  • To analyze the space features of small-sized detached houses, this study has compared the floor plan types of detached houses and apartments. Currently small-sized detached houses are popular in Korea. The comparative analysis was focused on common residential patterns and the apartment plan. The results of space syntax were summarized as follows: four types of apartments and twelve types of small-sized detached houses were deduced by the relative spatial depth analysis. Among the sixty-seven house samples, only two of them showed the same pattern as those of apartments, which showed that each room of detached houses had distinct difference with those of apartments. According to the integration and control analysis, each space of apartments showed difference within narrow range, while the space of detached housed showed difference within wide range. In addition, the detached houses showed distinct relations between the center of space and the surroundings, and there are distinct differences between the easier layouts for access rooms and difficult ones. Moreover, the living rooms of detached houses somewhat exist under the low integration condition, and they cannot be standardized in the center of house, which are different with those of apartments. The master bedrooms of detached houses exit at the surrounding space same as those of apartments. Nevertheless the toilet is in the master bedroom which made its control lower than those of apartments.

  • Using multivariate GARCH model, we estimate the relationship between the housing sale prices and lease prices in the Korean housing market. In the analysis of relationship between the rate of changes in sale and lease prices, the correlation coefficient of the apartment and detached house is higher than that of the townhouse. By housing type, the correlation coefficient between detached house and townhouse is higher than between apartment and detached house or apartment and townhouse. By housing size, there are no significant different results between the sales price and the rental price. The correlation coefficient between medium and small size is the highest in the apartment housing market, whereas the correlation coefficient between large and medium size is the highest in the detached housing market, resulting from the fact that people may be more interested in medium- and small-sized apartment and large- and medium-sized detached house. In the detached housing market, the correlation coefficient between large-medium size and medium-small size in the rental price is higher than that of sales price. This result implies that the process of the decision making between purchasing and leasing a house might be different.

  • This study examined the building envelope structure used in small housings near urban area which have not good energy source in relation to the application of passive design for energy saving of small-sized architectural design firms in local cities and aimed to provide the basic materials of future design direction of designers and housing owners by analyzing economy of a project in order to know the amount of energy saving and additional expenses depending on the building envelope pattern. As a result of comparing and examining the energy saving cost from the period of use compared to investment by the thickness of insulating materials based on building envelope pattern for energy saving, it was found that the thicker the insulating materials are, the more energy saving amount is. While the current bead-type insulating materials have short payback period due to low initial investment, extruded insulating materials show the difference of five years compared to bead-type insulation because of its high initial investment.

The purpose of this study is to analyze the meaning of the terms about one-room dwelling written in the Korean dictionaries and the dictionaries of architecture terms. For this purpose, the first study was divided into three periods. The second study investigated publishing of the Korean dictionaries and the dictionaries of architecture terms and analyzed meaning of the one-room dwelling written in the Korean dictionaries and the dictionaries of architecture terms. Dwelling type combined unit space in a single room. 5) One-room and Ilsil dwelling focused on convenience and multipurpose. • Recently, new detached houses on a small plot in low-rise residential urban area have attracted more public interests than ever before. This study aims to categorize basic types of interior plans in small urban detached houses by analyzing the layouts of the public space(LDK) within them which are popular in Japan. The results of this study may be summarized as follows. Unit floor plans were basically classified as 16 types according to the layout of LDK. Among these, the LDK type in a straight line shows the most at 28.9%. Again, these plans were sub-classified into 38 types by plan composition. The new 'LDKL' (a new term the authors propose to be used) type was observed in cases where K was directly connected to L. This type appears at 9 out of 38 types. In the connection of LDK, the LDK type shows the most at 60.8%; secondly the L-DK type at 29.9%; thereafter the LD-K type at 6.2%; and lastly L-D-K type, the least frequently at 1.0%. The cases of inter-level connection between LDK and the surrounding space were observed in various cases such as the open workplace of the upstairs hallway visually connected with LDK through the void space and as the attic space of the pitched roof visually linked to it.
