  • The purpose of this study is to evaluate efficiency by the Life Cycle Cost(LCC) analysis of floor covering materials for remodeling. This study has been performed as a case study. The LCC analysis is a technique which takes account into both initial-future costs and benefits of an investment over some period of time. LCC is important in commercial decision making because it provides improved assessment of the living-term cost effectiveness of construction projects as well as alternative economic methods that focus on initial costs. For LCC analysis and comparison, the present value technique is used. The results of this study are summarized as follows; (1) A LCC analysis model of floor covering materials is suggested through a case study (2) As a result of LCC case study, the type of sheet is analysed more economical than that of tile in floor covering materials.

  • This study examined public building remodeling projects in France. Through investigating cases of ancient buildings remodeled in France, the study aimed to provide fundamental data and analysis for remodeling public buildings. Accordingly, seven cases were analyzed in terms of remodeling methods, architectural characteristics, methods of conservation, and restoration of ancient historical buildings, as well as a change of usage of an existing building. As a result, this study found the criteria of French ancient building remodeling. The remodeling methods of an existing building vary in their goals and strategies depending on how the old architectural elements are persevered, as well as how new elements are added to form their unique characteristics. Thus, the remodeling methods are classified into four types based on causes: restoration, extension, renovation and rebuilding. Such methods are used jointly rather than individually. The ancient building remodeling is the process of recreating new functions and new artistic values to preserve the cultural and artistic values of existing historic buildings.

  • Fifteen years after the modernization of traditional markets, commercial facilities and some 1,000 markets across the country contacted arcade operators, there are no specific guidelines on installation standards, exact guidelines for public facilities, and guidelines on law, maintenance and management yet. Therefore, it is necessary to derive a plan that reflects the mindset of the market project and the users as basic planning data for making arcade remodeling of traditional markets more advanced. As a research method, case studies and surveys were conducted and the details are as follows. Through the case study, this study drew suggestions that were available and needed in Korea on the planning plan of arcade space in the developed traditional market and conducted user preference. The survey participants are 150 users of Daegu seomun market. In addition, the survey contents are approached with the concept of remodeling remuneration, so the total number of questions is 47 including 'accessibility', 'comfort', 'openness', 'safety' and 'integrity', which are five elements of the arcade plan. The survey method assessed the importance and satisfaction of each questionnaire on a 5-point scale, and the survey results were compared with technical statistics and means using the SPSS statistics package. The results of user awareness and image survey, in which the installation and remodeling of the ventilation system of the crosshairs are mentioned in the event of fire or in the case of daily ventilation, are important factors in safety. The user-conscious survey, analyzed in 'integrity', indicates that the use of multi-purpose space is required, and that the layout of street stalls and parking and user movements should be integrated. Mac of this study is going to present direction of remodeling plan and behavior analysis by analyzing user preference data for advanced remodeling of arcade in traditional markets.

  • Lately construction industry tends to prefer remodeling of existing buildings rather than new construction or reconstruction of buildings due to strengthening of several restriction related to real estates along with prolonged depression. And also, remodeling of building costs less and creates less wastes compared to reconstruction and so it is more profitable in financial and environmental view. However remodeling is process of creating new environment with existing building. Therefor remodeling must follow the procedure realizing problem and fix the problem based on through investigation on existing building and users requirement must be faithfully reflected. Specially in case of apartment houses, since vagueness on ownership and management authority on common parts exists. Hereupon, in this study we are to present the procedure of analyzing apartment house remodeling method through user requirement by approaching to several considerable factors in user request side.

  • In terms of both quality of rural lifestyle and cultural awareness, the importance of community facility is being emphasized. Nevertheless, by occasion of graying, population outflow and revenue loss, rural society faces the erosion of community. For these reasons, government is promotion an community space construction project on rural areas which is lack of community facilities. Whereas the projects are just one off thing not include upkeeping, so lots of functional overlapping community facilities are formed in same place. In this study has classified rural community facility remodeling element and designed rural community facility evaluation system of each elements. In order to implement of purpose, it has categorized community remodeling index in rural area by literature analysis and site survey. For setting remodeling rating system, this study analysed preceding research data and conducted a Delphi survey of 30 experts. As a result, this study deducted 29 categories of community remodeling index and 21 categorizes of remodeling rating clause. Taking this result, this study progressed case study on seonheul-ri in Jeju. Implications, limitations and future research directions are presented. It would be groundwork for remodeling system development in rural community facility.

  • The purpose of this study is to propose a way that improves the construction management for remodeling of building. The study attempts to deal with the case study for application and suggests some positive and negative lessons. The main contents and results of the study are as follows. (1) Through the repetitive joint meetings among the various participants, decision making for the remodeling process can be speeded up. (2) Clear work order and communication for work scope can be accomplished by using perspective drawing in design phase. (3) Reliable construction planning and scheduling for remodeling of building can be proposed through case study. (4) By a sound survey, conflict elements can be resolved in advance. Also reasonable procurement plan of equipments and multi-skilled labor can be important factors to keep a construction schedule in time. (5) Through the comparison a case project with other sites having a similar work scope, improvement effect in a time and cost aspect was analyzed quantitatively. The study also recommends that, as a future research, the remodeling process model be developed for more general applications in remodeling of building.

  • Compared with other industries, the construction Industry has many parties(A/E/C) as well as many types of construction activities. Especially, as for the remodeling project, the owner group the remodeling union consists of various stakeholders union and requiring the additional activities of demolition except for the existing new building construction project. Like this, the remodeling project has its own characteristics different from a new building construction project. As for the remodeling project, the Owner's decision making for a remodeling alternative has to be preceded, and other parties are required to propose a remodeling alternative which satisfies the Owner's requirements. However, because of time constraints, many types of problems occur during the decision-making process. In consideration of this, in this research, the authors would like to suggest a decision-making support system to help the Owner's decision-making in the early stage of a remodeling project. For this paper purpose of a remodeling decision-making framework based on Building Information Modeling(BIM) was suggested to help with the Owner's decision-making for each remodeling item and the decision-making support system was evaluated through Case Study.

  • Recently, remodeling has been a major field of the building construction that comes up for the alternatives of the reconstruction and the economical construction method. In the almost cases, the engineering capacity for the repair/rehabilitation of the remodeling should satisfy also the owner's various needs (eg, the minimum construction time, etc.) and the safety of the building. Also, the engineering and construction technique for remodeling should be applied to the contrary point of view of the general construction method. But, the many problem actually has arose from the wrongly applied construction method that is caused with the insufficient researches and development. Therefore, this study would suggest the necessities and the directions of developing the elementary engineering technique and the method that satisfy the owner's various needs for the remodeling and repair/rehabilitation of the multi-owned building as multiplex shop, with the successful construction cases.

The Comparison of Maintenance Cost and Residents′Consciousness of Remodeling by Rental Apartment Types (임대아파트 유형별 유지관리비와 거주자의 리모델링 의식비교)

  • Considering the present development situation of rental apartment since 1982, the supply of rental housing for low-income dwellers has contributed a amount of quantities, but has been deficient qualities in housing policy. To propose the device of remodeling for low-income dwellers in deteriorated apartment, this study investigated the characteristics of maintenance cost and the residents'consciousness of remodeling by rental apartment types. The results of this study were as follows; The annual maintenance cost of permanent rental apartment was 14,249 won/$\textrm{m}^2$$.$yr, that of fifty years period rental apartment was 13,372 won/$\textrm{m}^2$$.$yr. In the case of remodeling in deteriorated heating system, the principal decision factor of choice was showed “economics” as priority. Residents in rental apartment preferred remodeling to reconstruction, and unit heating system to central heating system.
