The purpose of this study is to explore the housing pathways of middle-class married women toward owning a first home. In doing so, an in-depth interview as a qualitative method was conducted, life history was utilized to track down the path to first-home owning, and all the interviews were transcribed for analysis. The research participants were well-educated middle-class full-time housewives owning a home. The findings indicated that family formation through marriage and child birth was a primary driving force to buy a home. It was shown that owning a home was perceived not just as a stepping stone for building both family wealth and social capital but as one of the most important pillars to reinforcing traditional family values. In spite of some intergenerational distinctions on the path toward home owning, commonalities across generations included that home owning was considered to be a social icon for middle-class, it became almost impossible for younger generations without parental support which stimulated the intergenerational transfer of wealth, and it was greatly determined by both family income (affordability) and home finance options(borrowing capacity). This research implies that the changing social landscape transforms the value on homeownership and could undermine the socioeconomic strengths of home owning. Nonetheless, it's of importance to strategically assist first homebuyers who are likely to be a member of middle-class.
This study was designed to search for the direction to develop housing service which assists the older people to live independently in their community and provides the systematization of community care. The subjects of the research include 533 older people between the age of 60 to 79 residing in Seoul and 84 welfare officials at a dong(in)-office and 67 social workers working at comprehensive social welfare institutions. The results were as follows: Both demanders and deliverers recognized that housing service for older people was necessary for community care, and, in particular, the deliverers had higher degree of necessity as people charged in welfare service. The most needed service was community alarm service which currently is proceeded partially for low-income and living-alone olders. It needed to expand the scope of the people to be served. It appeared that the need for inside safety measures rather than for housing space or structural problems. It requires less effort and cost for those who need simple repair, such as safety grips or slippery protection, and safety checks. Among financial support services, the need for tax benefits appeared the most necessary service for the older people. It suggested that more 'direct' financial support service is needed for the elderly people.
This study aims to develop a solution to inter-floor noise complaints by exploring cases of noise complaints between floors and by identifying the demands and needs of the residents. For this purpose, a survey was conducted targeting residents who were sorted into groups depending on their experiences with inter-floor noise. This survey was carried out from June 11, 2014 to June 16, 2014. A total of 100 copies of the questionnaire was distributed to the residents, of which 98 were completed and collected. Data were statistically processed in accordance with SPSS WIN 18.0. The results showed that the leading causes of inter-floor noise complaints were residents' differences in schedules and their inconsideration in behavior. Thus, the solution to this issue is three-fold: first, to take social measures in order to improve communication and understanding between residents so they can be mindful of their noise levels; second, to reinforce noise control regulation; and third, to improve noise reduction design within the building architecture.

This study examined the present condition and problems of rural apartment house through documentary survey and considered the social necessity and concept of rural apartment housing. The aim of this study is to suggest the social necessity and spatial composition factor of rural apartment housing. The results of this study are as follows. First, rural apartment houses are generally adjacent to production and natural environments, and tend to be constructed in small complex of 50 households or less with the lack of convenient facilities. Second, the ultimate goal of rural apartment housing plans is to improve the livability, community, sustainability and rurality on the basis of the basic direction of rural areas. Third, it is necessary to install storages within the apt. complex and secure a buffer zone where people can wash their hands before entering the houses. Fourth, rural apartment housing should adopt the space components of auxiliary facilities including storages for agricultural products and farming appliances, common workshops, field attached to home, and washrooms in consideration of the conditions of rural areas different from urban apartment housing.
The purpose of the study was to examine the difference of housing welfare outcomes between public rental housing and market rental housing. Housing welfare is defined as living at adequate, affordable housing with stability and measured as substandard housing, unaffordable housing, unstable housing. This study was based on 2016 Housing Fact Finding Survey, sampled the households which their incomes are below 120% average income of city workers. This study controlled the socio-economic characters of householders to identify the difference of housing welfare performance between public and market rental housing. The study showed the ratios of public rental housing of substandard housing and unaffordable housing are not low. But It is revealed that the achievements of housing welfare of the public rental housing are better than market rental housing and the differences between them are more consistent after controlling the socio-economic characters of householders. The problems of substandard housing, unaffordable housing and unstable housing in market rental housing are more than public rental housing. This study provides the basis that the regulation for market tenant protection should be reinforced and the policy of public housing should be expanded and improved for housing welfare.
The aim of this study is to identify the influence of public housing on depression of its residents by analyzing the 7th Korea welfare panel study. To reduce the selection bias which arise from the public housing is selected by personal choice, we used PSM(propensity score matching). In addition, we merged the result of PSM and OLS regression to control the other variables which can affect depression of the resident of public housing. Final result revealed that the statistical significance which was observed when we compared the level of depression between the residents of public housing and general community by independent t-test was not observed when we used the merged result from PSM and regression. These results suggest that the high level of depression in the residents of public housing might be related with their demographic characteristics or earned income not with the public housing itself. This study can be the evidence supporting the policy of providing public housing because living in public housing did not give negative influence on its residents. Considering that this study also showed that there were no observable positive influences of public housing, we can suggest that public housing policy for majority of people not limited to people with low income.

The purpose of this study was to study social housing and incubating module planning for the urban regeneration in the deteriorated residential areas. The site of this study is Gwange-ro Gwangmyeong 3-dong, where old residential areas are concentrated, and there are problems in the decreasing number of young people and the aging population and elderly population. In this study, the necessity of supporting housing according to local characteristics and various programs and facilities are proposed, and various alternatives of modular housing are derived. As a result, it proposed verification of local regeneration and activation and orientation of social housing and local regeneration programs using modularity in the future.

With the rise in national GNP, there has been a surge in people requiring adequate housing. The most who are in need of adequate housing are fresh graduates who have entered the job market, and newly-wed couples. Given the current economic condition it is difficult for young people and newly-wed couples to find reasonably affordable accommodations. In response to this, the government is trying to formulate a new policy, with the aim of helping young married couples find decent accommodation in response to the housing shortage. Research was performed last July with the aim of looking at the differences between the newlyweds' expectation of the idealistic housing and conditions. Questionnaires were distributed to undergraduate and postgraduate research students to find out their requirements. The questionnaire investigated the social background and the condition of the inhabited area; housing type internal facilities; the space required for housing; interior finishing, and storage facilities. The survey results were analyzed using SPSS and found that the design of small residential areas, the space requirements of more diversified individualized areas were the most important concerns for undergraduate and postgraduate research students. From the study we hope this will form a foundation for the design of the future housing social stratum. It is hoped that the current results and conclusions of this survey will be of help for the korean community to provide a direction and a positive input in the future design of newly married housing.
The regional economic crises in the late 1990s and the global economic crisis in the late 2000s had reduced the differences in housing policies among the major Asian economies. This paper attempts to explain and compare housing welfare policy shifts between subsidizing home owning and subsidized renting from the perspectives of the economic and social roles of housing, the lock-in effect of policy processes, and the welfare provision strategy of the East Asian economies. It argues that the impact of economic crises on housing welfare policy in East Asia depended on the duration and the intensity of the crisis and the length and severity of the subsequent economic depression. Another important factor was the role of housing in the economic and social development, especially whether housing market development was considered as an engine of economic growth or revival, and whether the tools of housing policy caused the economic crisis. The loss of impetus for home ownership drive and the new emphasis on rental subsidy provision are new policy trends. Nonetheless, the economic revival since mid-2009 has caused the re-introduction of home ownership subsidies for quenching the housing affordability problems and enhancing home ownership making use of the strong economic conditions.
The aim of this study is to minimize the various social problems caused by the growing number of vacant houses in the urban areas and suggest ways to improve the legal and institutional system for promoting the maintenance and utilization of vacant houses. Due to changes in social conditions, the vacant houses continue to increase, and urban regeneration is emerging as a policy tool for renovating old and deteriorating built-up areas. In the face of the necessity of the managing vacant houses and its surrounding areas, it was suggested that vacant housing should be defined as "housing and buildings", not just "housing", since there are limitations on the maintenance of them. In addition, statistics on vacant houses are causing confusion because of the difference between surveyed data and vacant houses, which are recognized as problems in urban areas. Therefore, it was suggested to improve the accuracy and reliability of vacant housing statistics. In order to promote the maintenance and utilization of vacant housing, it was proposed an amendment of vacant housing-related laws that grant substantive tax benefits to enable more active participation of vacant homeowners and people who participate in vacant housing maintenance.
