Per the residential satisfaction, highly respected factors were having good neighbors and active interactions with them and having good cooling-heating conditions, sunny rooms, and less noise and air pollution. Finally, the relation of house and its environment with the satisfaction indicated the following significant two: The higher the satisfaction, the shorter the duration of living and the history of construction. The less the satisfaction, the smaller the size of house and/or its complex.

  • The purpose of the study is to analyze the residential mobility effects and planning discrepancies of home-owning households and renting households. The data for the empirical analysis were collected from 248 units residing in Ulsan and were studied using descriptive statistics, chi-squared tests by cross-tabulation and multiple regressions. The majority of the households did not experience a change in types of housing structure or ownership after the residential mobility. However, the housing size increased after residential mobility, showing that most moves were due to the deficit of housing sizes. In terms of future mobility plans, there were significant differences between home-owning households and renting households. More than two-thirds of the renting households were willing to move within 2-4 years to obtain home ownership. On the other hand, most home-owning households were willing to move for housing size, education of the head, and investment purposes. Compared to the forty-four percent of the home-owning households, seventy-two percent of the renting households were willing to relocate, which shows the effects of unstable housing circumstances.

  • The purpose of this study is to find out distributional principles of the shop-houses in residential district through physical composition of residential area. Through the research that are based on literature and field survey, it analysed the relation between physical composition of residential area and the shop-houses of selected four sites under similar urban condition where land readjustment project were held. The consequences of this study are summarized as follows; 1) A road that is not penetrating the inside a residential area is seemed to have low occupancy of shops comparing to other roads with similar hierarchy. And the shops functions as convenience facilities. It can be inferred from the statement above that even a road with higher hierarchy is not easy to form commercial area if without penetrating the residential area. 2) According to the size and the arranged method of Inner blocks of residential area towards major roads, distribution of shop-houses appear to be different. In other words, when shop-houses are located along the roads, the proportion of shop was higher than when located perpendicular to the roads. 3) When the number of average lots are little and the size of block is small, usually, street ratio and the number of corners gets higher, which eventually increases the number of shop-houses.

Main reason is to designate proposed residential environment improvement areas without careful analysis of the possibilities of the improvement project completion. This study aims to clarify and analyze the phase characteristics of residential environment improvement process by using 12 variables representing 5 locational characteristics such as place factors, topological factors, size factors, location condition factors and regulation factors. From results of the analysis, this study finds that business floor area ratio, improvement type and site size affect significantly the completion rate of residential redevelopment projects. However, business floor ratio, improvement type, width of frontage road and slope are significant variables to affect the completion rate of residential rebuilding projects.

  • Community is crucial for human beings not only because they are born with communal self but also because social cooperation is more efficient than competition in many cases. Human beings are defined as Homo communicus living in residential community which is important for the fulfillment of their primary needs. Residential community is an 'intimacy zone' where personal and emotional interactions are made. This study aims at examining the health of residential community in Korea by exploring the level of place attachment and neighborhood trust. Previous studies indicate that place attachment and trust are influenced by three dimensions such as residents' characteristics, house types and regional environment. This study conducted a nationwide questionnaire survey and it shows that place attachment moulds neighborhood trust. The results of path analysis demonstrates that place attachment and trust appear high in detached house areas. Age of residents also gives positive influence on the level of place attachment and neighbourhood trust. This result gives significant policy implications for the development of residential community in Korea. Residential community as an intimacy zone has been eroded and desperately needs to be revitalized. For this, more concern should be given to the issue of desirable size of residential community and the types of houses. Detached house area must be supported by governmental policies.
