  • ICT environment to the survey released by the Bureau of Statistics 2012 Household Finance. Changing Housing Wealth Effects of Home-owning Baby-boomers in the Seoul Metropolitan Area (수도권 거주 자가소유 베이비부머의 주택자산효과 변화 분석)

  • The purpose of this research is to analyze the wealth effects of home-owning baby-boomers on household consumption on non-durable goods in the Seoul Metropolitan Area. In so doing, this empirical study utilized the Korean Labor and Income Panel Study (KLIPS) of 2002 and 2012. The statistical findings reveal that household wealth in the period had sharply risen in household income, asset, debt and consumption, and the substantial increase came from growing income and consumption embedded into an expansionary stage of the family life cycle. Further, housing wealth had a much greater effect on consumption expenditure than did financial asset in 2012 while financial wealth effect was larger than housing wealth effect in 2002. Housing wealth effects had become far stronger as the age of the baby-boomer householders increased. As the baby-boomers are close to the retirement stage, post-retirement income security becomes of concern, so that the wealth effect of real estate income as an income alternative for retirees is explicit. The results imply that retirement of baby-boomers is likely to reduce consumer spending, aggravating slowdown of the real economy. Thus, diversification of household asset portfolio in a pre-retirement period is of great significance in maintaining adequate household consumption in later life.

Elasticity of Demand for Urban Housing in Western China Based on Micro-data - A Case Study of Kunming

  • Purpose - Considering the importance of housing needs to real estate market, domestic studies on real estate prices from the perspective of demand are basically based on macro-data, but relatively few are associated with micro-data of urban real estate demand. We try to find a reliable relation of elasticity of demand and commercial housing market. Research design, data, and methodology - In this paper, we have derived housing demand theoretic method and have utilized micro-data of residential family housing survey of downtown area in Kunming City in October, 2015 to estimate income elasticity and price elasticity of housing demand respectively and make a comparative analysis. Results - The results indicate that income elasticity and price elasticity of families with owner-occupied housing are both larger than those of families with rental housing. Income elasticity of housing demand of urban residential families in Kunming is far below the foreign average and eastern coastal cities level, however, the corresponding price elasticity is far higher. Conclusions - We suggest that housing affordability of urban families in western China are constrained by the level of economic development, and the current housing price level has exceeded the economic affordability and psychological expectation of ordinary residents. Furthermore, noticing the great rigidity of housing demand, the expansion space of housing market for improvement and for commodity is limited.

Study on Management Plan of the Financial Supervisory Service According to Increase of Risk of Household Debts (금융권 가계부채 위험증가에 따른 금융감독원 관리방안에 관한 연구)

  • The government adopted activation policy of real estate to overcome low economic growth rate. Real estate activation plan adopted by the government raised credit limit by lowering the regulation, and reduced real estate investment cost by reducing the base rate. Also, delayed transfer tax on multi-house owner to activate real estate investment and resolved purchase right resale. Relief of real estate regulate caused increase of housing sales and price increase, and the real estate market changed to overheating aspect such as premium upon completion of lot sale in a short time. Such market atmosphere greatly increased household debs as owners own houses based on 'financial debt' instead of their income. Since 2017, real estate policy was reinforced to reduce household debts and lending rate was raised due to rise of base rate, accordingly, burden of household debt is expected to increase. This research suggested a plan for the Financial Supervisory Service to efficiently manage the financial world by analyzing the cause and problem of household debs.

Effects of Movements in Stock Prices and Real Estate Prices on Money Demand: Cross Country Study (주가 및 부동산가격이 화폐수요에 미치는 부의 효과: 국가 간 비교분석)

  • The main purpose of this study is to analyze the effects of stock price and real estate price on the money demand. We investigated the demand for money for 25 money units of 10 countries. To estimate the money demand functions, Johansen's cointegration and ARDL-bounds test were employed. Additionally, Stock and Watson's DOLS method was applied to estimate long-run cointegration vectors. According to the results of cointegration test, stock price and real estate price are crucial in the long-run equilibrium relationship. There were no cointegration relationships among money demand, real income, interest rate, and exchange rate in 12 money unit models. However, by including stock price and real estate price on the tested models, we could find strong cointegration relationships, using ARDL-bounds test. The results of DOLS confirm that stock price and real estate price are effective factors influencing on money demands. Especially, the coefficient of real estate price is statistically significant in the 19 out of 20 money unit models. However, the direction and magnitude of coefficients of asset prices are different across countries and money units.

Analyzing the Residential Mobility Factors of Low-Income Households (저소득가구의 주거이동 요인 분석)

  • This study analyzed the factors associated with residential mobility based on the data from the 11th to the 19th wave of the Korean Labor & Income Panel Study (KLIPS). After grouping low-income households within the first to the fourth income bracket into households that exhibited no income bracket change and those with income bracket changes during the research period, this study examined the effects of the income situation of each group on residential mobility. According to the results of the analysis, in the group of households that showed no low-income bracket change, significant effects were found only in the age of the head of the household, housing cost, and rental deposit (Jeonse) and monthly rental of the household. In the group of households that showed low-income bracket changes, findings were generally in line with those of the whole household, where total income and the number of full-time employees in the household were the same as those of the whole household, indicating that it would be necessary to improve the employment stability of low-income households. Based on the findings of this study, housing inequality is intensifying within low-income households, and, thus, housing policies, based on continuing surveys, must be implemented to enhance income opportunities and stabilize the housing needs of low-income households.

  • Recently real-estate investment business is standing out as a new plan for creation of source of income. In this paper, we suggested appropriate real-estate investment strategy through the reconstruct case study of existing one-storied building. That is, we showed the efficient process of decision and propel to reconstruct and the key points for lease business and post management after building completion. Also, we analyzed the rate of return of commercial building investment in order to find its optimum dealing time. Therefore the results of this paper are expected to be a help to old ages and persons laying plans for a similar business.

  • Our nation has a problem with discrimination of income distribution and inefficient of resources distribution caused by real estate price rising from a sudden economy growth and industrialization. Specially, in recent years, there is a great disparity of condominium price between the north and south of the Han river. Because the housing price is deciede by the immanent value of a house and neighborhood effects of the regional where the house is situated, the housing price is occurred difference. In this study, I analyzed the differences of housing price determinants about condominium developments in the old and new residential areas, and found the important factors that affect the condominium price using Structural Equation Modeling(SEM) The purpose of study is to analyze the influence of various factors of housing price. Also, this study tried to predict real estate market and to establish previous effective real estate policy.

Market sentiment and its effect on real estate return: evidence from China Shenzhen

  • In this paper, we propose a phenomenon that analyze the impact of market sentiment on China's real estate market through the perspective of behavioral economics. Previously, real estate market analyzation basically focus on some fundamental principles which include market price, monetary policies and income, etc. However, little research has explored market sentiment and its influence. By using principal components analysis (PCA), this study first creates buyer's sentiment and seller's sentiment to measure the heat of China's real estate market. Different from using traditional estimation method, the vector autoregressive model (VAR) is used to analyze how both sentiments affect real estate return. The overall results show that from unit root test and impulse response analyzation, the impact of seller's sentiment is positive to real estate market while buyer's sentiment is negative. At the same time, the higher seller's sentiment will have different influence on the housing market compared with the higher buyer's sentiment.

  • This study was to analyze the past regime's real estate policy and the time-series data on real estate price index from 1986 to 2009 in 24 years. Also, the real estate index and macroeconomic variables, the impact on house price index variable conducted to regression analysis and to analyze whether and how much is affected. Analyzed as follows: First, Korea's real estate policy was the post-policy and the past regime's real estate policy was inconsistent with each other. Second, in the normal phase whenever real estate issues, the measures of the strengthening regulation and of the economic recovery were only to repeat periodically. Third, the timing and means of policy enforcement was an inappropriate and Real estate market was getting worse at the time whenever a real estate policies performed. Fourth, The apartments prices index of the housing types rose the highest and were the most popular for 24 years. Increase or decrease the amount of the price index for apartments, Roh Tae-woo(65.0%) - Kim Dae-jung (42.5%) - Roh Moo-hyun (32.8%) were in order. Fifth, the results of the regression analysis carried out: The impact on housing prices among independent variables were followed by Cap Construction- one per capita income - Housing consumer price index - Accompanying Composite Index - Trailing Composite Index - Home subscription Subscriber account - Leading Composite Index.
