  • Although the term royal floors is broadly used in high-rise housing, it is hard to find any clear scholarly definition of this term or any in-depth study exploring people's perceptions of it. This study reviewed ongoing discussions about concepts and definitions regarding royal floors, collected opinions from high-rise housing residents and realtors about the term, and compared the opinions of these two groups. First, the statistically analyzed results verified five main factors affecting people's perceptions of royal floors: locational characteristics (i.e., daylight, view, orientation), 2) price characteristics (i.e., premium, price increase level, number of houses on urgent sale), 3) best location of apartment building (i.e., location within a neighborhood, unit size), 4) architectural characteristics of apartment complex (i.e., size of complex, housing type, size options of units), and 5) personal characteristics of respondents (i.e., personal concepts of the meaning of housing, lifestyles). Results from the analysis showed that realtors perceived strong relationships between royal floors and 1) locational and 2) price characteristic factors, while residents perceived strong relationships between royal floors and personal preference as well as three factors from the five identified above: 1) locational, 2) price, and 4) architectural characteristics. Third, in defining royal floors in a building, the past rule of 1/4 is no longer effective. Instead, the rule of 1/n has become more prevalent (i.e., 1/6 to 1/8). Fourth, royal floors can be defined as the 15th to 25th floors in a 30-story high-rise housing structure based on the agreement of 50% of residents and 70% of realtors.

  • The purpose of this study is to understand the perceptions of stakeholders in environmental conflicts. The private rental housing project in Busan Sasang-gu Jurye 3 District, which took place in 2017 is one of many cases of environmental conflicts between developers and local residents. The case is considered as a typical failure of collaborative governance that has consequently caused negative impacts to both local residents and government. To understand why local residents could not come to consensus even though the majority of them were against the development project, we analyzed residents' perceptions and subjective opinions towards environmental conflicts. This study adopted 'Q methodology' to investigate human subjectivity. The results showed three distinguished types of subjectivity structures. Each type was named as 'collaborative governance advocates', 'public administration distrusters', and 'current local government supporters' based on their characteristics. Participants in all three types showed opposition to environmental damages that can be caused by the private rental housing development, but they revealed different perspectives on the importance of public participation and institutional responsibility in the process of decision-making. This study makes better understand what makes it difficult to build collaborative governance as a means of overcoming environmental conflicts.

The sample was 243 visitors from August 23rd to 30th, 2003. The results were as follows: First, visitors showed high satisfaction for the educational tourism program. Experiencing educational 'Mysterious Firefly Field Trips' contributed to the tourists' educational satisfaction. It was found that these experience programs were very popular. Second, residents' and domestic visitors' satisfaction was high with 5.50 on Likert 7 points concerning environmental conservation. Third, foreigners showed high satisfaction for visiting tourism sites and understanding regional culture in terms of understanding region and economic benefits. The average economic effect was decreased compared to 2002. So there should be more diverse strategy to increase economic effect. Also more festival related products, diverse and unique foods and beverages based on regional products should be developed.

  • This study aimed to investigate the roles of three health-oriented personal factors-health technology innovativeness (HTI), health consciousness (HC), and health information orientation (HIO)-in determining Koreans' perceptions about telemedicine. Based on an extended version of the technology acceptance model (TAM), two perceptual components-perceived usefulness (PU) and perceived ease of use (PEOU)-of telemedicine were considered for this investigation. Data from 699 usable surveys were analyzed using path analysis. The results from the path analysis indicated that while HTI and HC had no or limited effects on the PU and PEOU of telemedicine, the effects of HIO on those two perceptual components of telemedicine were statistically significant. Moreover, the results from the path analysis showed that there were significant regional differences in the effects of HTI and HC on the PU and PEOU of telemedicine. In general, these effects were greater among the metropolitan residents than they were among the rural residents.

  • Identifying quality attributes with the greatest value to the residents is important if the Continuing Care Retirement Community (CCRC) is to increase the frequency of residents' dining. However, it is not known which specific attribute is relatively more important than others to evaluate foodservice. The purpose of this study is to identify the relative importance of food and service quality attributes in the evaluation of foodservice in CCRe. This study surveyed the independent living residents of three CCRCs in the Midwestern states. Respondents placed great importance on taste and flavor of food which has the highest percentage of utility range ($28.28\%$) and the second greatest on appearance of the server ($23.46\%$) . The important attributes were ultimately used to predict the most preferred choice of food-service for residents. Knowledge of the importance of the attributes would enable the foodservice managers in CCRCs to manipulate those attributes to enhance the residents' perceptions of quality and identify strategies for continuous improvement.

The festival participants had a positive attitude toward migratory birds. Especially, the residents who had negative perceptions toward migratory birds due to physical harms of agricultural crops was positively changed after visiting this festival. So there should be prepared for more strategic approaches for residents' visiting and participating this birdwatching festival. Second, while the number of tourists was increased, it did not make a practical contribution to residents' income Particularly, farmers' satisfaction was low. So there should be more strategic programs to improve residents' economic rewards for sustainable development.

In the analysis, first, this study performed the survey on residents perceptions about the environment improvement project. Second, the cost-benefit analysis was carried out to evaluate the economic effectiveness of the project. The survey results of residents perceptions indicated that the damage of oil spill was considerable in the target areas. It also showed that residents wanted to continue the environment improvement project and the levels of project satisfaction were quitely high. The economic results showed that 3 areas(Woong-do, Wang-san, and Dang-mi) would have positive values of NPV and B/C ratio, but the other(Nu-dong) would have negative values. The findings of this analysis could be used as the base data for increasing operational efficiency of future environment improvement projects.
