지역시설복합 무료노인복지시설의 거주만족도 (Residential Satisfaction of No-Charge Welfare Facility for the Elderly Integrated with Community Facility)

  • The purpose of this study is to assess the residential satisfaction of no-charge welfare facility for the elderly, and to examine the effect of the integration with pay-training institute on residential satisfaction. The data were collected from staffs and fifty one residents of welfare facility by interview and questionnaire. The statistical analysis was conducted to identify the residential satisfaction. A half of the elderly were aged over seventy five years old, eighty four percents of them were female, and seventy seven percents of them were non-educated. Forty two percents of the elderly considered themselves to be unhealthy, but the ADL data reveals that they are relatively healthy. The most of residents are highly satisfied with whole welfare facility. But, the level of satisfaction on the bathroom, the storing space, the cooking table and the benches were relatively low. These dissatisfactions can be solved by the expanding of the storing space, setting up of a common washing room and electric cooking stove, and the increasing of the number of benches. Also, it was recommended for the elderly to set up the Ondol-style rest room with the western style rest room. The level of satisfaction on the attached training institute with no-charge welfare facility for the elderly were high. This has positive effect on residential satisfaction of the elderly. Therefore, the community integrated welfare facility can be the alternative plan for the enhancement of residential satisfaction and quality of elderly life.

유료노인주거시설에 대한 투자 의사결정을 위한 수요자 요구 분석 (Customers' Needs Analysis for Investment Decision Making in Residential Facility for Retired Seniors)

  • It is expected that the market of residential facility for retired seniors will be a new investment field for construction firms. This study describes the questionnaire survey analysis results of potential customers' demand for the facility. For comparison purpose, direct construction cost was estimated by estimation experts. In addition, a case analysis was conducted to compare direct cost and indirect project cost with the experts' estimation. According to the questionnaire survey analysis, it is observed that there were significant differences in demand between groups which are classified by the regions, living expenditures, the level of property ownership and the scales of residence. From an investor's perspective, investment decision on residential facility for retired seniors should be made considering bothe the level of returns which can be generated from the investment and the customers' needs.

서울 저층주거 밀집지역 공공생활지원시설 설정방향에 관한 연구 (A Study to Set up Guideline for Public Facilities as Infrastructure of Low-rise Residential Community in Seoul)

  • Low-rise residential community is the most popular type (51%) of residential neighborhoods in Seoul. Currently, there is a shortage of public facilities needed for living conditions and the quality of life in low-rise residential areas. This study defines 'public facility' as infrastructure to improve the living environment and used by residents jointly in low-rise residential areas. In this regard, this study analyzes current legal and institutional standards, latest trends in public facility of apartments, and residents' demand and satisfaction level in order to find out the criteria for installation of priority public facilities. As a result, the essential facility basically conforms to the number of household which is the standard of the facility supply in apartment. However, considering the limitations on the accessibility due to low density, it should consider two standards at the same time: the number of household and distance (radius of neighborhood). In conclusion, it is necessary to install legally prescribed facilities according to the number of household and distance: 500 households facilities in 250m radius neighborhood and 1,000 households facilities in 400m radius neighborhood. Also, considering the reality of low-rise residential area, it is necessary to integrate some facilities that can be functionally linked to improve level of utility and efficiency of operation and management. It is expected that the output of this study can be applied to institutionalize of the legal basis for the public facility of low-rise residential community.

  • The purpose of this paper is to analyze the handicapped facility in residential outside area, to found how to improve the law in analyzing the residential area and to suggest consideration factor in design phase. To concentrate the study, the objects of case study are selected carefully, also case study method is selected as well as objects. After observing the summary of objects, the checklist is made accordance with the improvement law of facility. The checklist has the general and detail factor about outdoor residential area, and the detail factor is based on the improvement law of facility and is used to examine and analyze.

  • In this paper, the all units of residential housing that is not legislated in facility development law are analyzed and foreign design criteria that is related to barrier-free unit housing is comparing to domestic. Through the comparison in front door, living room, bathroom, bedroom, and kitchen, this paper aims to suggest internal barrier-free design criteria. This paper is limited to internal housing which are front door, living room, bedroom, bathroom, and kitchen. Also, the objectives of facility development law are U.S, Japan, German, and in case of U.S, UFAS is established by ADA, in Japan, Heart Building law and detail standard drawing are used, in German, DIN is used. The objective of domestic case study is the latest residential housings that are built over 2003. The flow of study is as follows ; First, the internal items of residential housing are abstracted, and each item is checked in facility development law that is legislated in. Next, through comparison of domestic and foreign facility development law related to housing, common items are abstracted and detail standards are defined. Domestic residential housings are analyzed in those standards. Finally, the problems that is the result of analysis are analyzed and the barrier free design criteria is abstracted in unit housing. Also, more developed items and future study are suggested.

지역사회 노인주거시설에 관한 연구 - 미국을 중심으로 - (The research regarding the community residential welfare facilities for the Aged - Focused on instance of the United States -)

  • At this point in time South Korea is rapidly metastasizing to a aging society. A major cause of aging can be summarized as increased life expectancy, decrease of nuclear family and birthrate, and South Korea's progress is faster than any other country. From the 1970s, western society has changed social welfare to deinstitutionalization and community care because of problems about economic reason and facilities protection, so the type of elderly social service has also changed from the facility welfare service which is accommodated old people in certain facility to community welfare service which provides various welfare services with living together. Public facilities for low income group which are supported by government are lower, 6.6%, than the United States or Japan, 50%. They are divided into private manage facilities and subscription elderly facilities. These subscription elderly residential facilities show poor administration because of focusing on development and market analysis for investment returns. Therefore, in order to vitalize the elderly welfare residential facilities in Korea, we need plans about systematic services facilities for welfare and phased medical treatments. Therefore, the purpose of this study is that (1) the types and functions of residents for community elderly residential facilities in elderly welfare policies of U.S., and supported policies are researched as a transcendental model, (2) data about operating system with the principles of the market is analyzed, and (3) basic data about welfare facility plan for community residential elderly people is provided.

  • With the development of medical technology, economic growth and increased interests In health in our society nowadays, the male and female average length of life has continued to increase. In response to the rapid aging phenomenon, diverse paid residential facilities for the elder have geometrically emerged in a short period, but compared to their quantitative increase, the kinds of facilities are not diverse and the quality of the facility environment also is not at the desirable level in comparison with the economic and intellectual level. Accordingly, the purpose of this study was to analyze the residential space from a perspective of marketing and establish the residential environment for the elder in response to the expansion of the market of the paid residential facilities for the elder in the future.

아파트 시설물 유지관리가 입주자의 주거만족도에 미치는 영향 (The Effects of Apartment Facility Maintenance on the Residential Satisfaction of Residents)

  • 이 연구는 아파트 시설물 유지관리 및 화재안전시설관리가 입주자의 주거만족도에 미치는 영향에 대한 해결방안을 제시하였다. 연구결과는 다음과 같다. 첫째, 시설물 유지관리는 주거만족도에 부(-)의 영향을 미치는 것으로 나타났다. 이는 시설물의 고장이 많을수록 입주자의 주거만족도는 낮아지는 것으로 분석되었다. 즉 관리주체 직원들은 반복적인 업무이기 때문에 입주자 민원 요청에 소홀할 때 주거만족도에 부정적인 영향을 미치므로 관리주체에서 결코 가볍게 지나치면 안 되는 사항으로 관리교육지원과 시설물 유지관리를 높여 입주자들의 주거만족도를 높여야 함을 보여준다. 둘째, 화재안전시설은 주거만족도에 부(-)의 영향을 미치는 것으로 나타났다. 이는 화재안전시설에 대한 작동불량이 많을수록, 소방용품의 교체가 많을수록 입주자의 주거만족도는 낮아지는 것으로 분석되었다. 즉 아파트 단지 내에는 안전문화인식 수준이 낮을 수 있기 때문에 이에 대한 대응력이 취약할수록 화재안전시설에 대한 의존도가 높고 안전을 중요함을 보여주어 관리주체에서는 화재안전시설에 대한 피해를 저감시켜 입주자들의 주거만족도를 향상시켜야 할 필요가 있다. 마지막으로, 입주자의 화재안전의식 강화방안으로 소방계획서에 의한 화재진압과 피난 대처요령에 관한 입주자의 교육과 훈련을 반복적으로 시행할 필요가 있다.

노인 전문요양시설의 공간구성에 관한 연구 - 전라북도 소재 5개 시설을 중심으로 - (A Case Study of Spatial Composition of Elderly Skilled Nursing Facility - Focused on 5 facilities of Jeonbuk Province of Korea -)

  • The purpose of this study was to analyze spatial composition of elderly skilled nursing facility and to provide basic information for setting up the detail facility architectural guidelines. The results of the study were following: the residential spaces of the facilities in this study were more or less overcrowded since their capacity were more than 5 elderly residents. The dimensions of some residential spaces did not even come up to the standard of elderly welfare law in force. On the other hand, the facilities had a tendency to use a space with multiple purposes or to allocate a space but to leave it with no use. Moreover comparing with the 1st floor, which was mainly for the staffs and had enough space to spare, the upper floor which was for the elderly residents, was crowded with nursing staffs and elderly residents and had densely closed residential and public spaces. For the problem solving, law and regulation modification is needed according to the case study about the usage and using frequency of each facility space. And the crowded area for the elderly residents could be enlarged through the reduction(or combination) of the rarely used spaces and moving a few residential spaces into the 1st floor.

Field measurements of natural periods of vibration and structural damping of wind-excited tall residential buildings

  • Field measurements of the wind-induced response of two residential reinforced concrete buildings, among the tallest in the world, have been performed during two typhoons. Natural periods and damping values have been determined and compared with other field measurements and empirical predictors. Suitable and common empirical predictors of natural period and structural damping have been obtained that describe the trend of tall, reinforced concrete buildings whose structural vibrations have been measured in the collection of studies in Hong Kong compiled by the authors. This data is especially important as the amount of information known about the dynamic parameters of buildings of these heights is limited. Effects of the variation of the natural period and damping values on the alongwind response of a tall building for serviceability-level wind conditions have been profiled using the gust response factor approach. When using this approach on these two buildings, the often overestimated natural periods and structural damping values suggested by empirical predictors tended to offset each other. Gust response factors calculated using the natural periods and structural damping values measured in the field were smaller than if calculated using design-stage values.
