재한외국인의 주거실태 및 주거만족도에 관한 연구 -서울, 경기 지역을 중심으로- (A Study on Housing Situation and Residential Satisfaction of Foreigners in Korea -Focusing on Seoul and Kyonggi Province-)

  • 본 연구는 재한외국인의 주거실태와 주거만족도를 조사하고 이들의 주거만족도에 영향을 미치는 요인을 파악하는 것을 목적으로 한다. 이를 위해 서울 및 경기도에 거주하는 재한외국인을 대상으로 설문조사를 실시하였으며 총 132부의 설문을 최종 분석에 사용하였다. 분석 결과 응답자들은 대부분 중국국적으로 평균연령은 45.7세였다. 주택소유형태는 90% 이상이 차가였으며, 주택유형은 단독주택이 가장 많았다. 전반적인 주거만족도 점수는 3.43점으로 보통 이상이었으나 주차공간과 노후도, 공간구성에 대한 만족도가 가장 낮았다. 주거만족도 변수에 대한 요인분석 결과 '공간계획 및 구성,' '시설설비,' '생활편의시설,' '생활환경,' '주거비부담'과 관련된 5개 요인이 도출되었다. 이들 5개 요인이 주거만족도에 미치는 영향을 파악하기 위한 중회귀분석 결과 '공간계획 및 구성'과 관련된 요인의 영향이 가장 큰 것으로 나타났다.

The impact of outdoor environment on residential noise level satisfaction: GIS-based Analysis

  • Urban residents in crowded complexes are making increasing civil complaints about noise and demanding pleasant and comfortable residential environments. Because noise is one of the most important factors related to urban residents' dissatisfaction with their living environments, the present study investigates the direct and indirect effects of noise-related outdoor environmental factors on residential level satisfaction, using noise level data from 29 noise-measuring stations in Seoul. From 62 multi-family apartment complexes near these stations, the authors collected GIS-based environmental attribute data, as well as survey data including the residents' personal characteristics and indicators designed to measure latent psychological characteristics: noise sensitivity and residential noise level satisfaction. This study then utilized structural equation models to analyze the direct variables influencing the latent variables of noise sensitivity and residential noise level satisfaction, as well as the complex relationships among all variables. The result showed that residents who are exposed to less noise, possibly due to living in apartments facing relatively quiet roads, protected by soundproof walls, or surrounded by densely planted trees, tend to be less noise sensitive, which makes them more satisfied with the ambient noise level. Therefore, critical outdoor environmental variables can be used to reduce noise sensitivity and improve residential noise level satisfaction.

도시가구의 주거이동 유형이 가정생활의 질에 미치는 영향 (Quality of Life Affected by Residential Mobility in Urban Households)

  • The resulting rapid urbanization in the several decades caused increasing residential mobility. The purpose of this study is to analyse systematically the effects of residential mobility on the family quality of life and the factors that cause residential mobility. For this purpose, 976 housewives were sampled from the households in Seoul. The data were analysed by such statistical methods as multiple regression, crosstabulation, ANOVA test and path analysis. The main results obtained are as follows; 1) A significant proportion of the urban households are experienced frequent residential mobility. 2) Among the factors that affect residential mobility, the most important factors are family income, tenure type, and residential satisfaction. 3) Residential satisfaction is an important intervening variable in residential mobility. 4) It has been observed that family quality of life was affected by residential mobility patterns. Analysis has revealed that quality of life de eloped remarkably by changing for residential location, especially in education environment for their children.

노인이 인지하는 주거문제와 주거만족도에 관한연구 (The Perception of Residential Problems and Satisfaction of Korean Elderly in Urban Area)

  • The purpose of this study was to analyze contributing factors to the perception of elderly's residential problems and satisfaction. The sample in this study consisted of 556 elderly husband and wives over 55 years old living in Seoul Daejeon Jeonju and Daegu. Statistics employed for the analysis were frequencies means one-way anova and umltiple regression analysis. The results could be summarized as follows. Deficiency of privacy was the worst status and then noise and air-pollution and the level of facilties in residential space. And the perception of residential problems could be affected by age health the type of family the number of family the ownership of house the type of house location and the economic status The significant variable positively related to the residential satisfaction were the healthy conditon of eldely ownership of house living in multihousing the perception of privacy and high level of facilities in the house.

농촌지역주민의 행정서비스 만족도 연구 (A Study on Rural Citizen Satisfaction for Local Public Service)

  • The objectives of this study were (1) to measure the level of satisfaction on rural for local public service. (2) and analyse variables related to the public service. Reviewing the literature and related studies for theoretical framework, Six criteria characterize public service : (1) responsiveness. (2) convenience, (3) speed, (4) correctness, (5) pleasantness, (6) equality, which are reflected in the instrument of this study. By the results of analysis, two dimensions (convenience, responsiveness) and total satisfaction are related to their residential lengths of the same rural area. For the total public service satisfaction gender, age, educational level, income level, occupation, and residential years explained in 13.3% For the convenience dimension their variables accounted for 22.4%. For responsiveness dimension their variables interpreted in 23.2%. For speed and correctness dimension their variables explained in 21.6%. For pleasantness dimension their variables accounted for local public services in 15.3%. For equality dimension their variables explained in 16.2%.

매입임대주택 거주자의 주거환경 및 주택관리 만족도 분석 (Satisfaction of Residents on the Publicly Purchased Property Program with Residential Environment and Housing Management)

  • The Publicly Purchased Property (PPP) Program since 2004 has allowed low-income households to reside in decent housing at a reasonable expense and to live in a community they choose. With an increasing number of the housing stock, management of the properties becomes a growing concern. The purpose of this research is to find out the satisfaction of the tenants with residential environment and housing management. To collect data, a face-to-face interview survey was conducted for 310 households living in the designated properties of 8 cities in and outside the Seoul Metropolitan Area (SMA). Most of the households were a family of three headed by late middle-aged man and lived in physically sound, small-sized units at an affordable cost. Overall satisfaction with living environment was higher in non-SMA than in SMA, and influenced by building deterioration and unit size. Further, most of the respondents were in favor of housing management services provided by a nearby public housing estate. Building deterioration and regular onsite visits of management staff were determinants in the satisfaction with housing management. The results indicate that proper housing management delays building deterioration and assures decent living for low-income people, leading to high levels of residential satisfaction.

가족친화 주거환경을 위한 지역 커뮤니티 평가 및 개선방향에 관한 연구 - 초등학교 이하 자녀를 둔 주부를 중심으로 - (A Study on the Evaluation and Improvement of the Local Community for Family-friendly Residential Environment)

  • The purpose of this study was the evaluation about the evaluation of the local community as family-friendly residential environment. We executed the survey to find 1) the evaluation of local community as family-friendly residential environment, 2) the usage and satisfaction of the local community facilities and programs, 3) the improvement of local community as family-friendly residential environment. The method was a residents survey. Data were collected from 160 married men and women with children lived in Seoul and Gyenggi-Do. The findings of this study are as following; It was more satisfactory residential environment with family-friendly elements than residential environment without family-friendly elements in residential environment satisfaction. The children care facilities was used higher. Local community facilities and program for family-friendly residential environment was not satisfied. Local community facilities and program for family-friendly residential environment was needed higher. The representatives as leading role was local community and residents in family-friendly residential environment.

주거환경의 사회적 지속가능성 만족도와 주관적 행복감과의 관계 (The Relationship between Subjective Happiness and Satisfaction of Social Sustainability in Residential Environment)

  • The purpose of the study was to find out the relationship between subjective happiness and satisfaction of social sustainability in residential environment. The data for the analysis were collected through questionnaire survey method from October 29 to November 10, 2013, and the sample consisted of 338 residents living in Seoul and Gyeonggi-Do province. The social sustianability was composed of locality, communality and organism. Locality composed of historical and cultural reflection of regional identity and of regions. Communality composed of social integration, community program and facilities. Organism composed of employment, self-sufficiency, welfare, population, safety and housing. The findings of the study were as followings: 1) The average of subjective happiness was 3.82 points, over neutral. 2) The social sustainability in residential environment was related with the subjective happiness. 3) In the social sustainability in residential environment, the residents was satisfied with locality and organism, but they was not satisfied with communality.

청년 1인 가구의 주거환경이 주거와 삶의 만족도에 미치는 영향: 다른 연령 집단과의 비교를 중심으로 (An Analysis of the Effect of the Residential Environment of Young Single-person Households on Residential Satisfaction and Life Satisfaction)

  • 1인 가구의 비율은 꾸준히 증가하고 있으며, 청년층의 비율은 35.9%로 전체 1인 가구 중 가장 많은 비율을 차지한다. 하지만 청년 1인 가구에 대한 연구가 활발히 이루어진 것은 비교적 최근이다. 1인가구에 대한 연구는 대부분 1인 가구 전체 또는 노인 1인 가구에 집중되어 있는 실정이며, 더 나아가 연령층별 차이 및 비교에 관한 연구는 부족하다. 따라서 본 연구는 전체 1인 가구를 청년층과 중장년층, 노년층으로 나누어 세 집단의 주거만족도에 영향을 미치는 요인에 어떤 차이가 있는지 확인하고 이러한 주거환경요인이 주거만족도의 매개효과를 통해 삶의 만족도에 어떠한 영향을 미치는지 확인하고자 한다. 분석에는 2020년 서울서베이 도시정책지표조사 데이터를 활용하였으며, 구조방정식 모형을 이용해 각 요인들의 영향관계를 분석하였다. 본 연구의 첫 번째 결과는, 다양한 주거환경요인들이 주거만족도와 삶의 만족도에 직접적인 영향을 미치는 것으로 나타났다. 다음으로 청년 및 중장년 1인 가구 모형에서 주거만족도가 삶의 만족도에 직접적인 영향을 미치는 것으로 나타났다. 이를 통해 주거만족도에 영향을 미치는 주거환경요인에는 차이가 있음을 확인하였으며, 주거만족도가 중요한 매개 역할을 한다는 사실 또한 확인하였다. 마지막으로 다른 연령층에 비해 청년층의 주거 및 삶의 만족도에 영향을 미치는 요인이 더 다양한 것으로 나타났다. 본 연구의 정책적 시사점은, 1인가구의 주거 및 삶의 만족도 제고를 위해서는 연령층별 차이가 우선적으로 고려되어야 한다는 것이다. 특히 청년 1인가구의 경우에는 주거 및 삶의 만족도 향상을 위해 더 다양한 대안을 고려해야 할 필요가 있다.

주거환경에 대한 거주민의 만족도와 영향요인 분석 - 직방 아파트 리뷰 빅데이터와 딥러닝 기반 BERT 모형을 활용하여 - (Analysis of Resident's Satisfaction and Its Determining Factors on Residential Environment: Using Zigbang's Apartment Review Bigdata and Deeplearning-based BERT Model)

  • 주거환경에 대한 만족도는 주거지 선택 및 이주 등에 영향을 미치는 주요인으로, 도시에서의 삶의 질과 직접적으로 연결된다. 최근 온라인 부동산 서비스의 증가로 주거환경에 대한 사람들의 만족도를 쉽게 확인할 수 있으며, 사람들이 평가하는 내용을 바탕으로 주거환경 만족 요인에 대한 분석이 가능하다. 이는 기존에 활용되던 설문조사 등의 방식보다 더 많은 양의 평가를 효율적으로 활용할 수 있음을 의미한다. 본 연구는 서울특별시를 대상으로 온라인 부동산 서비스인 '직방'에서 수집된 약 3만여 건의 아파트 리뷰를 분석에 활용하였다. 리뷰에 포함된 추천 평점을 토대로, 아파트 리뷰를 긍정적, 부정적으로 분류하고, 딥 러닝 기반 자연어 처리 모델인 BERT(Bidirectional Encoder Representations from Transformers)를 사용하여 리뷰를 자동으로 분류하는 모델을 개발하였다. 이후 SHAP(SHAPley Additive exPlanation)를 이용하여 분류에 중요한 역할을 하는 단어 토큰을 도출함으로 주거환경 만족도의 영향요인을 도출하였다. 더 나아가 Word2Vec을 이용하여 관련 키워드를 분석함으로써 주거환경에 대한 만족도 개선을 위한 우선 고려사항을 제시하였다. 본 연구는 거주자의 정성평가 자료인 아파트 리뷰 빅데이터와 딥러닝을 활용하여 주거환경에 대한 만족도를 긍정적, 부정적으로 자동 분류하는 모형을 제안하여 그 영향요인을 도출하는데 의의가 있다. 분석결과는 주거환경 만족도 향상을 위한 기초자료로 활용될 수 있으며 향후 아파트 단지 인근 주거환경 평가, 신규 단지 및 기반시설의 설계 및 평가 등에 활용될 수 있다.
