  • The Study aims at carrying out basic research on the future housing culture plan by the aging and low fertility phenomenon which is the most serious problem that Korean society faces today. In the future, the housing culture will be transformed into a 'convergence housing complex's residential culture' that can be coexisted with households with various members, rather than a housing type represented by apartments today, due to the phenomenon of nuclear family and the increase of one resident. In this regard, this study is a basic study on the housing complex culture of Korea. It is not that the hosing complex culture has been imported from the western society today, but the Korean traditional housing complex's culture proposed by Korean first developer Segwon Jeong has already existed in Korea urban and architectural perspective. In the early 20th century, Segwon's improved Hanok planned to complement the disadvantages of the existing hanok and the modernization of hanok such as the standardization of hanok, moreover the most important point is the beginning of the Korean style housing complex by modernization of the inner space of hanok. It is expected that this study for Segwon's housing complex of improved hanok will provide important basic data for the Korean-style convergence residential culture plan needed for our society in the future.

Finally, tea culture spaces were reviewed each region during Chosun dynasty, and tea culture space of recent tea users. In order to study tea culture space, complex residential area and single residential areas were compared. The useful of tea culture space as a ecological space was also examined. To achieve the purpose of this study, related literatures were reviewed, and investigations of museums and a survey on modern living space were also conducted. The results show that the space of our tea culture were affected by nature worshipping of Gochosun, Buddhism of Koryo, and Confusianism of Chosun with 'Pungryu', the idea that enjoys nature, thereby applying environment-friendly ecological beauty to their living space and life. The cultyral space in Korea is composed of natural environment such as mountain, sea, rock, or trees and artificial environment such as pond or pavilion. In the future, oriental culture with metaphysical value will lead the world culture, and especially, tea culture would play an important role regardless of nationality, race, religion, and ideology. Therefore, establishing a tea culture space in a living space would be the fundamental methods that would be able to settle down such tea life into our daily life. Our attempts to create ecological tea culture space as a integrated cultural space of natural, artificial, and human behavioral environment will contribute to enhance our quality of life.

  • The purpose of this study is to analyze the unique characteristics of the vernacular house of Ulleung-Do(island), which shows a different residential culture from the main land. For this purpose, this study examined the characteristics of the location, spatial arrangement, and floor-plan of the house and also tried to understand how these basic elements were changed and why these changes were occurred. The result of this study is as follows: First, the house was located on the mountain area and was oriented toward the various bearings. Second, the house usually did not have annexes and most residential space was installed on a main building. Third, the floor-plan of the house was developed from a basic two-Kan (with single row) house type in a early settlement period to three-Kan, four-Kan, and five-Kan house types in later periods. While the development of house type proceeded. the main building was functioned as a complex space for both residential and storage purposes. Some houses were gradually developed into a middle and upper-class house shape by installing annexes. The change of the floor-plan and the house size was the result of self-sustained living culture influenced by the natural environment of the island and of changes of residential conditions as well.

  • The purpose of the this study was to provide the basic information about the formation background of urban squatter and their housing state in Korea. This study was progressed on the basis of socio-historical point of view from after the Korean War to the present time. Therefore, this study considered the meaning of housing for urban squatter in the Korean housing history. For this study, the formation background of urban squatter was divided into five periods. The first one was the period of the policy on the mass migration (1955-1960) after the Korean War. The second period was the period of reproduction of deteriorated residential area (1960-1970) for the continuing mass migration policy. The third was the period of disbanding of deteriorated residential area (1970-1980) for redevelopment. The forth period was before the IMF (1980-1997) broke up the deteriorated residential area. The fifth period was after the IMF (1997-) produced the new poverty due to the unemployment and the business failure. Thus, such social change increased the number of urban squatter and created the new type urban poor.

  • In this study, we aim to suggest direction for landscape design of residential complex in Korea by studying target areas to understand how landscape urbanism was applied to residential landscape design as it is the majority of landscape design in Korea and by closely examining design elements to be considered for design of residential complex based on landscape urbanism theory. For the purpose of the study, some of public multifamily housing complex were selected as target areas and a survey was first conducted to understand how landscape urbanism was applied to design of these target areas. Then, by analyzing the survey results, we identified which elements were of importance to designing of multifamily housing complexes in Korea and how practical design of landscape urbanism works. From this study, we concluded that landscape urbanism theory is not just about design strategies, but more of comprehensive design methodology covering both operation and management and that such theory can be appropriately applied to design of multi-housing complexes in Korea. We also discovered that in order to apply landscape urbanism in design stage for multi-housing complex, selecting which design strategy/words in the previous study is not what's important, but comprehensive understanding and interpretation of design languages is key.

  • This study wants to provide basic data on effective escape safety plans when residents of apartment complex use residential convenience facilities. The findings of the analysis are as follows. First, when this study applied the actual number of users (No=54) of those facilities, the existence of elevator for escape reduced the escape time by 189.0 seconds. Second, when the number of users was calculated on the standard of the number of people who can be accommodated for performance based design (No=316), the existence of the elevator for escape reduced the escape time by 173.5 seconds. Finally, when the number of users was calculated on the standard of installing fire-fighting facilities (No=122), the existence of the elevator for escape reduced the escape time by 159.2 seconds. As a result, it was found that elevator for escape reduces the escape time from fire. Accordingly, it is necessary to revise the construction law to make it obligatory for residential convenience facilities to be equipped with elevator for escape. Currently, apartment buildings lower than 30 stories have either elevator for passengers or elevator for escape. Thus, in future studies, it is necessary to compare escape times in fire depending on the kinds of elevator, and identify the usefulness of elevator for escape.

  • Recently, Seoul residential real estate market showed a big change, especially in 2007. The residential property price in Seoul had been mainly affected by 5 provideces: Kangnam-gu, Seocho-gu, Songpa-gu, Gangdong-gu and Yangchun-gu, but these providences started to show the decrease in price while the other providences ironically showed the opposite direction. Therefore, this project was derived from this phenomenon recognition and the necessity as the new market trend requires. The pre-research was carried out with the point of social-population academic view, but this project provides the analysis on the new market trend by simplifying the complex valuation indexes, originated from the pre-research. In result, the aspects of the change could be categorized into time-manner classification and territorial-manner classification, in cope with the change in the satisfaction degree on the residential environment and the selection tendency of the residential property. Based on the the moving-preferred area criteria, the territorial classification was categorized into 3 areas: 5 providences, which showed the initial decrease in real estate price (area 1), the other Kangnam area (area 2), and Kangbuk area (area 3). The result illustrated the reasonable change in the satisfaction degree on the residential environment and the selection tendency of the residential property. This project was able to reach the following conclusion : Firstly, the housing development planning should be devised by the residential environment, including the view and the natural environment, not by the area. Secondly, the housing development planning in the other Kangnam area (area 2) and Kangbuk area (area 3) should embrace the business function, not the housing development only. Last, the housing development planning in Kangbuk area (area 3) should be able to enhance education and culture function and be connected by various transportation system. This project analyzes the change in the satisfaction degree on the residential environment and the selection tendency of the residential property. Thereafter, this project has the purpose of providing the aid in understanding of the basis of housing development information.
