A Comparison of the Characteristics of and the Residents' Satisfaction with the Housing Unit with 2-Bay and 3-Bay - Focused on $85m^2$-Sized Housing Units in Hwamyung-dong, Busan - (전면 2실형과 전면 3실형 아파트의 평면특성 및 만족도 비교 - 부산시 화명동 지구 전용면적 $85m^2$ 아파트를 중심으로 -)

  • The purpose of this study was to compare the characteristics of floor plan of $85m^2$-sized housing units with 2-bay and 3-bay and the residents' satisfaction with them. The subjects for analyzing floor plan were six floor plans of $85m^2$-sized housing units with 2-bay and nine floor plans of housing units with 3-bay in the new town, Hwamyeong-dong, in Busan. The floor plans were analyzed based on seven characteristics of floor plans such as the composition type of entrance core hall, the entrance arrangement, width and depth of the housing unit, size of each room, LDK arrangement, arrangement of family bathroom and private bathroom for husband and wife, and balcony arrangement. The subjects for grasping satisfaction with each housing unit were 400 residents of $85m^2$-sized housing units. A half of them lived in housing units with 2-bay and another half of them with 3-bay in the same area. They answered about the degree of satisfaction with the characteristics of each room and the preferred floor plan type if they move to the same size housing units through a questionnaire. The results were as follows; First, the floor plan with 3-bay had more diverse elements than one with 2-bay. Second, the residents who lived in 3-bay housing unit were younger, higher education, and higher income than the ones in 2-bay. Third, the residents who lived in $85m^2$-sized housing unit were more satisfied with and preferred to 3-bay housing units than 2-bay one.

  • The purpose of this study was to Investigate the spatial composition characteristics of elderly housing facilities in USA, in order to refer them in establishing the basic plan for elderly housing in Korea. The case study performed in this study from July 23 to July 31 is based on ten housing facilities for the elderly located at California in USA. The results of this study were as follows; 1. The type of floor plan was classified into the U type, ㅁ type, L type, and ㅡ type. And they had an outside space called a garden(courtyard). 2. The kinds of common spaces could be grouped as the space for basic living, for leisure, and for convenient living. Also it was all common that the housing facility had shared livingroom, shared diningroom, activity room and garden. The type of the common spaces was categorized into two types, the centralized type where the shared space was located at the center of the housing facilities, and the distributed type, depending on the degree of separation between common spaces and units. ,3. The kinds of units was classified into studio, oneroom, one bedroom and two bedroom.

Priority of Residential Choice and Housing Satisfaction among Studio-type Multi-family Housing Dwellers in the City of Gwangju (원룸형 다가구주택 거주자의 주거선택 중요도와 주거만족도 - 광주광역시를 중심으로 -)

  • The purpose of this study is to gather baseline data on perceived priority of residential choice and housing satisfaction rates among consumers with the aim of using this information for future planning. Self-administered questionnaires were provided to 196 studio-type multi-family housing dwellers in the City of Gwangju from 2009 Apri 5th to 29th. The collected data was used to conduct comparative and descriptive statistical analysis: factor analysis, t-test, one-way ANOVA, correlation analysis. The main findings obtained are as follows: Firstly, in relation to perceived priority of residential choice, dwellers identified seven factors as important. Secondly, in terms of housing satisfaction about a unit room, the respondents identified five factors as important. This study confirmed that there existed passive correlation between priority of residential choice and housing satisfaction among residents in studio-type multi-family housings in Gwangju. It is very necessary to project a studio-type multi-family housing close to transportation for easy access, avoiding commercial districts. Delicate interior and design will attract more female residents as well as fully-equipped parking lots for people who drive to their workplace. According to research on a degree of housing satisfaction, all respondents expressed dissatisfaction with "noise". Therefore, in dealing with construction plans of studio apartment units, from now on, sound proofing facilities are required to reduce the acoustic invasion of privacy, especially, for units with more than two people. In order to satisfy all the demand of residents in studio apartment units, we have to pursue systematic and succeeding research about a studio-type multi-family housing well-fitted for the actual circumstances of local area and suitable for longer stay. To sum up, more research and development will be required for high-class studio-type multiplex housing for sale in dealing with households with financial stability such as two-paycheck couples, so-called DINK, or a professional single person, in the future.

  • The purpose of this study was to investigate the spatial composition characteristics of elderly housing facilities in Korea, in order to refer them in establishing the basic plan for elderly housing in Korea. The case study performed in this study from October 16 to October 31 is based on ten housing facilities for the elderly in KOREA. During the site visits, the interview with the custodians, survey of the space, picture taking and diagram gathering were carried out. The results of this study were as follows; 1. The type of floor plan was classified into ㅁ type, L type, and ㅡ type. And they hadn't an outside space called a garden(courtyard). 2. The kinds of common spaces could be grouped as the space for basic living, for leisure, and for convenient living. Also it was all common that the housing facility had common diningroom laundry room once, and activity room. The type of the common spaces was categorized into three types, the centralized type where the shared space was located at the center of the housing facilities, the distributed type, depending on the degree of separation between common spaces and units, and another each building type. 3. The kinds of units was classified into studio, oneroom, one bedroom and two bedroom. 4. Elevator, safety grab bar, emergency bell, and the door handle of lever or bar type were placed in these facilities.

A Study on the Change in the Housing of Jeju City for the past Fifty Years (제주시제 실시이후 50년간의 주거 변화에 관한 연구)

  • Jeju City has been developed and changed variously by influence of industrialization and urbanization since Jeju City was erected into a city on September 1st of 1955. The purpose of the study is to offer information and data for establishing housing policy and urban planning for being considered the change of housing in Jeju City for the past fifty years. The method of the study is an analysis of documentary records and data and an inquiry of literature. The results are following: 1) The population of Jeju City has increased six times ever before. 2) The ratio of housing supply is 95.3% and the ratio of renting houses has increased than before in terms of the type of occupation of housing. 3) The ratio of collective house is higher than detached dwelling's in term of the type of housing units.

  • In Korea, multi-housing in one of the most common types of residential space due to its easy management and convenience. In particular, south-facing plate-type(一) multi-housing has attracted a great deal of public interest because it consumes less energy compared with other types of multi-housing, making it advantageous from an energy-saving perspective. Although there have been many studies on the annual energy consumption of multi-housing in relation to building shape and area of window, there have not been sufficient research on the annual energy consumption of multi-housing in relation to individual units of the multi-housing. The purpose of this study is to propose a strategy for reducing energy consumption in plate-type(一) multi-housing, taking the units with the lowest energy consumption as the standard. The result, Standard Models's energy load was as 4000 ~ 5600kWh, and Passive Houses's energy load was less than Stand Models at the 1600kWh.

Evaluation on Noise Level of One-Room Type Multi-Family Housing Around Campus (대학주변 원룸형 다가구주택의 소음측정평가)

  • The purpose of this study is to evaluate the noise environment of one-room type multi-family housing around the campus. The field measurements on equivalent noise level of indoor and outdoor were carried out in 6 subject house units during the 26th${\sim}$28th of November 2002. The results are as follows. 1) Outdoor noise levels of 6 subject buildings were distributed 52.8${\sim}$65.3dB(A) and were inappropriate to the standard for environmental noise, 55dB(A). 2) Indoor noise level of 6 subject house units were measured 27.5${\sim}$63.5dB(A). These values were higher than the indoor noise standard (40dB(A)) except subject house D(average 37.6dB(A)). 3) It was found that the differences of indoor noise levels between subject house units were caused by resident's living factor, characteristics of window, and existence of balcony.

  • Natural ventilation is an effective method for improving IAQ(Indoor Air Quality) and removing heats in buildings. In oder to use natural ventilation, many factors such as wind pressure around the buildings and possibility of air intake on different shapes need to be known. On this paper, the natural ventilation performance in multi-housing units of tower-type buildings was investigated. Tower-type multi-housing buildings are recently more and more constructed for they may change urban landscape and get more openness in multi-housing site. However, such housing buildings have problems with natural ventilation because of the various directions of the building units. The purpose of this paper is to find the proper building direction regarding to wind direction in order to optimize air intake in every units in the building.

Design Analysis of Affordable Housing Cases for Varieties of Public Rental Housing (임대주택의 디자인 다양화를 위한 사례분석 연구)

  • Since public rental housings (social housings) in Korea are extremely standardized and uniformed, a variety of needs of residents for their housing are hardly satisfied. Public rental housing conditions, its low quality and size limitations regardless of residents type and needs resulted into negative images of social housing and social discriminations. Therefore there is a growing demand for alternative housing options in terms of diversification of social housing design with consideration for changing households and housing requirements. The purpose of this study to investigate some housing design guidelines, to analyze layout of building complex, community designs, household units and characteristics, overall design characteristics (sustainable design features, facade design, window and balcony composition, color and materials) and to provide some design suggestions for social housing. Design guidelines are classified into site planning and building layouts, residential building and household units, and performance of housing. Community facilities and their design features provide uniqueness of the public residence. Overall housing size of foreign cases is bigger than the domestic cases. Narrow shape of household units are more dominant in Korean public rental housing. More various shape and forms are found in facade and window design in foreign cases. Some design suggestion are provided for more diverse housing units and design for public rental housing in Korea.

Preference for the Spatial Planning Elements of Units m Senior Congregate Housing according to Pre-Senior People (예비노인층의 노인공동생활주택 개별공간 계획요소에 대한 선호분석)

  • Korea is having entered the Ageing Society since 2000 and expected to be the Aged Society by 2019. Proliferation of the nuclear families, attitude shift of supporting the senior people and higher participation of married women in public life as well as the steadily increasing senior population have caused the need for development of the facilities or housings for the senior people. This study is based on the assumption that the congregate housing as one of the options for those senior people who are healthy enough do not need the nursing home. For the questionnaire survey, the preference of 500 Korean pre-senior people on spatial planning elements of units for the senior congregate housing was investigated. The collected data are analysed using SPSS 10.0 for Windows to deduce frequency, percentage, average, Chi-squared test with cross-tabulations. The results of this study were as follows; Most of respondents preferred to the size of 11-15pyung(for single), 21-25pyung(for couple). The type of spatial composition was preferred one-room type(for single), 1-2 bedroom type with kitchen (for couple). And they preferred L/DK type. Also, they preferred furnished units not to bring their own furniture when relocating to the senior congregate housing, which was somewhat different result from previous studies. There were significant differences between preferred spatial planning elements and gender, income, and level of education.
