The Analysis of the Situation of Residential Area and Difficulties in Developing (도심 주거지의 실태와 개발 장애요인 분석)

  • This study is to analyze the situation of residential area in Down Town and to research any factor of difficulty in developing residential area. First, we can summarize briefly in consequence of analyzing the residential environment classified with apartment and independent house in Down Town. 1) The apartment houses located in Down Town were constructed long ago on a small scale. The field investigation shows that parking lots are not enough and there are many spaces used inappropriately. 2) Each detached house was too old and built in narrow spaces. The irregular narrow lanes between houses also cause problems in walking and parking. And empty houses are found in that area. Second, the brief results of analyzing difficulties in developing the residential area in Down Town are as follows. 1) The land and buildings have difficulty in reconstruction because of the deterioration. 2) The economical efficiency is low though it is developed as a residential area. 3) There are some factors that they don't like to live in Down Town. 4) The law system is not enough to support the development of the residential area in Down Town

A study on the code's housing history through casework (사례분석으로 본 여대생의 주거경험 연구)

  • The purpose of this study is to investigate the housing behavior through the code's housing history. The data were collected by open descriptive answering of 28 students in Y.University. The major findings are as follows: The characteristics of code's housing history were changed by stages of family life. The greastes changes are in the stage of elementary school(3rd stage). Before the 3rd stage, living in out of town, detached house, rental house is to superior than town(Dae Gu). Apt.. own house. And housing adaptation is to superior than housing adjustment. After 3rd stage go by contraies.

Evaluation and Direction of the New Town Development in Korea (우리나라 신도시 개발의 평가 및 발전방향)

  • With regard to the new town developments which have supplied lots of houses in a short period of time in Korea this study aims to evaluation and finding out problems of the developments finally to suggest the direction. A new town's competitiveness model set in the previous paper takes a role of research frame to recognize the problems and to show the direction. The model explains that new town's competitiveness is composed of 4 factors; Self-sufficiency, Innovativenss, Identity and Sustainability. Problems of the developments are as follows; incongruity of spatial structure especially in the capital region, deficiency of self-sufficiency resulted from single-use development, restriction on mixed development by a number of regulations in capital region, low business value, grand scale of land compensation, house oriented planning guidance, unfair share of infrastructure fee, and physical structure depending mainly on fossil energy. Based on this recognition this study conclusively suggests corresponding direction such as role performance as a means of urban growth management, promotion of quality of life by accumulating social capital, introduction of socially sustainable management program for the new towns, discovery and creation of town's value, reexamination of self-sufficiency's meaning or target, selective deregulation of metropolitan development, institutional strategy for cost reduction, changeover from house index to urban function oriented index, and pursuit of low-carbon green town.

A Study on Characteristics of Landscape in the High-rised Apartment in Small town - Centering of Small town in Jeollanam-do - (소도시에서 고층 아파트의 경관적 특성에 관한 연구 - 전라남도 소도시를 중심으로 -)

  • This study examined and analyzed locational conditions of apartment houses in regional small cities to provide basic materials to set direction and index of view management of apartment house and thus the results of the study are as follows. 1. The number of story of apartment houses 'below five story' was 48% and area of apartment house was 'over 500m$^2$ and below 1000m$^2$' in 31% of the whole regions. 2. As a result of analyzing correlations with changes of floor of apartment house by construction year, apartment houses below 10 story were mainly built between 1991 and 1995 and high-storied apartment houses over 11 story were mainly built since 1995 and apartment houses over 21 story were built since 2000 and these high-storied apartment houses were main cause of hindering view of small cities. Accordingly, establishment of guideline of building high-storied apartment house which can be a primary obstacle of urban view and regulations of height are needed.

  • Though there are high needs for the development of elderly house in rural area, there is not carried out at all. So, the purpose of this study is to provide the criteria to develop the architectural mode of elderly elderly house in rural area. The facts found in this study can be summarized as follows ; The elderly house in rural area. is increasingly being located near town. This is derived from the fact that the brand-new generation of the aged has the great likelihood to participate in social activities. So, Paid Elderly Home needs to be developed in town or suburbs. Medical facilities are indispensable in elderly house in rural area. So it is necessary that elderly house in rural area is closely connected with hospital and medical treatments. Inmates want small-sized rooms, thus one room shaped home should be built for these demands. And the flexibility of the spaces which can make two units into one should be applied to the plan and the design of the elderly house in rural area. The Home's medical facilities should be planned by considering the relationship with the Hospital. Factors for architectural planning of elderly house in rural area is movement pattern, safety facilities, and preferred subsidiary facilities through considering the physical and psychological characteristics.

  • The dwelling transformations of Xiao-He-Long town have been begun with China Economy Policy in 1904. The characteristics of change progress are as follows ; 1. As with pine tree living for a thousand years and increasing profits nearby Yian-Ji-Shi, Xiao-He-Long town as rural district has changed in appearance. 2. In accordance with improvement of rural life after China Reformation and Open Economy policy, residents have a tendency to secure a minimal house site area $400{\sim}500m^2$, and a spacious house which is able to consist barns for farming. 3. Dwelling plan type If Korean-Chinese consists of 'whetongjib, 6 module of Korean traditional unit. 'Whetongjib' has undergone with a corridor attached in porch, main entrance from south to north. 4. Construction materials as structural members bring about a change as result of influencing economic profits nearby Yian-Ji-Shi.

Housing Values and Satisfaction of the New Town Bundang Apartment Residents (서울 근교 신도시 , 분당지역 아파트 거주자의 주거가치와 주거만족)

  • The purpose of this study was to estimate the quality if New Town housing environment, and to present the direction of design policy to elevate it. For this study questionnaires were administrated to 272 homemakers living in apartment in Bundang. From 1st of May to 31st of May in 1995. Used statistical method was Frequency. Percentage. Mean, Factor Analysis, Correlation, Multiple Regression. The major finding is as follows : 1) Housing values were classified into five types : convenience, beauty, sociality, education, and economy, Resident ranked first economy among housing values the second is convenience, the third beauty, the forth education, while the most unimportant value is sociality. 2) House satisfaction was classified into four types : house size and plane structure, environment and facilities, interior decoration materials and facilities and building design. Residents were found to show the middle degree satisfaction on their house. 3) Housing complex satisfaction was ciassified four types : community facilities, management stage, neighborhood connection and complex facilities. Resident showed dissatisfaction on their apartment complex relatively. 4) Residents showed dissatisfaction on the interior decoration materials and facilities, local facilities and management attitude relatively.

A Study on the Energy Performance Evaluation of Zero Energy House in Zero Energy Town (제로에너지타운 내 주택 에너지 성능 평가에 관한 연구)

  • In this study, energy performance analysis of houses in zero energy demonstration town(ZeT) was carried out using the monitoring results. This ZeT was composed 29 zero energy individual houses(ZeH) which were applied passive as well as active technologies. The results are as follows. (1) Residents are generally considered to have been lacking basic mind to save energy, (2) In particular, average yearly total energy consumption per house is 12,834 kWh and specific heating energy is $53.2kWh/m^2{\cdot}yr$ which is higher than that of passive house. This is because of one of the reason just pointed out in subsection (1). (3) Most part of the residual energy load are supplied with only renewable energy, but not operating energy for geothermal heat pump which is use of cheap electricity.

  • The Seoul Housing Corporation pronounced an alternative design competition and a bidding for Eunpyeong New Town in December of 2004. At first many construction companies were interested in the first New Town Project. But at last a few companies had proposed the alternative design and construction cost. This project needed a conjunction of design ideas and technology know-hows. And the client wanted the brand power of construction company. Ultimately the Corporation hoped that the first New Town Project will end up with high quality successfully. This competition had started with the original construction drawings. Then it needed some alternative ideas and the lowest cost. There were two drawings of non changeable part and changeable part. Non changeable parts are structure like housing unit plan, underground parking lots. Changeable parts are outdoor layout, interior design and building facade. So we tried all ideas of landscape technology and design principles within limited guidelines. The author applied new technology like tilted rooftop greening and sustained container greening on high-rise apartment house. This green technology will be the first trial in Seoul and in the world as well. Daewoo Corporation have accumulated greening technology through the researches by national funding since 2002. Through this New Town Project the green technology will go forward step by step.

A Study on the Space Analysis of Residential House Plans in Rural New-Town Development Area Using the Space Syntax (공간구문론을 이용한 농어촌 뉴타운 시범사업 지구내의 주택 평면 공간 분석)

  • The remarkable growth of city population and rate of urbanization are increasing every year rapidly in Korea. On the other hand young people are decreasing and old people are increasing in rural areas. So in 2009, the five Rural New-Town Development Areas were selected by the Ministry for Food, Agriculture Forestry and Fisheries. To provide data necessary for housing types and floor planning and development suitable for rural new-town development to be implemented constantly in rural areas all over the country later, this study used a space syntax program to analyze housing types and space structures within houses in five new-town development areas. After analyzing 33 floor plans for the five areas, there were few houses with separation of communal (integration space) and personal living spaces (segregation space). In particular, 82% had personal living spaces requiring protection of privacy, such as bedrooms and the toilet, classified into communal living spaces. Residential houses for rural new-town development targeting the young population valuing personal life and privacy, which failed to reflect city people's life properly, were expected to decrease residential satisfaction after occupancy.
