A Study on the Safety Management and Activation of Construction Remodeling (건축물 리모델링의 활성화 및 안전관리방안에 관한 연구)

  • The purposes of this research are to use the buildings efficiently and long, save energies, make the cozy and comfortable environment of residential and living spaces, rearrange the related acts for easy implementation of remodelling, and activate the government's support programs so as to make remodelling activated in a safe mode. The scope and methodology of this research include the review of existing literatures and data on remodelling, census on apartment residents, influence factors, and the development of methods for activation of building remodelling and strengthening of safety management, like activation measures, licensing and ordering regulation updates, etc regarding the remodelling. Safety inspection and in-depth inspection before and after remodelling should be regulated. The construction materials for remodelling should be light weighted and the construction methods which can minimize the impact and vibration during construction should be selected. The improvement of regulation on the remodelling contractor qualification and order method should be updated. If the remodelling is activated and safety management is reinforced by the suggested measures, solving of lack of house, prevention of abuse of resources, and improvement of residential environment could be accomplished rationally.

Retrofit of Artificially Perforated Shear Wall in Existing Structure (인위적인 개구부를 가지는 전단벽의 보강)

  • A series of three shear wall specimens were tested under constant axial stress and reversed cyclic lateral loading to evaluate the capacity of seismic retrofit proposed for the shear wall with the opening induced by remodeling. One specimen was tested in the as-built condition and the others were retrofitted prior to testing. The retrofit involved the use of carbon fiber sheets and steel plates (thickness ; 3mm) over the entire face of the wall. Specimens were 1/2-scale representations of a one-story wall in a Korean apartment building that was built in 1980. The test results showed that failure mechanism of specimens governed by shear fracture and the strength of specimens was varied with according to the retrofitting strategies.

A Study of Prestressed Concrete Pile Stiffness for Structural Analysis of Condominium Remodeling with Vertical Story Extension (수직증축형 공동주택 리모델링 구조해석을 위한 PC말뚝 강성에 관한 연구)

  • According to the revision of the Housing Act in 2013, it has been possible to carry out an apartment remodeling project involving two to three floor vertical extension. The remodeling project with vertical extension requires foundation reinforcement because structural safety due to additional load and enhanced seismic criteria must be met. In this case, structural analysis is performed to analyze the load distributed to existing PC pile and reinforced additional pile. The vertical stiffness ($K_v$) of the pile is required for structural analysis, but the research on the 20~30 year old PC pile stiffness is very limited. In this paper, the stiffness of the PC pile in accordance with the change of diameter and length was analyzed by examining the results of 38 field pile load tests performed during the construction of the apartments in the 1990's. As a result of the analysis, the pile stiffness decreases with the increase of the length-diameter ratio (L/D). In addition, the results of on-site pile load test are compared with the coefficient 'a' for estimating pile stiffness proposed in Korea Highway Bridge Design Standard (2008) and the Pile Foundation Design Guideline of Korea Railroad Corporation (2012).   • A lot of buildings, especially apartment housing, have been dismantled so as to enhance the value of the building without exact assesment for the service life and deterioration degree of the building. Remodeling for an aged building is becoming a hot issue to owners in the public sector and the private sector. Peoples including owner, tenants, constructors recognize the fact that the efficient maintenance of the building during the service life and lengthening the practical service life are very important in point of minimizing LCC. This study suggest a decision making system to judge whether to remodel(renovate) or to reconstruct an aged building. The system is composed of structural performance assesment elapsed(or practical service) life evaluation against whole service life, deterioration assesment of the building equipment, dweller's satisfaction, etc.

A Comparative Study on the Life Cycle Cost of Wall Type Apartment and Beam-Column Structural Apartment (생애주기비용 분석을 통한 벽식 구조 공동주택과 장수명 공동주택의 경제성 비교 연구)

  • Ministry of Land, Infrastructure and Transport (MOLIT) promote long-life housing to reduce social costs generated by poorly considered rebuilding and extend the life-span of housing. Long-life housing has advantages of durability, floor plan variability, efficient maintenance and ease of remodeling because it is a beam-column structure building. However, long-life housing requires somewhat higher initial construction cost than wall type apartments. It makes increase of long-life housing more difficult. In this study, we compare between wall-type apartment and beam-column structure apartment from Life-Cycle Cost's viewpoint. As a result of the study, long-life housing incurs 18% higher initial cost than wall type apartment, but is 7% more economical than wall type apartment in terms of Life Cycle Cost. Therefore, it is shown that long-life housing could be a beneficial alternative to traditional wall type apartments.

Deduction of affecting factors for selecting the way of going into the main building of an apartment complex when constructing an underground parking lot. (지하주차장 공사시 주동진입방법 선정 영향요인 도출)

  • The number of households old over as much as 20 years is expected to get increased rapidly more than 1,000,000(1 million). As a measure to this fact remodeling is being revitalized over the country. parking lots expansion actually takes up a great deal of weight among the requirement for remodeling. When constructing a parking lot for enlargement, the way of going into the main building determines such construction features as selection of Retaining Wall Method, installation of an elevator, parking measure of capacity, etc. This study derived the affecting factors for selecting the way of going into the main building when constructing an underground parking lot. In a research way, we examined the features on each method of going into the main building in an apartment complex through an in-depth interview with some experts after investigating the method of enlarging an underground parking lot and going into the main building. After that, we derived the affecting factors for selecting the way of going into the main building. The affecting factors include constructability, convenience, economic efficiency as a high level as well as existence and nonexistence of basement and removal, safety of current building, parking measure of capacity, amenity, inhabitant traffic line, construction expenses and construction duration as a low one. This study will be applied as a reference for selecting the way of going into the main building when constructing an underground parking lot especially targetted on an old apartment house.

Residence Consciousness of The Elderly Residing in Apartments (아파트 거주 고령자의 거주의식 특성)

  • As of November 1st 2010, 59% of overall residences in Korea are apartments with 8,185,000 households and when including the multi-unit houses, 71.0% of the overall residences are multifamily houses. The apartments have become the most universal form of residence in Korea and its' relative weight will continuously increase in the future. Meanwhile, Korea has turned into aging society in 2000 and will turn into the super-aged society by 2026 to display the world's fastest speed for aging. Majority of the elderly will spend their declining years in apartments. To understand the residence consciousness and its' properties for unit housing of the elderly residing in apartments, the present study obtained the following results through surveying the 541 nationwide samples. First, the elderly most prefer the mid and high levels(6-9th floors, or 10-15th floors) of apartments. Second, the elderly couples most prefer areas of $85m^2$ while single elderly most prefer $60m^2$. Third, the elderly feel the most inconveniences in bathrooms and showers. Fourth, safety accidents in dwelling of the elderly have no significant correlation with age, gender or their possessed diseases. Fifth, the elderly displayed high satisfaction for their bedrooms. Sixth, there were less tendencies for elderly to feel lack of storage spaces or conduct remodeling. As a result of the analysis, all apartment houses of Korea must support the physical aging of residents and prevent safety accidents in houses to enable Korean aging in place.

A Study on Factors Influencing Residential Satisfaction by Housing Type and Housing Tenure of Low-Income Households (저소득층의 주택유형 및 점유형태에 따른 주거만족도 영향요인 연구)

  • Using the 2013 Korea Housing Survey, this research analyzed factors influencing residential satisfaction of low-income households concerning the economic condition, satisfaction about interior and exterior environments in dwelling, recognition of housing welfare policy. The economic condition showed that if there are less living expenses and more ordinary income, it brought about more positive effects in the ownership of a detached house, row and multi-family house. Most variables about satisfaction with the interior environment in dwelling have a significant influence on a detached house, apartment, row and multi-family house. The following factors played a significant role: accessibility to commercial facilities, neighborhood relationship and natural environment in the satisfaction with the exterior environment in dwelling about most types. Specifically, from an institutional perspective of housing welfare policy, the effect of the housing expenses support and the intention about remodeling were factors influencing residential satisfaction in cheonsei and monthly rent, free of a detached house and free of an apartment. These results will utilize preliminary data to establish housing welfare policy for low-income households.

  • In Korea, Housing Performance Rating Indication System was first adopted in 2006. Main purpose of the System is on developing criteria which can systematically measure the level of housing performance. Among the five categories of Housing Performance Rating Indication System, Repair Convenience is closely related to Remodeling which has been widely recognized as an alternative to the building reconstruction. Especially, as the actual housing supply level in Korea is reaching almost 100%, it is crucial to expand Long-life Housing through the effective maintenance and management. In addition, consumers should have an access to the performance ratings of apartment buildings on which they can rely on in choosing their own housings. And for construction companies, a performance code enacted by government will provide them with a standard that they can utilize in determining performance level of buildings that they build. This study examines data which has been obtained from the recent application of Housing Performance Rating Indication System and Repair Convenience category is main concern. Findings from the study will provide vital information in improving current Housing Performance Rating Indication System.

A Study on the Energy Performance Evaluation of Window System with the Balcony Types of Apartments (공동주택 세대내 발코니 유형별 창호의 냉난방 에너지 성능분석 연구)

  • Apartment balcony has been indiscreetly remodeled since the government permitted remodeling on January 2006. But remodeled balcony has a few problems such as increase of heating energy, surface condensation and cold draft. The reason of thermal problem is mainly caused by the window system in a extended balcony. The purpose of this study is to analyze heating and cooling energy and propose the efficient window types for the extended balcony area of a apartment building. 4 types of window system which have fairly high U value in Korea are investigated as follows ; double clear glass, double low-e glass, triple clear glass and triple low-e glass. Comparing double clear 91ass with double low-e glass, triple clear glass and triple low-e glass, simulation results show that 10%, 7% and 15% saving of total primary energy can be expected.
