An Exploratory Research on the Implementation of Corporate Social Responsibility (CSR) in the Real Estate Sector of UAE: A Dyadic Perspective

  • Purpose: The study investigates the implementation of corporate social responsibility (CSR) in the real estate sector of the UAE by collecting the opinions of both the real estate companies and different tenants on the execution of CSR. Research design, data, and methodology: Using a sample of 300 different types of UAE real estate consumers and twenty real estate firms, the researchers collected the opinions of targeted subjects by administering two types of questionnaires. The Cronbach's Alpha and the Kaiser-Meyer-Olkin (KMO) tests were employed to check the internal consistency and validity of the questionnaires. The selected hypotheses were tested using the Kruskal-Wallis (K-W) hypothesis testing technique. Results: The findings revealed that all types of UAE real estate consumers expressed their discontentment over the implementation of socially responsible actions by the real estate companies. Whereas UAE real estate companies expressed their confidence in the ideal implementation of social actions towards all stakeholders in general and tenants. Conclusion: Even though more than 50 percent of realty customers are dissatisfied with the company's implementation of CSR, a little over 54.80 percent are willing to recommend the company to their family and friends. Implications have been provided for UAE real estate companies who wish to promote their business to all categories of UAE real estate consumers successfully.

  • Purpose - This study surveyed real estate financial consumers and financial company staff regarding the components of the financial consumer protection system to seek detailed improvement plans for the Financial Consumer Protection Act. Design/methodology/approach - The Analytic Hierarchy Process (AHP) technique is applied. Findings - Both consumers and staff highly evaluated the importance of the preventive measures in the main classification factors. Regarding the sub-classification factors of preventive measures, consumers emphasized the responsible management of investment staff and financial institutions; however, the staff stressed the principle of effectiveness and efficiency. Regarding the elements of ex-post remedies, consumers answered that fast remedy would have a significant effect. At the same time, staff believed that punitive measures hinder free trading and investment activities. Regarding the sub-sub classification factors of prevention measures, the consumers value responsible management of staff and financial companies, while the staff tend to prefer the importance of the self-regulatory governance. Research implications or Originality - Based on the above results, financial regulatory authorities should find a balance between preventive and ex-post components once focusing on preventative measures. Our paper is one of the first research findings in this field of financial consumer protection system in Korea.

  • 최근 온라인을 중심으로 광고를 수행하고 오프라인에서 실제로 물건을 매매하는 O2O 기반의 부동산중개 웹 사이트 혹은 앱이 폭발적으로 증가하고 있는 추세이다. 이로 인해서 기존의 오프라인 기반의 부동산중개 환경에서 온라인 기반으로 환경이 변화됨으로써 소비자들이 시간, 비용, 편리성 측면에서 매우 높은 호감을 얻고 있다. 하지만, 온라인 기반의 부동산중개 서비스들의 편리함 이면에 잘못된 정보 또는 악의적인 허위정보로 인해서 사용자들이 시간, 금전적으로 피해를 보게 되는 경우도 자주 발생하고 있다. 그러므로 본 연구에서 O2O 기반의 부동산중개 서비스에서 발생 가능한 소비자의 피해를 줄이고자 인공지능 기술을 활용해 등록된 매물정보에 대한 진위 여부를 판별할 수 있는 허위 매물정보 필터링 시스템을 설계하였다. 제안한 연구방법을 통해서 온라인 부동산 서비스에 등록되는 매물정보에 대한 진위 여부를 판별할 수 있을 뿐만 아니라, 소비자의 시간적, 금전적 피해를 줄일 수 있음을 보였다.

  • The information about transactions of real estate has tended to be not open. Therefore, it has been difficult for individuals to judge the proper price of each real estate. In the course of time several studies have been conducted on proposing criterions for judging the proper price of real estates. As to office buildings and apartments, it is proved techniques required for making criterions have been achieved to a certain extent. Therefore, this research aims to make methods that propose to consumers reliable criteria for judging the proper price of detached houses. The methods are based on hedonic price method and micro-level spatial elements peculiar to detached houses are considered.

주거용 부동산 개발을 위한 투자자 관점에 따른 의사결정 요인에 관한 연구 (A Study on the Investment Determinants for Residential Real Estate Development by Investor Perspectives)

  • 본 연구는 주거용 부동산의 투자의사 결정에 영향을 미치는 요인에 대해 분석을 위해, 주거용 부동산 관련 전문가들을 대상으로 AHP와 퍼지이론을 활용한 설문분석을 통해 투자자의 관점에 따른 요인의 중요도 차이 및 우선순위를 비교 및 분석하였다. 분석 결과, 전체적으로 임대료, 수익성, 교통 접근성, 상권 및 인프라, 금융규제 등이 중요하며, 전문가그룹별로는 금융·여신 그룹은 수익성. 임대료, 교통 접근성, 공급물량과 세제 혜택을, 건설·개발 그룹은 교통 접근성, 임대료, 직주 접근성, 수익성과 상권 및 인프라를, 감정·평가 그룹은 임대료, 수익성, 교통접근성, 금융규제와 공급물량을 가장 중요한 투자의사결정 요인으로 도출하여 업무와 연관성이 있는 선호특성을 가지고 있다는 것을 알 수 있었다. 즉 부동산 투자특성에 있어 가격특성과 경제특성, 즉 재무적 관점에 가장 중점을 두고 있으며, 부동산특성 내 입지특성으로 교통 접근성과 상권 및 인프라 등 편의성을 중요하게 여고 있으며, 적극적인 부동산 투자확대를 위해서 시장의 금융규제 완화를 중요하게 생각하는 것으로 나타났다. 이러한 항목별 전문가그룹의 다양한 관점을 고려하여 주거용 부동산을 개발하는 사업자의 사업 타당성 분석과 수요자가 되는 일반 투자자들의 합리적인 의사결정에 도움이 되고자 한다.

메타버스 기반 가상부동산 거래 서비스 연구 (A Study on Transaction Service of Virtual Real Estate based on Metaverse)

  • 본 연구의 목적은 메타버스 기반 가상부동산 거래 서비스에 대한 분석과 시사점을 제시하는 것이다. 블록체인 기반 기술과 메타버스를 통해 우리가 살고 있는 세계가 자연스럽게 확대되고 있기 때문에 환경과 시장 참여자들의 인식 변화도 매우 중요한 요소이다. 무형의 자산에 대한 가치와 투자가 이루어지고 이를 통해 수익을 창출할 수 있기 때문에 기존의 자산 가치 변화 및 투자에 대한 개념과 생각도 달라지고 있다. 서비스 사용자 측면은 가상부동산에 대해 사용자들이 많이 참여하게 되면 수요와 공급의 원리가 적용되어 수요자가 증가하고 희소성의 원리에 따라 자연스럽게 현재의 가치 가격보다 상승할 것이라는 개념으로 미래의 가치에 투자 하는 경우이다. 서비스 제공자는 서비스는 가상부동산 구매 사업을 통해 직접 관심이 있다고 고려되는 가상 지역의 일부를 직접 거래할수 있는 기술적인 플랫폼을 제공하고 이에 따른 자금과 거래 수수료뿐만 아니라 참여자가 증가함에 따라 광고 등 다양한 수익모델을 발굴하여 제공할 수 있다. 또한, 새로운 서비스를 통해 일자리와 정보제공의 역할을 수행 한다. 이해관계자로서 정부는 새로운 기술과 제품 등장을 이용하여 인력과 서비스가 창출하고 경제적 이익을 확보할 수 있다. 물론, 새로운 서비스가 위험요소를 완화하면서 시장에 정착할 수 있도록 다양한 제도적 지원이 이루어져야 한다. 본 연구는 국내의 메타버스 기반 환경 구축 및 관련 연구에 기여 및 가상공간 부동산 서비스 연구에 활용되는 것에 의의를 가진다.

  • Modern financial services go beyond the stage of internet banking, and new concepts of financial transactions such as Internet of Things, mobile banking, electronic payments, and fintech have emerged. As a result, banks are less influential in financial transactions, and changes are being demanded. In the present era, the basic business of banks has decreased, and it is transforming into a space where both consumer finance work and reside. The bank office stands for the brand image of the bank, and it is represented by trust with customers in the basic business of financial transactions, and the rise in real estate value is a natural social phenomenon due to the nature of the location and location of real estate owned by the bank. The business method and space of the bank office that meets the new paradigm of the modern society is an inefficient space only for the convenience and rest of consumers, but it must be used as a variety of spaces suitable for the region to increase the functional value of the bank office. Through this study, as a convenience space for consumers, various service facilities should be introduced to understand the characteristics of the region as a convenience space for consumers, and various service facilities should be introduced to meet the needs of consumers, and the bank office should be improved as a complex service space for local residents.

Enhancing Productivity and Quality in Korean Modular Housing through Smart Factory Integration

  • Purpose: Korea's construction industry has faced declining productivity and quality issues due to labor-intensive onsite construction and variables like weather, material price fluctuations, and labor shortages. The modular housing industry, introduced in Korea in 2003, offered benefits like reduced construction time and enhanced productivity through offsite manufacturing. However, its adoption remains limited due to high costs, quality concerns, and low consumer acceptance. Research Design, Data, and Methodology: This study explores the feasibility and impact of implementing smart factory technologies in the modular housing industry to overcome these barriers. Using survey data from 179 construction industry experts, the study employs frequency and regression analysis to identify key factors influencing the adoption of modular housing and the effectiveness of smart factories. Findings suggest that government-led educational programs and strong policy support are essential for successful implementation, enhancing productivity, reducing costs, and improving quality. Conclusions: The study emphasizes the need for standardization of modular housing, deregulation of relevant laws, and increased public awareness to stimulate market growth and innovation. Policy recommendations include financial support for modular manufacturers transitioning to smart factories, ensuring stable supply volumes, and promoting the benefits of modular housing to consumers. Integrating smart factory technologies can lead to significant advancements in the modular housing industry, contributing to the sustainable development and modernization of Korea's construction sector.

Effect of Perceived Value of OTT Platform on Consumer's Technology Acceptance, Continuous Use Intention, and WOM

  • Purpose: This study analyzed the effect of the perceived value of the OTT platform on consumers' technology acceptance, continuous use intention, and WOM using the Expanded TAM. Research design, data and methodology: A survey was conducted targeting OTT platform users in their 20s to 40s nationwide from August 10 to 16, 2022, and a total of 208 people were used in the final analysis. To verify the research model, frequency analysis, CFA, and SEM analysis were performed using SPSS and AMOS. Results: First, the perceived value of the OTT platform was found to have a positive effect on consumers' technology acceptance (perceived usefulness, perceived ease of use, and perceived enjoyment). Second, the perceived ease of use of OTT platform consumers was found to have a positive effect on perceived usefulness and perceived enjoyment. Third, it was found that the perceived usefulness and perceived enjoyment of OTT platform consumers had a positive effect on the continuous use intention, and WOM. Fourth, it was found that the continuous use intention the OTT platform had a positive effect on the WOM. Conclusions: Word of mouth and continuous use of existing customers are important for OTT platform companies to retain existing customers and secure new customers. Through the perceived value of the OTT platform, efforts should be made to provide various contents that consumers can enjoy along with usefulness and convenience of functions.

  • With the change of construction environment, the main body of construction industry was moved from project suppliers to consumers. Accordingly in order to strengthen competitiveness, project suppliers have to concentrate on marketing for diversification. Thus, it is required to utilize real estate marketing from the beginning of development project to introduce 'consumer-centered marketing strategies' instead of 'supplier-centered marketing'. This study aims to find out what consumers consider the most important factors when selecting apartment. According to the study, when residents select their apartment in residential area, they valued those attributes with investment, location, dwelling attribute, apartment complex attribute, unit price per square meter, in order. This result will contribute to qualitative improvement of housing development project.
