THE DEVELOPMENT OF BUILDING MAINTENANCE SYSTEM FOR DETERMINING PRIORITIES OF PUBLIC FACILITY REPAIRS & REPLACEMENT (I)

  • In Korea Water Resources Corporation (K-Water) has seen four problems rising in four aspects of property management of approximately 1,300 buildings scattered through put to country. To solve these, ground data for repair and replacement works to be conducted for prevention will be prepared and building maintenance system (hereinafter referred to as PBMS) intended to record related repair and replacement work histories and calculate LCC of the related these items will be developed. PBMS, a web-based system, will be developed for users' convenience and data monitoring in real time. To sum up, PBMS are expected to maximize efficiency in four aspects including the establishment of repair and replacement work plans for prevention, history management, DB for predicting future work to be occurred and enable the determination of priorities by being developing into facility condition assessment systems through the results of analysis of repair and replacement histories and LCC.

  • In many parts of the world, low cost housing used to be built and maintained by the governments, based on designs and detail specifications prepared by the public sector with construction carried out by contractors. Results vary due to differences in design standards, workmanship and property management, depending also on the neighbourhood's care of the estates and their pattern of usage. In the UK, where Private Finance Initiative (PFI) has been used for infrastructure projects, there have been successful cases of city estate being transformed by PFI. These PFI housing schemes involve new-build, refurbishment as well as facility management. Unlike traditional construction, which is based on prescriptive specifications, PFI housing is based on output specifications. A study has been undertaken to compare the two specification approaches as they are applied to housing estate. Results are enlightening and serve as good reference to cities such as Hong Kong SAR and Singapore, where public housing provisions have been a major concern of their citizens as the building stock gets older.

  • The stray current(leakage current) in DC railway system like as Metro Subway and LRT system happens electrical corrosion on theses superstructure facilities and also underground facilities that causes the public property losses. we must study and establish on the theoretical concept and concrete phenomena for electrical corrosion, In the construction period we intend to review and find out a lot of solution to minimize theses losses. we must investigate, measure and analysis natural atmosphere of these facilities locations to present a maintenance management guide for the upcoming operation stage.

  • The basis of modem risk-based safety management is to focus on what might happen and ensure it is designed out of the system by robust hazard identification and risk analysis. However, in the real world things go wrong and it is essential to be prepared for the worst so that the response can minimise harm and loss of property and damage to the environment. Whilst some hazard mitigation measures are aimed at preventing incidents, others are venting escalation. The results of the tests concluded that the most effective means by the control room, both with and without, local station staff assistance using directive public address announcements and CCTV surveillance.

  • 내용타당도는 측정도구의 내용이 측정하고자 하는 구성개념을 얼마나 적절히 반영하고 있는가에 대한 것이다. 그 과정은 예비측정 도구 개발 단계와 개발된 것이 측정하고자 하는 구성개념을 잘 반영하는지를 판단하는 단계로 나누어 볼 수 있다. 첫 번째 단계에서는 측정하고자 하는 구성개념에 대한 개념화와 예비질문지 개발이 이루어진다. 그 후, 전문가와 측정도구를 사용하고자 하는 대상자를 대상으로 개발된 예비문항의 관련성, 포괄성, 및 이해성을 판단하게 된다.

  • For test-retest reliability, it is important to consider whether the attributes of the construct being measured is temporally stable or not. For responsiveness, it needs a longitudinal study design including a treatment/intervention known to induce a change on the construct to be measured.

  • 본 연구는 직지 문화재 관계자들에게 직지가 관광문화재로써 활성화할 수 있는 문화 마케팅 및 문화 정책적 제안점을 제시하고자 하였다. 따라서 본 연구의 시사점은 다음과 같다. 첫째, 직지 문화재 관계자들은 직지 문화재를 지역 특성에 맞춘 관광적 요소에 직지가 가지고 있는 이미지와 매력성을 혼합시킬 수 있는 관광 상품들을 개발해야 할 것이다. 또한 관광객들에게 지역 주민들이 관광의 만족도를 높일 수 있는 지역안내, 가격, 서비스 등에 있어 시, 군별로 교육과 홍보 등에 신경을 써야 할 것이다. 둘째, 직지 문화재 관계자들은 타 문화재 관광과 차별적인 요소꺼리를 만들 수 있는 방안들을 제시하여야 하고, 직지 문화재의 존재가치를 높일 수 있는 인쇄의 기술 및 당시의 생활상 등이 타국에 비해 어떤 점에서 차별성이 존재하는지를 강조함으로써 직지 문화재의 존재가치를 높여야 할 것이다. 셋째, 직지 문화재 관계자들은 지금보다 더 직지 관광이 문화유산으로서 가치가 크다는 점을 강조해야 할 것이고, 나아가 관광에서 타인에게 자랑할 수 있는 독특한 킬러 컨텐츠 등을 개발하여 관광객들에게 제시해야 할 것이다. 넷째, 직지 문화재 관계자들은 지역민들을 대상으로 직지 문화재가 얼마나 우수한 문화유산인지를 인식시킬 수 있는 방안들을 마련해야 할 것이다. 또한 직지 문화재가 관광적 요소로 부가가치가 높다는 것도 인식시켜야 할 것이다. 마지막으로 직지 문화재 관계자들은 지역민 및 관광객들에게 직지 문화재가 특정 지역에 존재한다는 것에 자부심과 인지도를 높일 수 있도록 다양한 직지 사업을 추진해야 할 것이다.

강의실에서의 음향특성 평가에 관한 연구 (A study of the estimation for sound property in the classroom)

  • 강의실에서의 환경조건을 확립하기 위해 PA(Public-Address)를 사용한 경우와 PA를 사용하지 않은 경우의 두 가지 패턴으로 임펄스 응답을 측정하였다. 측정결과에 의해 음성 명료도에 관련된 음향물리지표를 계산하고 PA 유무에 의한 각 지표의 차이를 검토하였다. 그리고 임펄스 응답을 이용하여 4연속 음절 명료도 시험을 하여 잔향에 따른 PA사용이 어느 정도 음성 듣기를 향상시키고 있는가도 검토하였다. 그 결과, 잔향이 어느 정도 적은 경우에는 PA에 의한 음압레벨의 향상이 충분한 명료도의 개선이 되는 가능성이 있으나 잔향이 긴 경우에는 제시 음압레벨을 높여도 PA 시스템에서는 명료도의 개선이 기여되지 않는다는 것을 알 수 있었다.

동경의 녹지공간 조성과 그 운용에 관한 연구 -도시공원을 중심으로- (A Study on the Creating and Utilizing the Green Space in Tokyo -focusing on city parks-)

  • In this study, I investigate how city parks have been created, and what are some characteristics of the location and function of 69 city parks in Tokyo. The city parks in Tokyo have been made in three patterns. The first is planned parks which have been created as a urban facilities considering the scales and types. The second is memorial parks which have been made to memorialize the national monumental event or to preserve natural and cultural resources. The third is public property parks which have been made by occurrence of public vacant land which is resulted from the grant of Royal Garden, restoration of public rented ground, producton of reclaimed land, utilization of dry river bed. The city parks can be classified in five patterns according to distance from CBD and park area. The first is central parks which have historical characteristics strongly. The second is planned parks that are specialized functionally. The third is large scale urban edge parks which are located in the edge of 23-Gu(district) in Tokyo. The fourth is hill parks which have natural characteristics strongly. The fifth is waterside parks that are located along a lake, a pond, a river, or artificial waterside facilities. From this study I have found out that a great effort has been made to activate the utilization of parks for residents in Tokyo, through mnagement goals and ways of parks, composition and chatacteristics of park facility resources, various Events, residents participation in undertaking of parks.
