친수공간조성을 위한 부산 북항 재개발 방향에 관한 연구 (A Study on Busan North Port Redevelopment for Waterfront Revitalization)

  • This study is to propose key directions of Busan North Port redevelopment for revitalization of waterfront. Since 1960s, there have been a lot of port redevelopment projects around the world. In Korea, Busan North Port redevelopment project is the first one which aims to make waterfront citizen-friendly within old port area. Many ports will be redeveloped soon after the Busan North Port redevelopment. At this time this is the basic research to lay groundwork for the systematic and efficient port redevelopment. We analyze the good examples of the world through case studies and suggest the problems and important elements of success of port redevelopment. Also we propose the objectives for waterfront revitalization and the visages of waterfront within port area. And then we analyze the situation of Busan North Port and examine the blueprints issued by national and city government. After that we suggest some ideas, such as land use plan, on North Port redevelopment for revitalization of waterfront in Busan Port Area.

  • 국내 최초로 대규모 항만재개발이 추진되고 있는 부산북항재개발 사업에서도 항만도시의 경쟁력을 위해 국가차원에서의 경관계획을 반영하고 있으며, 해양도시 이미지 개선 및 가치향상의 과정에서 고유의 자연, 역사, 문화적 자원과 함께 각종시설, 건축물, 상징물, 생태녹지대의 상황과 특성에 맞는 경관조성에 노력을 하고 있다. 본 연구에서는 먼저 부산의 경관의 특성을 분석하고, 부산시도시디자인계획(2010), 특히 색채계획과 해외의 경관색채계획의 사례조사를 수행하였다. 이를 통해 부산북항재개발 사업에서 색채계획을 반영한 경관조성방안을 다루었으며, 그 결과는 향후 다른 재개발사업에서 기초자료로 활용 할 수 있으리라 판단된다.

  • 본 연구에서는 부산 북항 재개발지역을 대상으로 하여 항만 재개발지역의 경관계획 특성을 알아보고 해외 항만재개발지역에서 경관계획사례를 살펴본 다음 북항 재개발지역의 경관현황을 분석하여 경관계획을 위해 선결해야 할 과제를 도출하고 마지막으로 경관계획을 위한 가이드라인을 제시하였다.

  • Korea has designated 28 trade ports and 22 coastal ports under the Ports Act. If fishery ports and small inlets are counted, the number amounts to hundreds of ports. However, untimely and inefficient maintenance and repair works face Korean ports with functional loss, decreasing efficiency, and even catastrophe. Thus, further examinations on the maintenance or redevelopment of forts in Korea are urgent. Since the Korean War and the higher economic growth period in the 1970s, Busan Port has developed in a variety of ways, according to the necessity of social conditions at any given time, without any development Philosophy or systematic long-term master plan. As a result, ports and coastal industrial facilities have rushed to gather around the present North Busan Port, which has taken on mixed functions between ports and cities, adversely affecting several of their interactions. To resolve these circumstances, several redevelopment schemes were suggested for centering the old zone in the Busan Port interim. However, comprehensive evaluation and redevelopment schemes combining functions of both ports and cities, and effectively utilizing coastal zones have never been presented. In this respect, this study sets the priority order of the extracted unit project. This study analyzes the existing functions and facilities of Busan Port, extracting facility zones through redevelopment which is certain to fail or to decrease in efficiency. furthermore, this study presents status and development directions of specified redevelopment unit projects of higher priority order, and pursues the integrated plan of efficiency for Busan Port.

  • Ministry of Construction and Transportation approved amendments to the Seongnam City that permits the redevelopment of Seongnam City in December 2001, The city will begin the first of three phases in the redevelopment which will be spread over more than ten years. This study aims at inquiring into the design process of the 'Seongnam Redevelopment Exhibition Center' project by focusing on the role of the architectural and exhibitional designer. In terms of architectural approach, 'Seongnam Redevelopment Exhibition Center' will play a role environmentally as a street object, and functionally as an exhibitory, selling, public, educational and cultural space for Seongnam citizens. The plan of exhibition space, cultural space, rest area and office space is not independent or contradictory but organical in a three-floor composition.

부산시 북항의 항만 재개발 개선 방안에 관한 연구 - 독일 하펜시티와의 비교를 중심으로 - (A Study on the Reformation Proposal for Busan North Port Redevelopment - Focused on comparison with Hafencity in Germany -)

  • In this Century, most of ports have been changing in order to keep up with change of the world. The ports are became larger and integrated with high technology because containers which pass through the ports are sharply increasing. Not to turn over the world wide competition of the ports, a renewal of Bukhang in Busan was promoted firstly in Korea. In this study, final draft renewal plan of Bukhang in Busan at this stage was compared with renewal plan of Haffencity in Germany in order to propose improved renewal plan of Bukhang in Busan. Renewal plan of Haffencity in Germany was very similar with Bukhang in Busan in terms of renewal period and direction. From the results of these comparisons, it was concluded that participation of private enterprise and international capital should be invested. Also, the facility plan of Bukhang was suggested to vitalize citizen's participation and embodimentof renewal plan. Prior to making a development plan enough consideration on the preservation of the environment is needed for the environmentally sound and sustainable development (ESSD). Also Korean tradition and culture should have to be considered in order to create the most Korean appearance.

  • 인도 뭄바이에 위치한 다라비(Dharavi)는 70만 명이 넘는 수의 사람들이 한 지역에 밀집하여 살아가는 지상 최대의 슬럼가이다. 주정부는 다라비의 재개발을 함께 추진할 민간 사업자를 선정하고 계획을 진행하고 있다. 게다가 인도정부는 2015년 3가지 도시개발 이니셔티브를 발표하고 인도 전국적 차원의 도시개발과 기존 도시의 재개발사업 및 빈민가 주택공급 사업 등을 병행하여 추진하고 있다. 본 논문에서는 인도의 DMIC 산업회랑과 스마트 도시건설 등의 현행 사업들을 인도가 타산업 대비 비교우위를 가진 제약산업과의 연계를 통하여, 다리비 내의 특정한 대지에 거주하는 기존주민들을 대상으로 신규 주택의 공급이 가능한 도심형 제약연구&생산시설 및 주거복합 계획안을 제안하여 재개발 방향들 중 가능한 하나의 프로토타입(prototype)으로 제시하고자 한다.

환경용량을 만족하는 청주시 도심지역의 개발한계 분석 (A Study on the Development Limit of Cheongju Downtown based on Environmental Carrying Capacity)

  • Even though the center of Cheongju city needs redevelopment because of a doughnut phenomenon, it has to be permitted within the environmental carrying capacity like a target water quality proposed on the Total maximum daily loads(TMDL) of Musim and Miho river watersheds. The aim of in this study is to identify the limit of redeveloping Cheongju downtown after analyzing its environmental carrying capacity using QUAL2E model. As a result of modeling various scenarios, the water quality of Musin river was shown that $BOD_5$ is 2.3mg/L which is the target water quality in the double of existing development plan of the Cheongju downtown. The water quality of Miho river was $BOD_5$ 3.97mg/L which is less than the target water quality of Miho B watershed in the same condition. Therefore, this means that the limit of redevelopment within the environmental carrying capacity of cheongju downtown was estimated to be the double of existing development plan.

  • The rebuilt and redevelopment projects conducted these days surely have invited overpopulation. Its one of the culprits is the municipal ordinances which allow the floor to site area ratio to increase from 200% to 400% in a decade and the adjacent distance ratio from 1.25 to 0.8 times of height of building. Possible solutions for the overpopulation problem are as below. - The floor to site area ratio should be regulated adaptively according to various regional localities. - Draw back the capital gains coming from a rebuilding project For evaluation process; - Select a suitable plan from plurality of proposals - Gradually encourage projects towards remodeling system in the near future
