Establishment of Assessment Criteria for Apartment Housing Remodeling Performance Grading Indication System (공동주택 리모델링 성능등급표시제도에 있어서 평가기준 설정)

  • It is required that an evaluation method that can present the performance after remodeling to residents objectively as the increase in demand for remodeling. New construction is able to evaluate through housing performance grading indication system. However, there are some parts that are difficult to apply as assessment criteria of new construction in remodeling. The purpose of this study is to establish the assessment criteria direction for each item in remodeling performance evaluation. In conclusion, we set up institutionalized items for remodeling performance evaluation, and propose to assessment criteria direction based on the characteristics of remodeling on extracted items.

The Remodeling Characteristics of Various Types of Secondary Kitchen in Apartment House (아파트 보조부엌의 유형별 개조특성에 관한 연구)

  • The study analyzes the remodeling characteristics of the four different types of secondary kitchens in apartment house based on their floor plans. The secondary kitchens are categorized into side placement, back placement, back placement with extensions on both sides, and back placement with an extension on a single side. The twelve apartment complexes in Ulsan were selected so that they may all consist each of the four types, and answered the survey. The classified traits of secondary kitchen were examined based on the characteristics of floor plan and remodeling. Side placement and back placement with extensions on both sides mostly used glass hinged doors. Back placement and back placement with a single side extension used glass sliding doors. It was found that the majority of the floor materials consisted of both wood and tiles, except for side placements, where only tiles were used. The sizes of the back placements with both and single side extensions were the largest. The side and back placements were rarely renovated, however, back placements with both and single side extensions went through massive remodeling.

Development of Guidelines for Indoor Environment in Apartment Remodeling Projects (아파트 리모델링의 실내환경 계획지침 개발)

  • The final aim of this study was to propose guidelines for the indoor environment of apartment remodeling projects. The first task of this study was to understand the major elements and the actual condition of the remodeling for apartment unit by carrying out in-depth interviews on residents and specialists. The open-access interviews were conducted with interior designers who have a wide experience of apartment remodeling and residents who live in recently remodeled apartment units. The second task was to evaluate the actual condition of the indoor environment and to analyze the main factors that affect the indoor environment in remodeled apartment units. Field measurements were carried out in twenty apartment units occupied after remodeling, recording indoor environment elements (indoor temperature, globe temperature, relative humidity, $CO_2$, CO, PM10, TVOC, HCHO, illumination, and equivalent noise level). Moreover, resident interviews and researcher observations were carried out to determine the contents of the remodeled unit and to investigate the architectural and living factors(like ventilation characteristics, etc.) related to the indoor environment. The results are as follows. The remodeling elements generally included the changing of lighting fixtures and finishing materials in all the spaces, the integration of the balcony into the children's room, the installation of furniture in the kitchen and the entrance, the changing storage furnitures and equipments in the bathroom. The average levels of each unit of relative humidity, $CO_2$, TVOC, HCHO, equivalent noise level, and illumination were proved to be on the whole in inadequate condition. The factors that affect these indoor elements were classified as remodeling factors (remodeling amounts, extent balcony integration, and lighting fixture exchange), ventilation characteristics, and living factors. According to these results, this research proposed the guidelines for the indoor environment in apartment remodeling projects.

  • This study is an analysis of the characteristics between the remodeling of an existing hospital and the remodeling of an existing hospital with the addition of a new annex. The comparison of the two remodeling methods focused on the difference of gross area, circulation system, improvement of hospital function, profitability of remodeling construction, and so on. The result of this study can be summed up as follows. The remodeling of an existing hospital with a new annex has the merit of enlarging new areas, promoting the function of the hospital, changing the inner circulation system, and facilitating the construction. However, it has the demerit of requiring too much money and expanded space for the construction. Therefore, it is possible to use the existing hospital remodeling method for small scale hospitals that do not have many patients, but it would be necessary for big scale hospitals with many patients to adopt the method of remodeling the existing hospital with the addition of an annex.

  • As hospitals change continuously and rapidly, the way of growth and change becomes another important factor in the design of a hospital. The hospitals are adapted for the continuous growth and change during their life span. But the hospitals built in 1970's and 80's have been expanded and reconstructed without any plan of growth and change. So, there is required to the architectural planning on the remodeling and modernization strategy of general hospitals. The purpose of this study is to provide the fundamental data for the reasonable design planning and the basic principles of the construction plan in the hospital remodeling. Thus, this study is to investigate and analyze the characteristics of hospital remodeling, the remodeling planning, and the scheduling process in terms of construction. As a result, this study would apply to design guideline for the remodeling of general hospitals.

  • Korea is facing various social problems including single elderly household, increase in the number of disabled people and poverty rate and a difference in the proportion of males to females between urban areas and rural areas along with the advent of rapid aging society. Especially, the ratio of poor households in rural areas residing in housing which falls below the minimum housing level and most of them are in the dead zone of housing welfare. In addition, if it is impossible for them to move (relocate) to new housing, the house remodeling is the only measure for improving their housing welfare. However, we don't have enough prior relevant academic and practical experience, and house remodeling requires a series of process including prior planning construction and post-occupancy evaluation, but almost no fundamental research that provides relevant insight has been carried out. Therefore, the purpose of this study is to describe all field situations that occur in the whole customized house remodeling process for disabled female senior citizens living alone in a rural area. The remodeling process was classified into initial planning stage, field verification and adjustment stage and construction stage as the method to participate in the field directly, and any change in the remodeling plan and its causes at each stage were analyzed. As a result, some remodeling items were changed from the main viewpoint of participating parties before the beginning of construction and for reasons such as the deterioration level of housing site, limitation in building equipment and rearrangement of housing, etc., and the remodeling method and its details were developed. It was identified that constant change that occurred in the remodeling process resulted from 1) unique poor characteristics of existing housing and 2) physical condition of residents and their unique lifestyle characteristics that were two aspects required to be emphasized by customized remodeling.

A Study on the Policy Characteristics and the Activation Support System of Remodeling Apartment complexes in Japan (일본의 단지형 공동주택 리모델링 정책특성 및 활성화 지원제도에 관한 연구)

  • The present study analyzed what policies are being executed for deteriorated apartments in Japan and what characteristics each policy had in order to examine policy direction and implications for the improvement of vitalization of remodeling business of deteriorated apartments in Korea. The study results are as follows. Japan recognized social problems of deteriorated apartments and pushed forward a national level remodeling actively by preparing financial support of central government and supporting plan by city and province. First, Japan maintained initial performance of buildings through phased maintenance for deterioration of buildings and aimed to reduce environmental load and maintain asset values of buildings through enlarging durability of buildings by responding to lifestyle according to social changes. To this end, they promoted the long life of buildings through the establishment of systematic long term repair plan from the stage of moving in the buildings. Second, in order to reduce the risk of remodeling projects, they prepared an environment where business could be carried out with an easy mind in various aspects by introducing remodeling business registration system and large scale repair construction defect insurance system. Third, they reduced economic burden of main agents of remodeling business with tax preferential treatment and financial support policies. Fourth, they have established remodeling support system based on overall social issues and connected it with social effect that could be obtained through this. The remodeling policies of Japan were carried out in the direction of solving social problems and considering economic aspect rather than just improving individuals' residence environment.

A Study on the Characteristics of Remodeling Planning in Small-mid sized Hospital - Focused on the case study of 300beds general hospital (중소규모 병원의 리모델링 계획 특성에 관한 연구 - 300병상 종합병원 계획사례를 중심으로)

  • Purpose: This study is a case study of a small-mid sized hospital to promote a full-scale remodeling to ensure the quality and competitiveness of the medical services and trying to arrange the remodeling characteristics of small-mid sized hospital which is suffering from aging facilities as well as chronic congestion and lack of spaces. Methods: Research was conducted by consultation with hospital executives and each department operators, and on-site investigation, Results: The result of this study can be summarized into two points. The first one is that existing statistical value like area per bed, in the remodeling of the small-mid hospitals may not mean much. planners have to verify the necessary room space areas in close consultation with the department operators. And after confirming layout possibilities, they have to create the program. The second one is that remodeling planning can be a realistic plan with structural and installation diagnosis at the same time. If so, it is advisable to proceed architectural design from the beginning for cost and time savings. Implications: This results can be applied to small-mid hospitals to apply to the medical law revision and others.

  • A prototype of remodeling floor plans are proposed in this study. They are researched base on the majority floor plan type which forms 19% out of representatives 1st-Phase New Town Aged Apartment compositions. In order to examine possible scenarios of the prototypes, prototype planning model is derived from the president studies on aged apartment remodeling. The prototype plans reflect residents' preference survey and lead 6 different kinds of prototype plans regarding 3 different remodeling scenarios. Prototypes consider characteristics of multi-complex buildings and households which applicably various remodeling planning options; story-Increase remodeling, residents custom remodeling etc. The study has significance to be basic planning materials for remodeling of association and local government.

The Comparison of Maintenance Cost and Residents′Consciousness of Remodeling by Rental Apartment Types (임대아파트 유형별 유지관리비와 거주자의 리모델링 의식비교)

  • Considering the present development situation of rental apartment since 1982, the supply of rental housing for low-income dwellers has contributed a amount of quantities, but has been deficient qualities in housing policy. To propose the device of remodeling for low-income dwellers in deteriorated apartment, this study investigated the characteristics of maintenance cost and the residents'consciousness of remodeling by rental apartment types. The results of this study were as follows; The annual maintenance cost of permanent rental apartment was 14,249 won/$\textrm{m}^2$$.$yr, that of fifty years period rental apartment was 13,372 won/$\textrm{m}^2$$.$yr. In the case of remodeling in deteriorated heating system, the principal decision factor of choice was showed “economics” as priority. Residents in rental apartment preferred remodeling to reconstruction, and unit heating system to central heating system.
