Housing is the most important factor for the elderly and the disabled to live safely and independently. If they want to stay in their familiar community as long as possible, to support their stay in their house must be needed. The purpose of this study was to investigate the housing alterations for the elderly and the disabled. To accomplish the purpose of this study, three cases that had altered housing to fit their needs in three countries, were selected. In Korean case of alterations for the disabled, bathroom and kitchen were the altered spaces in the house. But active alterations were not done, because of the limited expense for the alterations and housing ownership, rented. In one case of housing construction for the elderly in Japan, there was no level difference in the interior. Two bedrooms were provided for the husband and the wife, because of the difference of time to bed. The sunroom for enjoying the outside of the nature was provided. In swedish case, due to the supports of the government and local authority, the house was altered at many spaces such as bathroom, kitchen, ramp at the entrance, elevator and so forth. In conclusion, sufficient supports of government and community services can increase the housing quality of people. The ultimate goal of housing alterations must be done not for the elderly and disabled but for all people.
The objective of this paper is to propose rural housing planning guidelines by conducting a survey on the needs of the elderly people engaged in farming activities and looking into complaints about their houses targeting 120 people from 50s to 70s. The method employed was a survey with questionnaires. The survey results showed the needs of the elderly for the rural housing are different from those of general retired elderly people because they still engage in farming activities even if they grow old. The needs are as follows. First, the respondents show high preference for the foyer storage to store equipments and goods related to agriculture. Second, the respondents have needs for enough kitchen area accommodating their house work and rural life. Lastly, the respondents highly prefer well planned storehouses in the exterior. In addition, they also want the storehouses directly connected with the house because this plan can save their workforce. They recognize storehouses are the most poorly planned space in the rural house because of the unsatisfactory space area and interior space planning. These needs should be reflected on the planning of rural housing for the elderly engaged in farming activities.

The nursing-care insurance system started in April, 2000 in Japan. It was a kind of business opportunities for a lot of private entrepreneurs. They came into this care service business from another type of business rapidly. They opened the pay nursing homes with 24 hour nursing. However, the expense load of the nursing-care insurance system was large, local governments started controlling on total numbers of facilities with 24 hours nursing in 2006. So the group houses besides the pay nursing home without nursing care are paid to attention. The pay nursing home has been often managed by the nursing business. Most of the group houses are managed by community based NPO. This study is a case study by the visit and the interview form for one of the group houses. The group house "Shalom Tsukimino" in Kanagawa started operations comparatively at early time among them. Through the study we recognized that a lot of people were helping the NPO as a community service. So they can manage the group house and people who live there get the services with low cost. They show that they separate residence and nursing and use the community service efficiently. We can find a new direction in this case for the life in elderly.

The characteristics of the elderly housing dealt in thes study were geographical location. specially planned feature for the elderly, house type, the size of housing, housemate, the distance from the living quarter of their children, and whether they want to live in the rental house. The subject were 526 middle-aged housewives from middle-income householde living in the capital area. Questionnaires were sent through mail to the householde which tesponded positively on the information brochure about this study sent before. The characteristics of the elderly housing which perferred to was influenced by their age and socio-economic status, such as schooling, job, income, and the size of housing. The results are as follows: for the economic environment, 70% of the elderly households receive the economic help from children, but the amount of the help is not much. Less than 20% of the households receive the pension and public assistance. Most elderly households had more assets than debt. The households tend to spend more for the necessties than for the non-necessities. The higher the income, the more the assets and the higher the consumption expenditures the higher is the life satisfaction. Therefore it is necessary to provide the elderly with opportunities to increase their income. For the housing environment, most elderly live in their own detached house with average size of 23 pyung. And there is 1.6 households per house. The condition of housing facilities is poor. The elderly prefer staying in the same place to moving, and invest little for their housing even though being able to afford to do so. The housing satisfaction, which is significantly influenced by the ownership the size the quality change in moving and the housing facilities, is correlated with the satisfaction of their condition as elderly households and their living satisfaction. Therefore, thoughtful policy is required to improve the standard of housing condition for the elderly households.
