A Comparative Study on the Residential Satisfaction and Environment-Friendly Awareness depending on the Environment-Friendly Level on the Outdoor Space of the Apartment Complex - In Case of Apartment Complex in Gwangju Metropolitan City - (공동주택단지 외부공간의 친환경 수준에 따른 주민의 거주만족도와 친환경 의식 비교 연구 - 광주광역시 아파트 단지를 대상으로 -)

  • This study focused on the analysis of residential satisfaction and environment awareness depending on the environment-friendly level on the outdoor space of the housing complexes. The purpose of this study is to present basic materials of the environment-friendly outdoor space planning of housing complexes. The major findings of the study are as follows. First, the results of the comparative analysis of the satisfaction of the outdoor space of apartment complexes show that the complexes with the most application of environment-friendly elements had higher residential satisfaction. But there was no meaningful statistical difference between the complexes with the higher level of application of the environment-friendly elements and the complexes with medium level of application. Secondly, according to a comparative analysis, the overall residential satisfaction of the apartment complexes was the same as the residential satisfaction of the outdoor space. Thirdly, the results of the correlative analysis of residential satisfaction and environmental awareness showed that the satisfaction of the apartment complexes decreases as the awareness of the environment-friendly apartment complex increases. The results of this study can be used as basic materials for environment-friendly outdoor space planning of apartment complexes.

  • This study aims to present the policy issues and direction of sub-urban residential complex by analyzing the settlement environment and life satisfaction. For the purpose, 10 sub-urban residential complexes in Chungnam Province were surveyed for general situation, physical environment, social environment, economic environment. The results are as follows; 1) The satisfaction in the physical environment is more higher in case of the complex created by the public organization. 2) The physical environment is an important factor in the determinant of the settlement, while the economic environment have a relatively lower impact. 3) The residents community is the more active, the satisfaction in the social environment is the more improved. 4) The source of income or the activity of consumption doesn't have an effect on the satisfaction in the economic environment. On the basis of this study, three programs for improvement of sub-urban residential complex policy were suggested. First, the various information and counseling service should be provided to attract city dwellers. Second, the policy on the development of sub-urban residential complex has to consider residential preference factors and improve the quality of life. Third, to increase the life satisfaction, the residents community should be activated and especially the activation of community with residents in other village is very important.

  • This study analyzes the problems, which the residential inner area has, and proposes systematic and gradual progressing improvement plan for the residential environment in the inner area. Also, planning instruction is proposed through the case study of parcel·jointed complex housing. This study can be concluded as below: (1) Improvement plans sub-divided into promoting districts and inducing districts of the residential inner area are proposed. (2) Necessity for construction of streets is proposed in order to compensate existing problems in sites. (3) Necessity of complex housings is proposed fur roadsides of household unit or small-sized annexation of parcel. (4) Collecting design examples and existing literatures, the planning guideline for jointed parcel complex housing is proposed based on the established relation with a whole surface of streets, formation and distribution of purposes and increased role of exterior space.

Determinants of Residential Satisfaction and Attachment According to the Urban Multi-family Dwelling Types (도시형 생활주택의 유형별 거주만족도 및 거주애착에 미치는 영향요인에 관한 연구)

  • The aim of this paper is to examine the determinants of residential satisfaction and attachment according to the urban multi-family dwelling types. On the basis of the surveys, the factor analysis and regression are employed as the empirical analysis on residential satisfaction and attachment in Daegu metropolitan city. The major findings are as follows; First, as for post-occupancy evaluation of residential environment of building and outside, the residents of complex type of multi-family housing satisfied with most of items more than studio type except the location, amenity facilities around building and utilities fee. Second, about the Residential Satisfaction and Attachment by types, the residents of complex type of multi-family housing satisfied with most of items more than studio type too. Third, the determinants in residential Satisfaction of complex types are 'welfare and amenity facilities factor', 'maintenance factor' and 'location factor'. On the other hand, the determinants in residents of studio type are 'inexpensive rent fee factor', 'welfare and amenity facilities factor' and 'maintenance factor'. Going forward, this research will help us better understand residential satisfaction from the point of residents and find new ways to improve resident satisfaction and attachment.

The purpose of this study is to present the basic materials of the environmental-friendly outdoor space planning of residential complexes. The major findings of the study are as follows. First, the results of the comparative analysis of the satisfaction of the outdoor space of apartment complexes show that the complexes with the most application of environmental-friendly elements had higher residential satisfaction. But, there was no meaningful statistical difference between the complexes with the highest level of application of the environmental-friendly elements and the complexes with medium level of application. Secondly, according to a comparative analysis, the overall residential satisfaction of the apartment complex was the same as the residential satisfaction of the outdoor space. Therefore, the overall satisfaction of the apartment complex seems to be influenced by the satisfaction of the outdoor space. Thirdly, the results of the correlative analysis of the satisfaction of the apartment complex showed that the satisfaction of the apartment complex increases as the satisfaction of the outdoor space of the apartment complex increases. The results of this study can be used as the basic materials for environmental-friendly outdoor space planning of apartment complexes.

  • Since the middle of 1990, "High Rise Residential Complex" has been started to construct to fulfill the use of high density land use. In addition, it bacame a major solution for a rehabilitation project to achieve a high volume ratio, which in turn brings a good business. In this study, POE is applied to secure residential satisfaction level between Apartment and High Rise Residential complex. Also life style differences are investigated between the two type of complexes. It was resulted that recent High Rise Residential Complex is quite acceptable in most respects, however interior vetillation and direct wind flow from living space through dining - kitchen to ease the cooking scent is not a satisfactory level. These two factors are most highly demanded for future design of High Rise Complex in considering specialties in our cultural life style.

  • In a residential complex case, the efficiency of land use are maximized, but a variation of external condition such as load in-equality, the increase in wind velocity and solar radiation by a height causes increasing energy in a building. Besides, because of increasing window size for a lighting and a view, it comes heating load in winter and cooling load in summer. A choice of cooling-system is important for this reason. Recently an internal high-rise residential complex installs an air-cooling system and operates individual heating. However, this study applies water-cooling used one public cooling-tower instead of an air-cooling system, also with an efficiency test of an air and a water-cooling system, consider an internal applicability.

The specific objective of this study is to identify the features of space planning in the exterior design of modem residential complex. This study is based on the content analysis in the site-plans of the selected case and adopteded in quantitative analysis for spatial characteristic using the space syntax modeling methods.

  • The purpose of this study was to suggest the basic material of elderly housing complex development by examining the preferred residential environmental characteristics of the elderly housing complexes according to the situation of old age of the pre-elderly. The study was conducted assuming eight different situations of old age according to health conditions, couple living conditions, and economic conditions. The subject is the pre-elderly who want to live in the elderly housing complexes in the future is unlike other studies, so the result of their preferred residential environmental characteristics would be more concrete and reliable. In general, the preferred residential environmental characteristics of the elderly housing complex change with the situation of old age. This suggests various elderly housing should be considered as the situation of old age develops.

Evaluation of Volatile Organic Compounds Levels in Industrial Complex and Nearby Residential Areas of Daegu (대구지역 공단과 인근 주거지역의 휘발성유기화합물질 오염도 평가)

  • Air pollution from the Daegu industrial complex (Die) in Korea has been a common nuisance and cause of complaints for nearby residents. The current study measured the indoor and outdoor levels of six VOC (benzene, toluene, ethylbenzene, and three isomeric xylenes) at two residential areas with a different proximity to the ODIC, plus the ambient levels at two industrial areas within the boundary of the DDIC. The QA/QC program included the range of correlation coefficient (0.94-0.99) for calibration curves, within the permissible range. Toluene was the most abundant VOC in the ambient air both in residential and industrial areas. Both indoor and outdoor air concentrations of all target VOC except benzene were higher in residential area near the DIC compared to that further away from the DIC. Moreover, the ambient air concentrations of all target VOC except benzene for two industrial sites (A and B) were significantly higher than the outdoor or indoor air concentrations in the two residential areas. The findings further suggested that VOC ambient levels measured in a residential area near the DIC be used as a potential indicator of odor-causing unidentified air pollutants transported from the DIC. Moreover, it was found that the elevated ambient toluene levels outweighed the indoor sources with respect to the environmental exposure of residents nearby the DIC. However, in the residential area further away from the DIC, the toluene indoor sources outweighed the outdoor sources.
