의 구매의사에 영향을 미치는 요인을 구성하기 위해 앞서 검토한 선행연구를 토대로 구매의사결정 요인과 조건완화특성을 종합화하였다. 우선, 미분양아파트 입주민의 특성요인을 규명하기 위해 선행연구를중심으로 부동산의 물리적, 환경적, 사회적, 경제적 특성 등을 추출하였으며, 부동산 전문가 집단의 FGI(Focus Group Interview)를 통해 분석에 적합한 특성요인을 정리하였다. 다음으로 설정된 가설과 연구모형을 바탕으로 변수간 영향관계를 PLS 구조방정식을 활용하여 분석하였다. 분석결과 미분양아파트 잔여세대 입주민의 경우 구매의사결정에 있어 조건완화혜택이 가장 큰 영향을 미치며, 다음으로 경제적 특성 그리고 주거환경특성이 영향을 미치는 것으로 나타났다. 또한 특성에 기인한 미분양아파트 거주만족도는 재구매의사에도 유의한 영향을 주고 있는 것으로 도출되었다.

데이터 마이닝을 이용한 아파트 초기계약 예측모형 개발: 위례 신도시 미분양 아파트 단지를 사례로 (Development of Forecasting Model for the Initial Sale of Apartment Using Data Mining: The Case of Unsold Apartment Complex in Wirye New Town)

  • 이 연구에서는 미분양 아파트 단지의 세대별 계약 자료에 데이터 마이닝 기법인 의사결정나무, 신경망, 로지스틱 모형을 적용하여 세대별 초기계약을 예측하는 모형을 개발한다. 모형 개발에는 위례신도시 미분양 아파트 단지의 계약 자료가 이용되며, 이 자료는 훈련용 자료와 검정용 자료로 분할되어 분석에 투입된다. 훈련용 자료에서는 신경망, 의사결정나무, 로지스틱 모형 순으로 예측력이 뛰어났지만 검정용 자료에서는 로지스틱 모형이 가장 우수하게 나타났다. 이 같은 결과는 신경망이 훈련용 자료에 최적화된 모형으로 구축되면서 검정용 자료에 대한 적응성이 떨어져 나타난 결과로 판단된다. 의사결정나무와 로지스틱 모형을 병행 적용한 결과, 층수, 향, 세대 위치, 전기 및 발전기실의 소음, 청약자 거주지, 청약 종류가 초기계약에 영향을 주는 것으로 나타났다. 이는 두 가지 모형을 같이 사용하는 것이 초기계약 결정요인 발굴에 더 효과적이라는 것을 의미한다. 이 연구는 데이터 마이닝의 적용 범위를 주택 분양 예측까지 확장함으로써 융복합 분야 발전에 기여하고 있다.

아파트 단지 옥외공간 변천 및 요인 연구 (The Change of Outdoor Space in Apartment Complex and Its Causes)

  • The purposes of this study were to classify the changing periods of apartment outdoor space in Korea and to clearly understand the specific characteristics of each period. The study has been done through on-site observation of apartment complexes, and through the analysis of housing estate planning techniques, rules and regulations affecting outdoor spaces during the rapidly developing era. The results of this study shows that three major periods with distinct characteristics were found, which were as follows: 1) The first well defined period spans from 1960 to 1990. In this period, apartment construction was rapid, and as a result, quality of housing environments were sacrificed. As little attention was given to the landscapes in apartment complex, they were constructed very simple and identical in outdoor space of apartment complex. This period can be referred to as the 'commonly universal period in apartment outdoor space'. 2) The second period spans from 1991 to 1996, during which time a housing construction project for two million residences was completed in order to significantly stimulate the provision of houses to the general public. As a result, regulations were relaxed causing housing environments to deteriorate. Although apartments were constructed very close together, there was some diversification and experimentation in outdoor styles. This period can be referred to as the 'congestion period of apartment outdoor space'. 3) The third period spans from 1997 to the present. During this time the number of unsold apartments has grown considerably throughout the country. Many different apartment complex marketing strategies have been employed to reduced the glut of unsold apartments. This experimental trend has continued and been well-received since the IMF period. The distinguishing characteristics of this period are the introduction of a rich natural landscape, the increase in communications among residents, the human oriented design, and the refined and elegant design for the outdoor street furnitures. As a result, this period can be named the "differentiation period of apartment outdoor space".

아파트단지 내의 상가공급 재고에 관한 연구 (A Study on Store Space Supply in Apartment Sites)

  • The study focuses on the problems of store space supply in apartment sites and suggests policy directions for the problem. Based on the results of field survey and site reconnaissance, this study identifies following problems and policy directions. First, the stores do not meet consumers various demand due to item limitations with small size. Consequently, there are many closed and/or unsold stores with high vacancy rates, Second, there is a tendency that the closed store rate becomes higher as apartment size becomes smaller. We suggest some law and regulation amendment that make store supply optional rather than mandatory in the case of small apartment site construction.

수도권 미분양아파트 구매의사결정 영향요인 분석 (A Study on the Decision-making Factors of Living-in Idea into Unsold Apartment of Metropolitan Area)

  • 본 연구는 미분양아파트 구매의사결정에 있어 고려해야하는 특성요인을 규명하고 구매자 유형에 따른 차이를 비교 분석하였다. 구매의사결정에 영향을 미치는 요인을 분석하기 위해 선행연구 고찰을 통하여 특성을 종합하고 PLS(Partial Least Squares)회귀분석을 활용하여 그 영향을 실증하였다. 또한 구매자 유형별 특성을 비교하기 위해 분석대상을 미분양아파트 수요자인 입주자와 공급자인 건설사로 구분하여 설문을 진행하였다. 분석결과 입주자는 내부요인(1.141), 조건완화(1.114), 환경요인(1.107), 사회적 요인(1.048), 외부요인(1.030), 교육환경요인(1.010)의 의사결정요인을 중시하는 것으로 나타났으며 건설사의 경우 사회적 요인(1.401), 환경요인(1.251), 조건완화(1.133)의 의사결정요인이 중요한 것으로 도출되었다. 또한 공통적인 의사결정요인으로 조건완화, 사회적요인, 환경요인이 도출되었다.

수요자 선호도 분석을 통한 미분양 아파트 마케팅 전략 (A Marketing Strategy for Unsold Apartments using Conjoint Analysis of Customer Preference)

  • 본 연구는 미분양 아파트 수요자를 대상으로 선호요인을 분석하고 향후 민간측면에서 미분양 아파트 해소를 위한 마케팅 전략에 대해 연구하고자 한다. 연구방법은 미분양 아파트 수요자 선호요인을 도출한 뒤 컨조인트 분석을 통해 가장 중요하게 판단하는 요인과 상대적으로 포기할 수 있는 요인을 도출하였다. 분석결과, 첫째, 미분양 아파트 수요자들은 주택 구매 선택에 있어 미분양에 따른 혜택(분양가 인하 및 보장제)을 입지환경 및 거주환경 보다 우선적으로 고려하는 것으로 나타났다. 둘째, 미분양 아파트 수요자들은 입지환경과 관련해 대중교통 이용이 양호한 환경을 가장 중요하게 고려하며, 거주환경과 관련해서는 단지 내 친환경 수준을 중요하게 고려하는 것으로 나타났다. 셋째, 미분양 아파트인 만큼 가격전략에서는 납부조건 완화보다는 분양가 인하를 선호하는 것으로 나타났다. 마지막으로 홍보전략은 주택전시관이나 설명회를 통해 홍보하는 것이 가장 효과적인 것으로 분석되었다.

IMF 기간 일간신문 분양광고에 나타난 아파트 단지 옥외공간의 차별화 내용 및 요소 (The Differentiated Contents & Elements of Outdoor Space in Apartment Complex Shown on the Advertisement of Daily Newspaper during the Period of IMF)

  • During the IMF period the unsold of apartment housing was significantly increased due to financial problems. Apartment constructors had to severely struggle with fund problems and even some of them were bankrupted. Due to this fact, they had to find new marketing strategies to sell the apartment complexes even with low margins. One of the solutions was that housing companies could present a distinctive and outstanding outdoor space in apartment complexes. The purpose of this study was to investigate such differentiated marketing strategies by reviewing the apartment housing advertisements during the IMF period. The major findings through this study were as follows: 1. During the IMF period housing companies presented a distinctive and outstanding outdoor space in apartment complexes. In 1999, which was the peak of the IMF impact, there were frequent advertisements for apartment housing in daily newspapers. 2. Daily newspapers had been mostly used for advertising the apartments. A thorough review of them is very valuable in investigating differentiated marketing strategies of the outdoor space in apartment complexes. 3. The main theme of differentiation of outdoor space can be summarized as : Emphasis of the importance of healthy life, application of environment-friendly facilities, and use of traditional korean style elements in apartment complexes.

아파트 단지 1층 베란다 앞 녹지공간 사용실태 비교 (The Comparison of Using State of Greenery Space in Front of One Story Veranda in Apartment Complex)

  • Recently, the number of unsold apartments has been increasing, and apartment furnishing companies have tried a marketing strategy by utilizing the outdoor space for differentiation. There are many differentiation strategies. One of them is to improve the dwellings-on-ground space in apartment complex. Owing to the high density and high-rise of apartment buildings, the dwellings-on-ground apartment complex have been recognized as not good housing by residents in korea. The precedent study on the responses from residents showed the negative effects mainly due to sunlight, daylight, view and privacy and the positive effects from good accessibility and good environment for children and elderly people. The purpose of this study was to improve the dwellings-on-ground space and to suggest the most appropriate type of the dwellings-on-ground space through the residents' desires and preferences. In this point of view, this study shows three results for the design improvement: 1) Providing private gardens and individual accesses to the dwellings-on-ground. 2) Providing private garden with flower bed to intensify the visual aspect. 3) Furnishing variable transformation of unit plan in dwellings-on-ground, for example, maisonette, etc.

  • In recent, the marketing competitions that stimulates the emotions of consumers are intensifying in the domestic construction industry due to the increase of unsold new apartments. However, there is a need for brand identity establishment through which more differentiated information can be delivered to the consumers, as each brand is focusing only on idealistic image advertisements of dream, future and happiness. Accordingly in this study, the top five brand apartments according to the national brand value evaluation index (BSTI, BrandStock Top Index) were selected and analyzed their TV advertisement characteristics, and its purpose is in evaluating the brand images perceived by the consumers of their TV advertisements. The significance of the results from this study is in presenting the basic information for establishing effective communication between the corporations and consumers. The survey research of this study was conducted for the students of D University, and SPSS 14.0 program was used for the statistical data analysis.

  • The residential apartments have become a choice of a popular housing space since the first establishment of Mapo apartment in 1962. Therefore, the residential market experienced a bloom where residential apartments were sold as they were built simultaneously. However, this phenomenon was turned around and unsold lots appeared after the period of IMF and as the construction companies put out more various apartments by differing the characters and the strategies in building apartments. As a result, the leadership of residential market moved from the suppliers to consumers, in consequence, the wants of the consumers became more demanding. The consumer can freely control the number of rooms with a variable wall system or a bigger sized apartment with two entrances to the living room as well as having a bathroom with a master bedroom in a small-sized apartment. Many conceptual trials like this were taken to improve the residential environment and to give a change to the unit plan of the public housing. From these changes, one can observe a general trend that is taking place in current residential housing. Consequently, this study is on the type classification of unit plans in public housing built after 1999 and dwelled from 2001. The objectives of this study are to confirm the characteristics of the unit plans applied in recent public housing and provide basic materials that can be incorporated to residential space plan from now and hereafter.
