  • Hoe beak village (Donggu manseokdong, Akasaki Village) is the oldest slums in Incheon. Recently, 'Mixed residential environment improvement project' is being promoted as Aboriginal entire resettlement goals in place of 'new building reconstruction and redevelopment projects' knock down everything this hoe beak village existed already. Resident representatives meeting configuration goes, but still do business magazine in the right direction. Therefore, in this study, the proposed architectural solutions to meet the demand of residents on the research problems, performed in a manner that the local improved hoe Buri village residential environment improvement projects and analyze the current situation and characteristics. In this study, the following improvements are presented. Prepare guidelines and maintain design guidelines for maintaining the identity of the village, Improve continuous landscape of the village, Construction of mixed-use sanitation facilities, Using a mini-lot and Vacant for Ssamzie Park Development, Units of housing types for Shared housing and co-operation are proposed.

  • Lots of investment projects of new development and redevelopment for information systems have been not taken care of in the field of administration and evaluation, for these information systems projects have unique characteristics such as technology sensitiveness, network effectiveness, embeddedness, and externality. In fact, quantitative and qualitative evaluation of investments in information systems projects are not sufficient. It is critically important to generally evaluate benefits of development or operation cost, urgency, external effects, and so on. In addition, the efficient monitoring and effective analysis of information systems are surely needed for beneficient results of investment in information systems. We propose an economics evaluation model for information systems projects.

  • Because a procedure is complicated and various related parties participate in the redevelopment and reconstruction project, is can be extended to diverse claims when the relation with the related parties is smoothly adjusted. In particular, the association must give up many rights of invisible parts because they are short of professionalism about the business. Accordingly, the study is to analyze claim factor based on case of Supreme Court.

  • At this point, the Pan-Korea Grand Waterway (PKGW) has negative views and various complicated problems, but the government chose PKGW as important project for having a benefit in physical distribution, tourism, aggregate sale and new employment as well as in view of disaster prevention, flood control, irrigation. The government makes special laws for PKGW in evaluating environment effect and the safety of existing facilities and considers countermeasures for the rehabilitation, movement and redevelopment of facilities by related company and specialist. From analyzing and investigating the collective results in detail and in stages, the PKGW is the best choice by which korea engineers can hand over pleasant and beautiful korea to next generation in world.

  • The purpose of the study was to investigate state and problems of Seongnam Jungang Market that lost competitiveness under rapidly changing logistics environment, and to give market redevelopment model, project validity and operation management plan considering commercial area and location of the market. The public market at the community that has tradition and culture of the residents provides small merchants with employment chance and to let residents buy daily necessities. The market allows farmers to sell agriculture products by themselves and to increase income. Most of public markets that open every five days help residents meet each other to exchange information. Most of public markets have been placed at local towns and rural areas to lose distribution functions remarkably at less population and quick aging.

  • The aim of this study is to analyze the evaluations and determinants on residential resettlements in accordance with urban regeneration by 7,396 samples from 19 housing redevelopment districts in Busan. The major finding on determinants on residential resettlements in accordance with urban regeneration are as follows; A binary logit model for determinants on residential resettlements in accordance with urban regeneration are composed of owner's characteristics, land and building characteristics, housing complex characteristics, and location characteristics. The significant variables in relation to owner's characteristics are owner's age, owner's place of residence, the possession period against property and investment intention. As a result of logit model for residential resettlements, it shows that the variables in relation to land and building characteristics are the land classification, the use of building, the size of land or building, the permission of building and the appraisal price on land and building. This result means that actual customer's investment connects to resettlement after redevelopment project. The other side, the housing complex variables consist of the brand of construction company, the ratio of large size housing and floor are ratio shows that improvable conditions for housing value are important factor to induce residence's resettlement. The location variables show that Dongbusan has higher probability, the reverse Jungbusan has lower probability in residential resettlement likewise residential preference.

  • The aim of this paper is to analyze resettlement cost and decision factors of resettlement since Redevelopment Promotion Projects. Range of resettlement cost was averagely increased 204% by using actual data. Consequently, the research is operated for aboriginal people in these areas by a questionnaire. The questionnaire ask a payment range of the resettlement cost with 4 stages; 150% and less, 180% and less, 200% and less, excess of 200%. Research scope is consist of Seo-kumsa, Civil Park, Chung-mu and Young-do. These areas are redevelopment of Busan metropolitan city. Resettlement is come under the influence of the resettlement cost and many factors by each specific character. In many alternatives for resettlement, understanding the reason why aboriginal peoples select a certain alternative and if we actualize the proper alternative, aboriginal peoples' resettlement ratio will be increased. Moreover it ask housing characteristic, housing life pattern for understanding aboriginal peoples' characteristic. Also data analysis model is ordinal logistic model'. In analysis result, resettlement cost is 150% of aboriginal assets. and significance parameter is sex, job, income, region, affection, attachment, housing possession type, size and others have influence on aboriginal peoples' resettlement.

A Study of Estimation of Carbon Effects per Unit Area by Park & Green Type in Development Project Area (개발사업지구의 공원 · 녹지 유형별 탄소효과 원단위 산정에 관한 기초연구)

  • This study is aimed to provide basic data for the estimation of carbon effects in development project areas such as Happy Housing Project which includes redevelopment and reconstruction projects by inducing the basic unit of carbon effects and strategic planning and management to enhance carbon effects. According to the analysis, in urban parks, carbon uptake and carbon storage by the unit area of living area parks were $7.614kg/m^2$ and $18.5203kg/m^2$ respectively while carbon uptake and carbon storage by the unit area of theme parks were $1.2261kg/m^2$ and $2.831kg/m^2$ each. In facility greens, carbon uptake and carbon storage were $0.5683kg/m^2$ and $0.6636kg/m^2$ respectively while they were $10.77kg/m^2$ and $13.69kg/m^2$ individually in other urban planning facilities. In other greens, on the contrary, carbon uptake and carbon storage were $0.45kg/m^2$ and $1.02kg/m^2$ respectively. In site landscape, carbon uptake and carbon storage by the unit area of apartment landscape were $3.7394kg/m^2$ and $9.2292kg/m^2$ each.

  • The case for study in this paper is the Main Plan and Management for the Fukutoshin; the restructure of Nishi Shinjuku, This plan was first outlines in 1960, and includes a vast area of 96 ha for redevelopment. It aims to create a totally new center in the city. This was the first case in Japan, and in the world of a plan of these magnitudes. involving urban landscape restructuring from three points: Landscape (open spaces for public use: the Shinjuku Central Park and the surrounding area of the buildings), transport and commercial building developments. The Landscape plan for the green areas was decided in a way to compensate the population of the area and the visitors. As a rule, high-rise building constructions are placed each one in single lots and are surrounded by open spaces and greenery. Pedestrain areas are widened and also connected by bridges in a way to allow free circulation, and interconnection between the constructions and the green areas. Another important factor is the role that Private Corporation, and public interest plays. Joining these two forces has allowed the concretization of this project. This interpolation between public and private roles was an innovation in Japan, and it also the key for the concretion of the project. The historical review of the process and management of this project help us to put into perspective the introduction of new concepts and ideas, which were not related at that time to traditional Japanese Landscaping. Furthermore we are better able to understand the substantial increase in the percentage of land dedicated to green areas in contrast to the typical standards of Japanese cities.

  • In the stage of feasibility study of urban rehabilitation projects, the precise forecast of physical and environmental changes has great influence on the further transaction of the projects. However, various important decision makings are made by the experience and intuition of the person-in-charge in practice without the process and method for systematic and quantitative analysis. In spite of various qualitative influent factors on the projects, the feasibility studies are made by the result of economic analysis only, which often lead the projects to the crucial deficit. The main reasons of such a mal-functional transaction are due to the absence of the reasonal procedure of feasibility study and decision making reflecting the characteristics of urban rehabilitation projects. The objective of this paper is to propose feasibility study processes and decision making methods in relation to various influent factors on urban rehabilitation projects in the initial stage. The goal and process of every analysis stage and the pertinent factors and decision makings are analyzed and proposed through the survey of current research, a case study, interview with the professionals. The processes and methods are well applied to improve current problems of feasibility study of urban rehabilitation projects. In addition, the establishment of the analysis goal at three principal stage and a series of reasonable decision makings with pertinent factors to each stage will lead the project to more successful result than ever.
