With the recent increase in the number of one- and two-person households, demand for small-sized apartments has been on the rise, and lifestyles have seen swift changes to cater to smaller-sized housing. The construction market is shifting toward small-sized apartments, and research is now needed on the lifestyles of those living in small-sized apartments in order to develop suitable housing units. Therefore, this study aims to produce a planning concept for housing units by lifestyle, categorizing residents based on lifestyle and identifying their LDK preferences. Regarding methodology, prior research was reviewed to validate housing-related lifestyle factors and study the lifestyles of those living in small-sized apartments. Lifestyle categories based on housing type were determined by a cluster analysis, and LDK preferences for each lifestyle were analyzed through a survey. These data were then used to propose a planning concept with small-sized apartments for each lifestyle type. Thirty-two factors for categorizing lifestyles were obtained by studying three domains of housing-related lifestyle factors: 'housing values', 'attitudes toward living space', and 'behavior in living space; A total of 648 people living in small-sized apartments were classified into three lifestyle groups: 'True Family Benefiters', 'Smart Shopaholics', and 'Slow Heritage Pursuers'. 'Each group's lifestyle characteristics and socio-demographic features were used to classify the lifestyles of those living in small-sized apartments. The LDK preferences for each lifestyle were analyzed to design a planning concept for small-sized apartment.

The final participants in this study included 224 sets of university students and their parents, that is, about 448 respondents. The data analysis used SPSS PC 14.0 to find the frequency, chi-square, factor analysis, and cluster analysis. The results of analysis are as follows: First, the lifestyle was segmented into four groups such as Conservative goal-achieving lifestyle, Individual self-developing lifestyle, Positive self-trusting lifestyle, Outgoing trend-seeking lifestyle. A studio type urban lifestyle housing was recently introduced as a new urban multi-housing typology. It was particularly created to meet the increasing housing demand of one-person households due to the population change and the shortage of housing supply. However, some concerns have been raised, because the government's policy has been focused on expanding housing supply by easing certain legal regulations in construction. Poorly planned and managed urban lifestyle housings might degrade living conditions for one-person households and ultimately harm urban environments. As such, this research is conducted to investigate the design characteristics of the studio type urban lifestyle housing from selected construction precedents in Seoul. Critical evaluations are made for the facilities and uses in site plans, unit plans, and shared public spaces. As a result, problem areas are found in the lack of design varieties, privacy protection in units, control of natural environment conditions, and the absence of community spaces. Improvement strategies can be suggested by comparing with some overseas' housing precedents: Design variations can be extended through flexible structure, facility, and furniture systems. Privacy and natural environment can be controled through the integration of interior space configurations and exterior envelope systems. The housing policy needs to be reconsidered to improve a variety in design, residents' social interaction, security, and management. Thereby, the studio type urban lifestyle housing should be holistically approached in terms of design and policy to enrich urban living experiences by residents and communities.
