  • The study analyzes the demand for residential space in the Untact Era. Residential space comprises six categories: the most necessary dedicated space (DS), most preferred south-facing space (SFS), largest space (LS), most necessary shared space (SS), most necessary infra-space (IS), and others. Results indicated the following: 1) All respondents had the highest preference for relaxing spaces except DS. 2) Differences were found between DS, SFS, and LS by age and SS; IS by residential area; and DS, SS, and IS by household size. 3) People aged 60+ preferred a living room while people aged 40-59 preferred a larger kitchen. Seoul citizens preferred gardens or parks in the complex or neighboring forests whereas local citizens preferred shared offices and medical centers. Households of three or more persons preferred a park/forest and two-person households preferred a honbap restaurant. The implications for housing policy are as follows. 1) Nature-friendly spaces are needed to alleviate a sense of isolation. 2) Changing demand for residential space should be reflected in housing policies. 3) The government's housing supply policy with the same residential space and structure must be changed to provide various residential spaces according to age, residential area, and household size.

It was analyzed and estimated that the present status of the SCS of the contemporary multi-family housing sites in Korea and the residents'behavior in the SCS. Theoretic investigation and empirical research methods were used in this study. The empirical survey focused on seeking out user-oriented design criteria, based on the analysis of residents'usage behavior for the SCS. The analysis was made by both quantitative and qualitative methods. The results of this study are as follows; First, as to the usage status survey for the SCS, there is a difference in the degree of usage according to their locations. Second, as to the analysis of the SCS through a mental map, the sketch map analysis is found to be a useful research method for the SCS planning by actualizing the residents'behavior characteristics. In detail, the main characteristics in the SCS planning are nearness, centrality, intimacy, combination of facilities and the connection with the main paths of the complex.

This study makes it possible to improve the relationship of neighborhood and the quality of the life for the residents, depending on the time. This is the first step as 'the research for the territoriality of the external public space of housing complex', in order to define about the concept, function, characteristic of territory(the base of territoriality) and to establish the territoriality that can form the physical or psychological boundary in public space.

The concept of the shared space was introduced in a holistic moment and the design plans were presented in books in the early 1990's, and total community center it was introduced. The studies are naturally divided into 4 parts as time passed that are characteristics of the block planning in the complex, the needs of the shared space, the actual condition of the using shared space, and the case studies of the shared space. • MaaS, which provides all-in-one service for comfort mobility for customers, has been popularly researched and developed mainly in Europe. Even in Korea, the research on MaaS is also carried out which is fit to the mobility environment and needs of Korea. Korea Land & Housing Corporation(LH) also carries out research on MaaS called 'Integrated Mobility' for the residents living in LH public apartments. This study categorised the around 800 public apartments into 12 groups based on 3 key characteristics, then analysed the preference on shared-transport services by the residents of representing apartments for the each group using C&RT method. The results show that the preference on shared-transport services such as car-sharing and ride-sharing (carpool) were higher in the apartments which are located in medium or small cities or lived by the more handicapped resident groups in mobility such as the elderly. The study suggests the method to analysis the relationship between residents' preference on shared transport services and bounded ertain areas such as apartments or districts and then to introduce shared transport service fit to target areas.

  • A studio type urban lifestyle housing was recently introduced as a new urban multi-housing typology. It was particularly created to meet the increasing housing demand of one-person households due to the population change and the shortage of housing supply. However, some concerns have been raised, because the government's policy has been focused on expanding housing supply by easing certain legal regulations in construction. Poorly planned and managed urban lifestyle housings might degrade living conditions for one-person households and ultimately harm urban environments. As such, this research is conducted to investigate the design characteristics of the studio type urban lifestyle housing from selected construction precedents in Seoul. Critical evaluations are made for the facilities and uses in site plans, unit plans, and shared public spaces. As a result, problem areas are found in the lack of design varieties, privacy protection in units, control of natural environment conditions, and the absence of community spaces. Improvement strategies can be suggested by comparing with some overseas' housing precedents: Design variations can be extended through flexible structure, facility, and furniture systems. Privacy and natural environment can be controled through the integration of interior space configurations and exterior envelope systems. The housing policy needs to be reconsidered to improve a variety in design, residents' social interaction, security, and management. Thereby, the studio type urban lifestyle housing should be holistically approached in terms of design and policy to enrich urban living experiences by residents and communities.
