공동주택 리모델링사업의 동의율 확보 제약요인에 관한 연구 (A Study on the Agreement a rate Encouraging Restriction Primary factor Multi-family Housing Remodling)

  • 최근 몇 년 사이 공동주택 리모델링을 둘러싼 여건의 변화는 리모델링의 활성화라는 입장에서 볼 때 매우 고무적이라 할 수 있다. 리모델링의 추진에 대한 단지 내 다른 주민들의 반발을 어떻게 조정할 것인가가 주요한 과제로 대두되었고, 리모델링을 위한 재원 조달과 리모델링 이후의 자산가치 변화가 핵심적인 쟁점으로 부각되었다. 특히 많은 언론의 보도에도 불구하고 리모델링에 의한 자산가치 즉 부동산 가격의 상승효과가 뚜렷하게 입증되지 못하고 있으며, 금융기관 역시 리모델링 이후의 자산가치 상승에 대해 상당히 보수적인 평가를 하고 있기 때문에, 입주자들은 리모델링을 위한 재원의 조달에 상당한 어려움을 겪고 있을 뿐만 아니라 리모델링 사업의 성공여부도 확신하지 못하고 있다. 제도개선은 동 단위 리모델링을 보다 효율적이면서도 도시와 단지 전체의 관리 방향과 조화되는 방향으로 추진되어야 하며, 또한 공공지출을 최소화하면서도 리모델링을 실질적으로 지원할 수 있는 제도적 방안이 강구되어야 한다.

  • The purpose of this study is to accumulate basic data to establish planning direction of the environment-friendly remodeling through residents' consciousness in apartment Housing. The results are as follows : 1)More than half of residents thought remodeling is influential in decreasing of environmental pollution. 2) The important planning factors of the environment-friendly remodeling appear saving-energy, increasing health & amenity, coping with the change of population & society.

  • To promote the remodeling project it is important to get apartment residents' consent. It is significant variable to determine project to progress smoothly from planning stage which committee of association establishment sets up to establishment stage of association. On average, it takes about 1~1.6 year in planning phase which means before construction phase of remodeling. Therefore, it is very important issue to get apartment residents' consent in planning phase. In this research, we focused on residents' opinion and proposed solution of conflict with gathering residents' opinion to proceed remodeling project. By setting particular remodeling situation, related residents represented as agents made effort to efficient coordination to reduce total duration of decision making. Therefore, we proposed multi-agent based on fuzzy inference to simulate behavior of decision making on remodeling project effectively. From this method, optimal alternative is selected by considering each agents' attributes which represented by fuzzy set. This research will develope to further research for realizing concrete multi-agent based on fuzzy inference considering all stakeholders in remodeling project.

  • This research alms to understand the residents' actual conditions and reasons for remodeling in order to search for the desirable participation design methods, under the assumption that the remodeling of apartments by their current residents is a problem. The subjects of this research are residents of mixed-used apartments supplied via the fitting form housing supply methods recently. The results are shown below. First, the reasons for remodeling by the current residents we expansion of Interior space and change in interior atmosphere. Positive participation of the residents in the design decision is high and this remodeling problem is easily solved. Second, based on the Habraken's SAR theory, supports units and variable units were separated and in each process rational and systematic design methodologies according to the role and responsibility of the residents were observed. Third, considering the great level of remodeling right before moving in, there is a need for the variable housing supply methods of residents to easily participate in the design, construction, and supply of the apartments. Through the participation of the residents In the apartment design process will not only solve the problem of repeated apartment remodeling, but also accommodate the various needs of the residents.

  • A goal of this research is to propose and testify the remodeling possibility from deteriorated stock apartment housing, to three generation family living in a dwelling unit for low incomes. An apartment housing which is introduced from 1970s, is accumulated over 55% of the stock housing in Korea, many of them are confront with a rebuilding in a short usage of twenty years below. They were built in a small one, and it testified from two to one conversion in this article that can be applicated in a 10, 13, 14, I5, and 16 pyung, the remodeling size became from 20 to 36 pyung. In this article, we can see a reform model in possible for three generation family living in the small apartment house.

  • Recently, determinants in the construction market are not suppliers' choices but customers' various needs. One of the main interests about the space design is the flexibility. Though those are the choices of users to modify space structure, the potential degree of flexibility is predetermined by the providers. In suppliers' view, it is consuming in financial and technical aspects to cater the apartments qualifying maximum flexibility. To modify these differences, the reasonable range of applicable customers's requirement about flexibility in apartment should be determined. Then, the types of flexibility in apartments should be classified. The purpose of this Study are classified the flexibility of support in apartment by the analyzing the remodeling requirement of apartment residents, and provided prerequisites to create flexible spaces by case application.

  • Recent time, there appear many cases of remodeling construction concluding enlargement of exclusive using area in Apartment. These constructions show several phases according to the size of apartment and use of the each room. In small size apartment the cause of enlargement construction is usually the desire for having enough dwelling space. But in large size apartment that is usually the desire for having usuful and effective dwelling space. In these remodeling constructions owner or designer change the interior design of each rooms and the Intoner materials. These changes show several tendencies by the sizes of apartments and use of the each room.

  • 최근 재건축에 대한 규제가 강화됨에 따라 리모델링에 대한 관심이 높아지고 있는 추세이며, 기존 아파트의 경우에도 발코니 확장 등을 목적으로 내력벽을 철거하는 등 아파트 평면에 대한 변경사례가 증가하고 있다. 그러나 이와 같은 평면변경에는 구조안전에 대한 검토가 반드시 수반되어야 함에도 불구하고 이에 대한 인식은 크게 부족하며, 리모델링과 관련한 기존의 연구도 대부분 경제성 향상 측면에 초점을 맞추고 있어 구조적 안전성 측면에서의 연구는 부족한 실정이다. 이에 본 연구에서는 최근 진행되고 있는 리모델링 사례 및 국내 대형 건설사들의 아파트 평면분석을 통해 아파트 평면변경에 수반되는 평면변경요소를 추출하고 이의 적용에 따른 구조요소별 응력변화 영향을 분석하였다. 분석 결과, 벽체축력은 독립 벽체를 제거하였을 때, 슬래브 모멘트는 ㄱ자형 벽체를 맞닿은 수직벽체와 함께 제거하였을 때 가장 불리한 결과를 초래하는 것으로 나타났다. 본 연구의 결과는 리모델링이나 발코니 확장 등 평면변경을 목적으로 벽체를 제거함으로 인해 유발되는 벽체와 슬래브의 응력변화를 예측하고 평가하는데 활용할 수 있을 것으로 기대된다.

  • This paper illustrates a comparative analysis on the economic efficiency of remodeling method that is one of major factors in totting more desirable standards and proposes to utilize LCC calculation techniques in generating a required budget for more effective quantity-based analysis that is both objective and effect. Rather than comparing only the initial lost of two different methods, it seems through to compare their entire life cycle cost that includes any repair and reconstruction/ remodeling expenses, thus generate overall quantitative analysis in objective perspective
