  • The price-volume in land by land categories is evaluated with dynamic approaches in the era of aging society This research tries to investigate in the respect of major factors such as real estate, macro-economics, and population that is simulated by land categories. The system dynamics approaches on price-volume in land are forecasted until 2020 using the data in the period of 2000-2014. In regard to methodologies, this research adopted system dynamics to evaluate the relationships between price-volume in land and aging society. The meaningful results have been found during the last over 10 year's analysis as the dynamic relations with major factors. Regarding land categories, this research tries to overcome former research limitations. As an implication from the price-volume in land, it confirmed that the multifaceted aspects show that system dynamics approach effectively simulated them by price-volume in land with the population of aging society.

  • The purpose of this study is price determination for KLIS (Korea Land Information System) which Korea government established. For this purpose, I analyzed cost accounting and made the KLIS selling price according to selling amount, recovery rate and information volume. In case of recovery rate, the cost was expensive but, in case of information volume the cost was cheap. So, the price determination for KLIS should be resonable according to information volume considering GIS revitalization.

  • Urban area is being continuously grown traffic volume due to diverse economic activities. Especially, the traffic noise, which occurs on the road of passing by residential district, is dropping quality of life as negative element of obstructing sleep at night. This study analyzed relationship between the officially notified land price and the traffic noise in residential district by using the estimating equation of traffic noise and GIS. As a result, the officially notified land price on a parcel of residential district along the road was indicated to be higher than a parcel where is located in other place. Even traffic noise was indicated to be higher. Accordingly, a plan is judged to be necessarily arranged that can be made appraisal of the officially notified land price, which is reflected the convenience of life and the quality of life at the same time in consideration even of traffic noise together as element of appraisal given evaluating the officially notified land price in residential district where is located in the downtown.

  • Because land based aquaculture is restricted by high investment per rearing volume and control cost, good management planning is important in Land-based aquaculture system case. In this paper master production planning was made to decide the number of rearing, production schedule and efficient allocation of water resources considering biological and economic condition. The purpose of this article is to build the mathematical decision making model that finds the value of decision variable to maximize profit under the constraints. Stocking and harvesting decisions that are made by master production planning are affected by the price system, feed cost, labour cost, power cost and investment cost. To solve the proposed mathematical model, heuristic search algorithm is proposed. The model Input variables are (1) the fish price (2) the fish growth rate (3) critical standing corp (4) labour cost (5) power cost (6) feed coefficient (7) fixed cost. The model outputs are (1) number of rearing fish (2) sales price (3) efficient allocation of water pool.

The Relationship between Apartment Price Index and Naver Trend Index (아파트가격지수와 네이버 트렌드지수 간의 연관성)

  • This paper investigates empirically the lead-lag relation between the 'apartment price index' and 'Internet search volume'. This study uses Naver Trend Index as a proxy for Internet search volume. An increase in Internet search volume on the apartment price index indicates an increase in people's attention to an apartment. Different from previous studies exploring the relation between 'the released price index of the apartment' and 'Naver Trend Index', this study investigates the relation of the Naver Trend Index with 'the fundamental price component of an apartment' and 'the transitory price component of an apartment', respectively. The results of the Granger causality test reveal that there are bidirectional Granger causalities between the 'released price' and Naver Trend Index. In addition, the 'fundamental price component of an apartment' and Naver Trend Index have a feedback relation, while 'the transitory price component of an apartment' Granger causes the Naver Trend Index uni-directionally. The impulse response function analysis indicates that the shock of apartment prices increases Naver Trend Index in the first month. Overall, The close relationship between apartment prices and Naver Trend Index suggests that increases in the movement of apartment prices are positively associated with public attention on the apartment market.

Effects of Street Centrality on the Land Prices in Seoul, South Korea (서울시 가로망 중심성의 토지가격 효과 연구)

  • This study aimed to measure street centralities with the street width, and to analyze their effects on the residential and non-residential land prices in Seoul, South Korea. Most of the studies on urban economics and policy focusing on the urban spatial structure have evolved in terms of their perspective from monocentric to polycentric models. Recently, their themes shifted to measuring street centralities and capturing their effects on urban phenomena. To expand the existing studies and discussion, this study analyzed the street centralities with the street width, and how they changed the land prices. Multilevel regression models generated a few key findings relevant to the relationship between street centralities and land prices. While a higher detour volume and closeness to wider streets commanded premium residential land prices, higher visibility and detour volume to wider streets were associated with higher non-residential land prices. These findings suggest a robust connection between street configuration and near-land prices. Thus, the results of this study suggest a few insightful policy implications for urban planners, urban designers, real estate developers, and appraisers.

A Study on the Determinants of Apartment Price during COVID-19 Pandemic Using Dynamic Panel Model: Focusing on the Large-scale Apartment Complex of More than 3,000 Households in Seoul (동적패널모형을 활용한 코로나19 팬데믹 기간 아파트가격 결정요인 연구: 서울특별시 3000세대 이상 대규모 아파트 단지를 중심으로)

  • This study investigated price factors for large apartment complexes in Seoul during the COVID-19 pandemic and compared Gangnam and non-Gangnam areas, which have been recognized as heterogeneous markets. We find that the change in apartment prices in large-scale complexes did not significantly affect the individual characteristics of apartments, unlike previous studies, but was affected by macroeconomic variables such as interest rates and money. On the other hand, considering the units of the interest rate and total monetary volume variables, the effects of two variables on the apartment sales price is significantly high. In addition, the Gangnam area model analysis shows that apartment prices are greatly affected by interest rates and currency volume, and, the non-Gangnam area model analysis shows that apartment prices are greatly affected by interest rates and currency volume, but the degrees are different from the Gangnam area model. Overall, our study shows that interest rates and money supply were the main factors of apartment price changes, but apartment prices in non-Gangnam areas are more sensitive to changes in interest rates and money supply.

Trade Scale, Property Types, and Location Environment of Vacation Houses: Examples from Central Japan

  • This study is a basic investigation of the contents and services relevant to the domestic vacation house business. In which, the trade scale, types of housing, and environmental conditions of various property locations were analyzed. The characteristics of properties listed on the Japanese website that conducts the greatest volume of vacation house trade in Japan were examined, and the following results were obtained: Villa areas, villas, and resort condos (resort mansions) are the three basic types of properties handled in the vacation house trade. In this market, sales per unit in villa areas and per spaces in resort condos accounted for the highest volume of trade, followed by that of villas (individual houses). In terms of land area, floor area, and sales price per house type, the relatively cheaper small and medium-sized vacation houses are more frequently traded, than expensive large-scale villas. In particular, small multi-family type villas (such as in resort condos) are the most popular. Land and floor area, and sales prices all show considerable variation depending on the type of property considered. Therefore, a business initiative to provide a more detailed classification of properties is required. In terms of the environment of vacation properties, most are located on coasts, plateaus, or inland mountains, and are generally within three-hours' traveling distance of large cities.

The Development and Application of Office Price Index for Benchmark in Seoul using Repeat Sales Model (반복매매모형을 활용한 서울시 오피스 벤치마크 가격지수 개발 및 시험적 적용 연구)

  • As the fastest growing office transaction volume in Korea, there's been a need for development of indicators to accurately diagnose the office capital market. The purpose of this paper is experimentally calculate to the office price index for effective benchmark indices in Seoul. The quantitative methodology used a Case-Shiller Repeat Sales Model (1991), based on actual multiple office transaction dataset with over minimum 1,653 ㎡ from Q3 1999 to 4Q 2019 in the case of 1,536 buildings within Seoul Metropolitan. In addition, the collected historical data and spatial statistical analysis tools were treated with the SAS 9.4 and ArcGIS 10.7 programs. The main empirical results of research are briefly summarized as follows; First, Seoul office price index was estimated to be 344.3 point (2001.1Q=100.0P) at the end of 2019, and has more than tripled over the past two decades. it means that the sales price of office per 3.3 ㎡ has consistently risen more than 12% every year since 2000, which is far above the indices for apartment housing index, announced by the MOLIT (2009). Second, between quarterly and annual office price index for the two-step estimation of the MIT Real Estate Research Center (MIT/CRE), T, L, AL variables have statistically significant coefficient (Beta) all of the mode l (p<0.01). Third, it was possible to produce a more stable office price index against the basic index by using the Moore-Penrose's pseoudo inverse technique at low transaction frequency. Fourth, as an lagging indicators, the office price index is closely related to key macroeconomic indicators, such as GDP(+), KOSPI(+), interest rates (5-year KTB, -). This facts indicate that long-term office investment tends to outperform other financial assets owing to high return and low risk pattern. In conclusion, these findings are practically meaningful to presenting an new office price index that increases accuracy and then attempting to preliminary applications for the case of Seoul. Moreover, it can provide sincerely useful benchmark about investing an office and predicting changes of the sales price among market participants (e.g. policy maker, investor, landlord, tenant, user) in the future.

A Bayesian Estimation of Price for Commercial Property: Using subjective priors and a kriging technique (상업용 토지 가격의 베이지안 추정: 주관적 사전지식과 크리깅 기법의 활용을 중심으로)

  • There has been relatively little study to model price for commercial property because of its low transaction volume in the market. Despite of this thin market character, this paper tried to estimate prices for commercial lots as accurate as possible. We constructed a model whose components consist of mean structure(global trend), exponential covariance function and a pure error term, and applied it to actual sales price data of Seoul. We explicitly took account of spatial autocorrelation of land price by utilizing a kriging technique, a representative method of spatial interpolation, because the land price of commercial lots has feature of differential price forming pattern depending on submarkets they belong to. In addition, we chose to apply a bayesian kriging to overcome data scarcity by incorporating experts' knowledge into prior probability distribution. The chosen model's excellent performance was verified by the result from validation data. We confirmed that the excellence of the model is attributed to incorporating both autocorexperts' knowledge and spatial autocorrelation in the model construction. This paper is differentiated from previous studies in the sense that it applied the bayesian kriging technique to estimate price for commercial lots and explicitly combined experts' knowledge with data. It is expected that the result of this paper would provide a useful guide for the circumstances under which property price has to be estimated reliably based on sparse transaction data.
