The purpose of this study is to improve the residential environment of the deteriorated apartment in Gyeongju. We survey the characteristics of each of the seven buildings in the subject housing, the renovations of each unit and the overall environment, and the residents' perceptions. The findings show that the residents of the deteriorated apartment in Gyeongju are generally satisfied with the current residential environment and that they prefer the reconstruction to improve their environment. The results also include that the residents feel burdened with the reconstruction because it is difficult to receive the approval from the local government and it is highly costly from the view points of the residents. It is recommendable to establish the logical judging criteria on the reconstruction. reuse, or renovation of the deteriorated apartment in a small local city such as Gyeongju and to offer the objective and specific programs on the basis of the established criteria for the improvement of the residential environment in the future.

Apartment, which have become the major housing style in Korea, have contributed to the development of housing culture as well as achieved a growth in volume. However, the demands and characteristics of residents have not been reflected in the apartment. because it has been developed only for a growth in volume. In this society, apartments need to be developed for resident. Therefore, the purpose of this study is analyzing apartment design factors and examining the appropriateness of apartment residents. To do so, questionnaire research is conducted and 90 questionnaires are analyzed for this study. The questionnaire mainly consists of questions about residential appropriateness of each space, and reaction and coping behavior on the inappropriate residential environment.

The purpose of this study is to estimate the residential satisfaction, and to present the direction of the policy to elevate it. A housewife living in the rental apartment in Gwangju completed a structured questionnaire under the guidance of her interviewer. The Questionnaires used in this study were 305. The major findings were as follows : 1 . Degree of the residential satis(action of housewives living in the rental apartment in Gwangju was not high. 2. The significant variables that influenced on the overall residential satisfaction were existence of the delegation of borrowers, cognition of the law for the rental house. In future research, the index to represent the real participation of borrowers have t\ulcorner be made and the variables related the residential satisfaction have to be sought respectively.

인터넷과 같은 정보기술의 비약적 발전은 아파트 거주공간에도 홈페이지를 통한 사이버공동체의 형성이라고 하는 새로운 변화를 가져오고 있다. 이 연구는 이러한 아파트 거주공간에서의 사이버공동체의 가능성과 한계를 홈페이지의 운영 실태에 대한 광범위한 조사 분석을 통하여 고찰하였다. 조사결과는 아직까지 아파트 사이버공동체의 실제 모습은 이론적으로 기대하는 것에 비하여 상당히 미흡하다는 것이다. 사이버공동체의 이상과 상당한 격차를 가져오는 현실적으로 많은 한계들이 존재하는 것을 확인할 수 있다. 그러나 거주공간에 기초한 온라인 공동체로서 전혀 가능성을 없는 것은 아니다. 무엇보다 중요한 것은 사이버공간의 가상성을 극복하는 오프라인 공동체 활동이라고 할 수 있다.

The purpose of this research is to analyze the residential environment based on the physical quality indicators of green space in apartment housing through the case study of 36 housing estate samples which were built in 1994-1998. The contents of this research consists of two main parts. The first part is to analyze the characteristics of residential environment based on the quality indicators of green space in apartment housing. The second part is to analyze the Correlation of Development Conditions and Physical Quality Indicators of Green Space. This research will contribute to the establishment of the site planning methods which increase the quality of residential environment in apartment housing.

The study aims to establish the systematic residential satisfaction index which reflected perception of high rise residents are demand on the Apartment housing. Apartment house is developed to reduce the housing shortage caused by urbanism after industrialization in Korea. It has increased constantly since the 1970s and has become the most common residential type of Korean city dwellers. It shows Korean dwelling pattern and culture. Furthermore, it can be an index of private wealth. The main purpose of the thesis is the highlight on systematic planning process for actual users' needs. In other words, city planners are eager to reflect each individual preference when he/she designs a house. More practical and accurate research in user's satisfaction of housing can be helpful to overcome limitations of city planner's personal preference which can't provide certain evidences. First, the study has carried out the survey of importance of design elements which were selected on the basis of the results of the POE, Residential Quality, Quality Of Life which were carried out for the same subject. Then, the data were analyzed by SPSS 12+ program package in terms of frequency, factor analysis and reliability analysis. The results reveals that the Residential Satisfaction Index of Apartment housing are consisted of 8 factors which had been sorted out in factor analysis which can be interpreted to be closely related to the Physical, Social psychological and General environment.

The purpose of this study was to investigate the variables related to the propensity of the residential mobility among the Rental Apartment Residents in Gwangju. A total of 303 housewives living in the rental apartment in Gwangju completed a structured questionnaire during Aug. 19-30, 2000. The major findings were as follows. 1. The Rental Apartment Residents were more likely to move rather that to stay. 2. The level of the general housing satisfaction was not high(2.92). 3. The significant variables that influenced on the propensity of the residential mobility were size of the house, satisfaction of the management services, duration of the residence, age of the housewives and general housing satisfaction. In future research, the variables related the housing satisfaction have to be sought respectively and the index of the housing satisfaction and the propensity of the residential mobility have to be made.

주거환경에 대한 만족도는 주거지 선택 및 이주 등에 영향을 미치는 주요인으로, 도시에서의 삶의 질과 직접적으로 연결된다. 최근 온라인 부동산 서비스의 증가로 주거환경에 대한 사람들의 만족도를 쉽게 확인할 수 있으며, 사람들이 평가하는 내용을 바탕으로 주거환경 만족 요인에 대한 분석이 가능하다. 이는 기존에 활용되던 설문조사 등의 방식보다 더 많은 양의 평가를 효율적으로 활용할 수 있음을 의미한다. 본 연구는 서울특별시를 대상으로 온라인 부동산 서비스인 '직방'에서 수집된 약 3만여 건의 아파트 리뷰를 분석에 활용하였다. 리뷰에 포함된 추천 평점을 토대로, 아파트 리뷰를 긍정적, 부정적으로 분류하고, 딥 러닝 기반 자연어 처리 모델인 BERT(Bidirectional Encoder Representations from Transformers)를 사용하여 리뷰를 자동으로 분류하는 모델을 개발하였다. 이후 SHAP(SHAPley Additive exPlanation)를 이용하여 분류에 중요한 역할을 하는 단어 토큰을 도출함으로 주거환경 만족도의 영향요인을 도출하였다. 더 나아가 Word2Vec을 이용하여 관련 키워드를 분석함으로써 주거환경에 대한 만족도 개선을 위한 우선 고려사항을 제시하였다. 본 연구는 거주자의 정성평가 자료인 아파트 리뷰 빅데이터와 딥러닝을 활용하여 주거환경에 대한 만족도를 긍정적, 부정적으로 자동 분류하는 모형을 제안하여 그 영향요인을 도출하는데 의의가 있다. 분석결과는 주거환경 만족도 향상을 위한 기초자료로 활용될 수 있으며 향후 아파트 단지 인근 주거환경 평가, 신규 단지 및 기반시설의 설계 및 평가 등에 활용될 수 있다.

The purpose of this research is to analyze the planning characteristics based on the physical quality indicators and the users' satisfaction of parking space in apartment housing through the case study of 36 housing estate samples which were built in 1994-1998. The contents of this research consists of three main parts. The first part is to analyze the characteristics of residential environment based on the quality indicators of parking space in apartment housing. The second part is to analyze the correlation of quality indicators of parking space and development conditions in apartment housing. The third part is to analyze the correlation of users' satisfaction and physical quality indicators of parking space, and to propose the planning methods which increase the quality of residential environment of parking space in apartment housing.

Purpose: The objective of this research is to investigate and analyze the relationship between physical residential conditions and occupants' responses in apartment buildings by POE(Post-Occupancy Evaluation). The analysis results from this research will help to identify the indoor residential problems and find design solutions for improving overall residential indoor residential environment. Method: The occupant survey was conducted at four different apartment complex area at Cheongju City, Chungbuk Province, Korea. Combination of unbalanced indoor environmental conditions in residential building had difference of occupants' responses according to occupants' characteristics, such as gender, age, and so on. The survey collected data regarding the occupants' EQ(Environmental Quality) priorities to determine the weight of each environmental-quality factor (lighting, acoustic, thermal and indoor air quality). A paired comparison method was used to determine the weight by comparing the relative importance of the two factors based on occupant's survey response. Result: The output from this research is useful to understand the residential environment, occupants' satisfaction, preference, and identifies the current residential problems and finds an architectural solution in apartment buildings.
