미국 대도시 지역 청년 1-2인가구의 주거 특성 및 주거비 부담 영향 요인 (Housing Characteristics and Determinants of Housing Cost Burden of Young Single- or Two-person Households in the U.S. Metropolitan Areas)

  • The purpose of this study was to explore housing characteristics of young single- or two-person households in the U.S. metropolitan urban areas and determinants of their housing cost burden. Total 764 single-person households, 744 two-person households and 424 households with three or more persons were selected from the 2011 American Housing Survey public-use microdata for the study based on specific sampling criteria. The major findings are as follows: (1) In comparisons with larger households, single- or two-person households were characterized to be headed by younger householders, to have less income, and to have a greater proportion of households living in central cities of metropolitan areas, renting housing units, living in smaller size units or multifamily structures; (3) housing cost of single- or two-person households were significantly less than a larger households while housing costs per unit square footage (SQFT) of single- or two-person households was significantly greater; (4) regardless of the household size, there are many household headed by young college graduates paying too much of their income for housing, and single-person households were found to have the greatest housing cost burden; and (5) a linear combination of low-income status, monthly housing costs per unit SQFT, annual household income, and unit SQFT per person was found to be most efficient to predict single- or two-person households with housing cost burden.

  • The purpose of this study was to explore housing cost burden of young single- or two-person households in the United States who have recently moved for job-related reasons. Total 580 households were selected from 2009 American Housing Survey public-use microdata for data analysis. The findings are as follows: (1) Targeted single-person households were characterized as younger households with higher educational attainment, lower household income, and greater proportion of renters, multifamily housing residents and households with housing cost burden than other households; (2) two-person households showed a higher income level and lower housing cost burden; (3) characteristics that showed significant influences on housing cost burden were household size, householder's age, gender, race and educational attainment, household income level and tenure type; and (4) a linear combination of household size, household income, whether or not a low-income household, residency in metropolitan area, and home structural type were found to be most efficient to predict a single- or two-person household's housing cost burden regardless of the household size.

  • 본 연구의 목적은 청년 1인 가구 증가와 함께 나타나는 주거 문제의 원인을 분석하는 것이다. 본 연구에서는 생애 주기 가설을 기반으로 주택 수요 함수를 추정하였다. 추정 결과, 청년 1인 가구의 주택 수요와 항상소득 잔차로 인한 주택 수요가 다른 집단에 비해 유의미하게 낮게 나타났다. 이는 청년 1인 가구의 주택 소비에 항상소득이 충분히 실현되지 못하고 있으며, 이를 뒷받침할 금융 시장의 역할이 미비함을 의미한다. 본 연구에서는 항상소득 실현의 어려움과 주택 금융 부족을 청년 1인 가구 주택 수요 불균형 현상의 원인으로 분석하였다. 따라서 청년 1인 가구의 주택 문제를 해결하기 위해 항상소득과 현재 주택 수요의 균형을 유도하는 정책이 도입되어야 한다.

다인 가구와의 비교를 통한 1인 가구의 통근수단 선택 결정요인의 차별적 특성의 파악 (Identification on the Differentiating Characteristics of Determinant Factors on Commuting Mode Choice for the Single-Person Household Compared to the Multi-Person Household)

  • The aim of this study is to empirically identify the differentiating characteristics of determinant factors on sing-person households' commuting mode choice compared to multi-person households' one in order to establish the customized police directions to decrease private car use in commuting. While the study use the 2% sample survey data on the population and housing in 2015, it employ multinomial logit models on relative choice probability of such alternative commuting modes as bus, subway or rail, and walking, rather than driving. As potential determinant factors, the study employs demographic, socio-economic, and housing and residential one for both models of single-person and multi-person households. The study finds that the behavior of commuting mode choice has distinctive difference by gender, marriage status, physical activity constraint, job type, residential period in current housing of the single-person household's workers compared to the multi-person households' ones. Based on the findings, the study deduce ten commuting policy directions customized for the single-person household.

일시적 거주개념을 적용한 1인용 소형주거공간의 유형 및 특성 (The Types and Characteristics of Temporary Small-Sized Housing Units for Single-Person Households)

  • The purpose of this study was to analyze the types and characteristics of temporary small-sized housing units for single-person households. A document research method and case studies were used to analyze and classified the spatial characteristics and types of the temporary dwelling spaces since 2000. Findings of this study were as follows: temporary and simplified dwelling spaces were developed by the concept of impermanence for single-person households in modern society. In order to conform the concept of temporary dwelling for small-sized housing units of single-person households, the characteristics were divided into three aspects. 'Transporting' by wheel and rotation and vehicles, 'Transforming' by adapting, assembling disassembling, and folding unfolding, and 'Wearing Carrying' by inflatable and tented types. It attempted to resolve the concept of temporarity through the experiment so that they might apply to the space of contemporary city.

  • The number of households in the country is expected to rise from 16,420,000 in 2007 to 19,870,000 in 2030, an increase of 21%. This is because while the population itself decreases due to a low birth rate, the number of households rapidly multiplies with the increase of nuclear family and single-person households. The ratio of single-person household is increasing every year at demographics data. The design that suits their needs, however, is not fully explored yet. The purpose of this study is to find out single-person household's lifestyles, and to search and analyze users' needs for spatial composition according to their lifestyles, and then, propose a single-person housing's plan and direction.

청년 1인 가구의 주거복지를 위한 쉐어하우스 거주 실태와 요구도: 입주자와 잠재 수요자 대학생을 중심으로 (A Study on Shared House Living Conditions and Needs for Young Single-Person Household's Housing Welfare: Focus on the Resident and Potential Consumer for College Student of a Shared House)

  • The study finds a constructive way to improve shared houses by analyzing shared house living conditions, satisfaction of the residents and potential consumer's needs. For this, a survey of 179 single-person university residents and interviews with seven young adults residing in shared house was conducted. The results showed that shared house tenants had high satisfaction in regard to bedrooms, common spaces, and rental costs. They successfully adapted to community life by frequently using the living, dining spaces, and common spaces with respect and consideration towards other tenants by following rules. Single-person university household should prefer single rooms and the biggest consideration when they move into a shared house is rent. Affordable rates were 300,000 to 350,000 Korean Won per month (40.5%) and deposit of 3 million won or less (64.3%). Results also showed a need for a professional manager residing in the house with a cleaning service for common spaces and a want to share hobbies with other tenants (3.25/5 point scale). It is very important in a housing welfare perspective that one experiences the value of living and emotional sharing to heighten the satisfaction through shared houses. It is essential to put effort into developing a service that reflects consumer's needs for shared houses to continue as a housing alternative model for young adults.

국내 쉐어하우스 수요특성 및 영향요인 분석 (A Study on the Demand Characteristics and Influence Factors Affecting Shared House in Korea)

  • This study examined the special features and domestic status of the shared-house from the increasing number of single-person households, and also studied demand characteristics of the shared-house targeting young single-person household. Moreover, it found affecting factors of residential inclination on the shared-house with the binary logic model. Some of field research and interviews for the survey were conducted, and the analyzed result from this study as follows: Firstly, the domestic shared-house, introduced between the end of 2012 and early 2013, has been rapidly increased and has some features such as decreasing in housing expenses and increasing in social interaction. Secondly, the demand for shared-house by residential experience of single-person household differs according to the demographic characteristics. Thirdly, the factors that affect residential inclination of shared-house are character types, community life experience, awareness, and need for shared house.

미국 도심에 거주하는 55세 이상 독신가구의 주거만족도에 관한 연구 (Housing Satisfaction of 55+ Single-Person Householders in U.S. Urban Communities)

  • This study aims to analyze the housing satisfaction of 55 years and older (55+) single-person householders in U.S. urban communities with the 2011 American Housing Survey Data. Single-person householders younger than 55 years of age (55-) were used as a reference group. Housing Adjustment Theory was used to develop a research framework to depict the relationships of housing satisfaction (dependent variable) with demographic and housing variables (independent variables). The regression analysis revealed that age, health status, government income, race, gender, age of house, housing quality, neighborhood, structure type, and tenure status had a significant effect on housing satisfaction levels of both those aged 55- and 55+. However, for the cohort of 55+, education, census region, housing affordability, and structure size also affected their housing satisfaction. Neighborhood satisfaction had the strongest effect on housing satisfaction of both groups. These variables were discussed in terms of resources and constraints contributing to their housing satisfaction. This study highlights the present and future housing trends and challenges of U.S. single householders in U.S. urban communities.

독신 가구의 주거계획 방향에 관한 연구 (A Study of Housing Design Guidelines for the Single Household)

  • This study was conducted to examine housing preferences among single-person households and to propose guidelines for housing design choices for single people. One hundred and sixty responses to the questionnaire developed by this researcher were analyzed utilizing frequencies, percentages, and t-tests. There were significant differences between single households and non-single households in various aspects of housing preferences. Differences were found in the desired type and size of housing, needed amount of space, and the importance of space itself. Single persons wanted to live in a small apartment, about 83.45$m^2$ (25.29 pyung) size. They consider the bathroom and the master bedroom more important than the living room and kitchen. They prefer to have specifically function-oriented rooms such as shower, home office, computer room, exercise room, or leisure space. Single persons consider information-technological facilities within an apartment very important. They would like to adopt automatic and electronic technology in the house, such as optical communication network, automatic air-cleaning system, and internet TV. Housing preferences differ significantly according to socio-demographic variables such as gender and age. I propose in this study a small-sized, information-, high-tech- and leisure-oriented design that corresponds with the actual housing preferences of the single-person households.
