국민주택규모 단위세대 평면 분석 연구 - 2005년 이후 대한주택공사 사례를 면적분석 중심으로 - (Analytical Study for the Plan of Unit Household in National Housing Scale - Oriented on the cases of Korea housing corporation since 2005 ; Focused on analysing area)

  • Since collective houses are started to be supplied, the housing market has been transformed from supplier to demander oriented, and various type with same area of unit households have been deigned and started to be distributed. It can be expected that such transfer phenomenon would be continuously sped-up, and unit household will be more subdivided and varied. Thus, we analysed and studied the planes with subject of unit households in national housing scale ($85m^2$) that is treated as supply standard and has biggest volume in construction by Korean housing corporation. The analysing method is investigating the area of each room within unit household, calculating their minimum, maximum, and average values, studying the efficiency of unit household plane according to the structure of each room by comparative analysis these values, and analysing changing matter by investigating any change of each room area. The analysing results of which are followings. At first, number of BAY on face is increasing. Second, allocation of each room has been vary. Third, area ratio among bedroom1, livingroom, diningroom/kitchen become similar. Fourth, the area of diningroom/kitchen become somewhat bigger. Fifth, the space for passage way is efficiently allocated. Sixth, service area is reduced, Seventh, stereotyped phenomenon Is appeared. Based on many studies so far, any improvements of unit householder in national housing scale are followings. First, in terms of forming style, unit householder in national housing scale is unfolded in various way though, the form of each room is not more than typical style. Second, it shows stereotyped phenomenon. Especially, bathroom 1, 2 show stereotyped feature in terms of their type and area across entire research years, also LDK allocation method is stereotyped, as well as stereotyped trend in bedroom 2, 3, allocation for 4 BAY type.

공공임대주택 단위 수선비용 특성 분석 (The Characteristics of the Repair Unit Cost in Public Rental Housing)

  • Apartment housing should require the systematic maintenance to provide the decent living condition during its life. Each household should participate the maintenance activities and pay for the repair. Therefore, the required cost for repair would be needed to plan in the repair schedule because each household could not pay the much repair money at a time. After apartment constructed, a long term repair plan would be prepared in repair time, repair scope and a required cost. A few studies are said that the repair cost depends on the building deterioration, elapsed year and management factors. The above factors are not be certain to affect the repair management while it may be important to prepare the required money and the repair time. In this paper, it aimed at analyzing the correlation between the repair management and the management factors, especially total area, number of household. This would educe the unit cost per number of household and management area in the individual boiler and elevator with full change and full repair. The unit cost per number of household and area for full change are about 199,000 won/household and $1,954won/m^2$ in the individual boiler respectively. The unit cost of the elevator for full change is 94,000 won/household and $5,429won/m^2$ respectively. Second, this study shows that the elapsed year after construction would not be related the repair unit cost.

The Characteristics of the Repair Cost Distribution in Apartment Housing

  • Purpose: The repair would require to conserve and improve the building function and performance since built. Each household is responsible for maintaining the public facilities and paying the required cost. Therefore, it needs to get the tool or method to forecast the required cost in the future. Before the repair cost is provided, it needs to catch the repair cost distribution and provide the unit cost for the repair cycle. In this study, it aimed at providing the repair cost unit and analyzing the repair cost distribution in a roof proofing work, elevator work and building painting, which are divided into a fully work and partly change. Results of this study are shown that first, the average repair cost for roof proofing work is provided with $166.59{\times}10^3won/household$ and $1.59{\times}10^3won/m^2$ of a full change, $33.22{\times}10^3won/household$ and $0.33{\times}10^3won/m^2$ for a partly work. In addition, elevator work is $557.45{\times}10^3won/household$ and $5.38{\times}10^3won/m^2$ for a full change, $32.92{\times}10^3won/household$ and $0.56{\times}10^3won/m^2$ for a partly repair. Painting has a $304.48{\times}10^3won/household$ and $2.94{\times}10^3won/m^2$. Second, the distribution pattern of repair unit cost has a weibull-typed distribution which has a long tail to the right.

국민주택(전용 85 m2 이하) 아파트평면의 변화에 대한 연구 - 제도적 변화와 사회적 변화를 중심으로 - (A Study on the Change of the Apartment Unit Plan in National Housing - Focused on Institutional and Social Changes -)

  • The purpose of this study is to suggest an optimum guide line of the unit plan design in national housing (less than $85m^2$ of exclusive floor area in a dwelling unit). The unit plan of apartment have been improved diversely for the residents, and the family members per household have been decreased for decades comparing with the past. In contrast, the living space per household has been increased steadily, it is because of the improvement of the living standard. The unit plan have been improved from 2-bay corridor access type and 2~3 and 4-bay staircase type. In december 2005, the balcony was permitted to be used as exclusive living area without the increase of the original living area by law. So the apartment residents have been able to use more spacious area exclusively in a dwelling unit. On the other hand, the legalization on permitting balcony area into a exclusive area resulted in a distorted wide and enlarged plan only for the business profit improvement lately. The living environment has been changed differently unlike at the time of the legislation of the national housing. The family member per household has been decreased and the related law and the institution has also been changed. Moreover It has passed 40 years since the legislation of national housing ($85m^2$). So, The size of national housing should be reviewed according to the current trend in terms of the decrease of household and the utilization of balcony area.

한국과 미국 임대아파트 평면의 특징비교 - 양천구 SH공사 아파트와 Saint Paul PHA 아파트를 중심으로 - (A Study on the Types of Unit Plans in Rental Housing - Focused on Rental Housing in SH Corporation and Public Housing in PHA -)

  • The objective of this research is to provide basic materials for future development of unit household plane of lease apartment house by comparing and analyzing the unit household plane of SH Corporation lease apartment house in Korea and PHA apartment house in the state of Minnesota, USA. For this purpose, the researcher chose 8 SH Corporation lease apartment houses in Yangcheon-gu Korea and 16 PHA apartment houses in St. Paul, Minnesota, USA. Drawing of 8 complexes of Korea SH Corporation, literary materials collected by Korea House Corporation and SH Corporation and the plane of USA were analyzed and the unit household plane of Korea and USA were processed by CAD to ensure exact analysis. Based on the drawing for CAD, the materialization work was implemented. The total size of materialized drawing and size of each room was drawn by using 'CAD POWER 2005' program. The result of this research is as follows. The plane of SH Corporation lease apartment house shows the difference in the plane composition from 12 pyung. Since LIVING ROOM is described in the drawing, the living room and bedroom seen in the existing size less than 12 pyung become independent as they are separate. While SH Corporation is composed in the form of kitchen that functions as dining room, living room functions as dining room in PHA. While SH Corporation shows 5 types, PHA shows different pattern in each complex. This is probably because PHA has diverse complexes. All planes of SH Corporation have entrance, which reflect the own character of Korea as it is. In PHA, the portion of receipt and storage space is very high.

층상배관 배수시스템의 소음 특성 평가 (Noise Characteristics of Plumbing System with Wall Hanging Unit)

  • Recently Requirement of indoor environment is increased in APT. Among indoor noises of APT, noise of plumbing system in bathroom is very serious problem except of floor impact noise. Plumbing system with wan hanging unit make a good grade and recognition in rating noise of bathroom in grade of house rating. But it is hard to find a data which are measured in APT built. In this study, the effect of noise reduction is checked by measuring the noise of plumbing system with wall hanging unit that is built. As result the upper household's Peak sound level is measured 80dB(A), the under household's peak sound level is measured 40dB(A).

  • The purpose of this study is to establish a standard for unit cooling load in central control type apartment applied district cooling. The model of unit household was selected. And the standard of coefficient of overall heat transmission, location of unit household, indoor air temperature, solar radiation & thermal conduction at window and interior load was selected, and region, expansion or non-expansion of balcony, pyeong type, azimuth, rate of window area was applied as parameter. And then cooling load simulation was performed. Based on the result of simulation, the synthetic district cooling load was presented for selecting heat source of apartment applied district cooling, and unit cooling load was analyzed according to design parameter.

주택 내부공간의 기능성에 대한 만족도 조사연구 -서울시 아파트를 중심으로- (Satisfaction with the Function of Interior Space of household -With a Focus on Apartments in Seoul-)

  • The purpose of this study was to investigate satisfaction with the function of interior space of apartment and factor which influence it, and then to provide housing practitioners with basic data for more desirable apartment interior environment. On the basis of the review of literature, questionnaire was developed. The sample was classified into type of unit floor plan and house size of 17 districts in Seoul. 139 households were selected in three districts which were the first three regions of high apartment density. Data were analyzed by computer using frequency, percentage, mean, standard deviation, F-test, Duncans multiple range test, η2 , person's product moment correlation coefficient. the results are as follows: Factors which influence satisfaction with the functionality of interior were household size and family life cycle as sociodemographic variable, and type of unit floor plan as physical variable. It was shown that the satisfaction with the functionality of interior was related to satisfaction with the external environment. More specifically, (1)the smaller a household size was the more the owner became satisfied. (2)households were in the stage of establishment in the family life cycle and households with C type of unit floor plan showed higher degree of satisfaction. (3) satisfaction with the functionality of interior had positibly related to satisfaction with the external environment.

비가정용수의 업종별 사용량 원단위 및 통계적 특성 분석 (Statistical Analysis on Non-Household Unit Water Use for Business Categories)

  • 본 연구에서는 현재 업무, 영업, 욕탕, 공공용수 등으로 구분되어 있는 비가정용수의 업종을 국가산업표준분류에 근거하여 9개 대분류 40개 중 소분류로 세분화하여 각 업종별 사용량 원단위를 도출하였다. 논산, 서산 등 6개 도시의 비가정용수 월별사용량자료와 통계청에서 조사하는 사업장별 산업서비스조사 자료를 토대로 각 업종별 사용량 원단위, 면적, 종업원 등의 상관관계분석, 세부업종별 분산분석 등을 수행하여 통계적으로 의미있는 원단위 특성을 제시하였다. 비가정용수 주요업종의 사용량 원단위를 미국 5개 지역에서 조사된 자료와 비교한 결과, 모든 업종에서 단위면적당 사용량이 미국에 비해 적은것으로 나타났다. 조사자료 가운데 효과적인 물사용량(Efficiency Benchmarks)으로 추천되는 누적확률 25%에 해당하는 값의 경우에도 우리나라 물사용량이 적었으며, 특히 학교의 경우 단위면적당 1일 사용량($0.4{\sim}6.2l/m^2/d$)과 학생 1인당 1일 사용량(11.9-64.0 l/student/d)의 평균값과 범위가 매우 유사한 결과를 보였다. 비가정용수의 용수사용량에 영향을 미치는 내외부인자에 대하여 상관관계분석을 수행한 결과, 비가정용수사용량의 원단위 기준인자로서는 단위면적이 가장 적절한 것으로 나\widehat{타났으며, 다만 교육업의 경우 구성원의 물사용경향이 일정하기 때문에 단위면적보다도 학생수(교직원포함})와 물사용량사이의 상관관계가 더 높은 것으로 나타났다. 대표적인 외부인자인 기온에 따른 각 업종별 물사용량 변화를 분석한 결과, 학원업, 도소매업, 음식점업이 기온에 따라 물사용량 증감이 뚜렷하였고, 숙박업과 병원업은 기온과의 상관성이 매우 낮은 것으로 나타났다. 본 연구의 결과에서는 비가정용수의 합리적인 수요관리를 위해서 기존의 상수도통계에서 구분하고 있는 업종에 대한 재검토 필요성을 제기하였으며, 이러한 업종구분을 토대로 통계청의 산업서비스 조사자료와 지자체 수도요금부과자료를 이용하여 비가정용수의 세부업종별 물사용량을 추적하여 분석하고 관리할 수 있는 방안을 제시하였다.

$1920{\sim}30$년대 가사 교과서 육아단원의 외형 및 내용 분석 (A Study on the Contents of Child Rearing in Household Textbooks during the 1920s-30s)

  • 이 연구의 목적은 1922-1937년 사이에 발행된 가사교과서의 육아단원을 분석하는 것이다. 이를 위하여 내용분석의 연구방법으로 문부성 검정을 받은 $\ulcorner$신시대 가사교본 하$\lrcorner$(1928), $\ulcorner$최신 가사교과서 하$\lrcorner$(1930), $\ulcorner$가사신교과서 하$\lrcorner$(1930), $\ulcorner$가사신교과서 하$\lrcorner$(1937)를 분석텍스트로 삼아 육아단원의 외형적 측면과 각 하위단원의 내용과 특징을 살펴보았다. 이러한 연구는 식민지 시기 가정교과의 내용을 이해할 수 있을 뿐 아니라 당시에 요구되었던 '어머니 노릇'의 구체적 내용을 파악할 수 있다. 구체적 연구결과는 다음과 같다. 첫째, 가사교과서의 육아단원의 단원별 체제는 크게 '편, 장, 절'의 체계로 되어 있으며, 다른 교과서에 비해 삽화, 표가 많았는데, 이는 시각적 자료를 통해 교과내용을 효율적으로 전달하기 위함이라 여겨진다. 둘째, 육아단원은 '모성', '부인위생', '임신', '출산', '신생아 및 유아', '포유', '젖니', '이유', '유아의 의식주', '보육', '취학', '질병'으로 구성되어 있으며, 이것은 교과서별로 큰 차이가 없다. 셋째, 전반적으로 네 교과서는 '보육', '포유', '신생아 및 유아'에 많은 지면수를 할애하고 있으며, 이를 통해 이 영역이 육아단원 가운데 중요한 내용임을 알 수 있다. 넷째, 식민지 시대의 가사교과서는 임신과 출산 과정을 자세히 설명하였다. 또 어머니는 올바른 육아를 위하여 아동의 특성에 대한 광범위한 지식의 습득이 필요하다는 사실을 강조하고 있다. 다섯째, 가사교과서는 육아에 있어 청결과 위생을 강조하였다. 어머니는 아동이 쉽게 걸리는 질병의 종류와 관련된 의학적 지식을 습득할 것이 요구되었다.
