  • The sale price of apartment buildings is a key factor in the success or failure of apartment projects, and the factors that affect the sale price of apartments vary widely, including location, environmental factors, and economic conditions. Existing methods of predicting the sale price do not reflect the nonlinear characteristics of apartment prices, which are determined by the complex impact factors of reality, because statistical analysis is conducted under the assumption of a linear model. To improve these problems, a new analysis technique is needed to predict apartment sales prices by complex nonlinear influencing factors. Using machine learning techniques that have recently attracted attention in the field of engineering, it is possible to predict the sale price reflecting the complexity of various factors. Therefore, this study aims to conduct a basic study for the development of a machine learning-based prediction model for apartment sale prices.

A Study on the Prediction of Cabbage Price Using Ensemble Voting Techniques (앙상블 Voting 기법을 활용한 배추 가격 예측에 관한 연구)

  • Vegetables such as cabbage are greatly affected by natural disasters, so price fluctuations increase due to disasters such as heavy rain and disease, which affects the farm economy. Various efforts have been made to predict the price of agricultural products to solve this problem, but it is difficult to predict extreme price prediction fluctuations. In this study, cabbage prices were analyzed using the ensemble Voting technique, a method of determining the final prediction results through various classifiers by combining a single classifier. In addition, the results were compared with LSTM, a time series analysis method, and XGBoost and RandomForest, a boosting technique. Daily data was used for price data, and weather information and price index that affect cabbage prices were used. As a result of the study, the RMSE value showing the difference between the actual value and the predicted value is about 236. It is expected that this study can be used to select other time series analysis research models such as predicting agricultural product prices

Toward global optimization of case-based reasoning for the prediction of stock price index

  • This paper presents a simultaneous optimization approach of case-based reasoning (CBR) using a genetic algorithm(GA) for the prediction of stock price index. Prior research suggested many hybrid models of CBR and the GA for selecting a relevant feature subset or optimizing feature weights. Most studies, however, used the GA for improving only a part of architectural factors for the CBR system. However, the performance of CBR may be enhanced when these factors are simultaneously considered. In this study, the GA simultaneously optimizes multiple factors of the CBR system. Experimental results show that a GA approach to simultaneous optimization of CBR outperforms other conventional approaches for the prediction of stock price index.

Structural Change in the Price-Dividend Ratio and Implications on Stock Return Prediction Regression

  • The price-dividend ratio is one of the most frequently used financial variables to predict long-horizon stock return. However, the persistency of the price-dividend ratio is found to cause the spuriousness of the stock return prediction regression. The stable relationship between the stock price and the dividend, however, seems to weaken after World War II and to experience structural break. In this paper, we identify a structural change in the cointegrating relationship between the log of the stock price and the log of the dividend. Confirming a structural break in 1962, we subdivide the sample and apply the fully modified estimator to correct for the nonstationarity of the regressor. With the subdivided sample, we exercise the nonparametric bootstrap procedure to derive the empirical distribution of the test statistics and fail to find return predictability in each subsample period.

A Study on the Effect of Macroeconomic Variables on Apartment Rental Housing Prices by Region and the Establishment of Prediction Model (거시경제변수가 지역 별 아파트 전세가격에 미치는 영향 및 예측모델 구축에 관한 연구)

  • This study attempted to identify the effects of macroeconomic variables such as the All Industry Production Index, Consumer Price Index, CD Interest Rate, and KOSPI on apartment lease prices divided into nationwide, Seoul, metropolitan, and region, and to present a methodological prediction model of apartment lease prices by region using Long Short Term Memory (LSTM). According to VAR analysis results, the nationwide apartment lease price index and consumer price index in Lag1 and 2 had a significant effect on the nationwide apartment lease price, and likewise, the Seoul apartment lease price index, the consumer price index, and the CD interest rate in Lag1 and 2 affect the apartment lease price in Seoul. In addition, it was confirmed that the wide-area apartment jeonse price index and the consumer price index had a significant effect on Lag1, and the local apartment jeonse price index and the consumer price index had a significant effect on Lag1. As a result of the establishment of the LSTM prediction model, the predictive power was the highest with RMSE 0.008, MAE 0.006, and R-Suared values of 0.999 for the local apartment lease price prediction model. In the future, it is expected that more meaningful results can be obtained by applying an advanced model based on deep learning, including major policy variables

Sentiment Analysis of News Based on Generative AI and Real Estate Price Prediction: Application of LSTM and VAR Models (생성 AI기반 뉴스 감성 분석과 부동산 가격 예측: LSTM과 VAR모델의 적용)

  • Real estate market prices are determined by various factors, including macroeconomic variables, as well as the influence of a variety of unstructured text data such as news articles and social media. News articles are a crucial factor in predicting real estate transaction prices as they reflect the economic sentiment of the public. This study utilizes sentiment analysis on news articles to generate a News Sentiment Index score, which is then seamlessly integrated into a real estate price prediction model. To calculate the sentiment index, the content of the articles is first summarized. Then, using AI, the summaries are categorized into positive, negative, and neutral sentiments, and a total score is calculated. This score is then applied to the real estate price prediction model. The models used for real estate price prediction include the Multi-head attention LSTM model and the Vector Auto Regression model. The LSTM prediction model, without applying the News Sentiment Index (NSI), showed Root Mean Square Error (RMSE) values of 0.60, 0.872, and 1.117 for the 1-month, 2-month, and 3-month forecasts, respectively. With the NSI applied, the RMSE values were reduced to 0.40, 0.724, and 1.03 for the same forecast periods. Similarly, the VAR prediction model without the NSI showed RMSE values of 1.6484, 0.6254, and 0.9220 for the 1-month, 2-month, and 3-month forecasts, respectively, while applying the NSI led to RMSE values of 1.1315, 0.3413, and 1.6227 for these periods. These results demonstrate the effectiveness of the proposed model in predicting apartment transaction price index and its ability to forecast real estate market price fluctuations that reflect socio-economic trends.

Development of a Model to Predict the Volatility of Housing Prices Using Artificial Intelligence

  • We designed to employ an Artificial Intelligence learning model to predict real estate prices and determine the reasons behind their changes, with the goal of using the results as a guide for policy. Numerous studies have already been conducted in an effort to develop a real estate price prediction model. The price prediction power of conventional time series analysis techniques (such as the widely-used ARIMA and VAR models for univariate time series analysis) and the more recently-discussed LSTM techniques is compared and analyzed in this study in order to forecast real estate prices. There is currently a period of rising volatility in the real estate market as a result of both internal and external factors. Predicting the movement of real estate values during times of heightened volatility is more challenging than it is during times of persistent general trends. According to the real estate market cycle, this study focuses on the three times of extreme volatility. It was established that the LSTM, VAR, and ARIMA models have strong predictive capacity by successfully forecasting the trading price index during a period of unusually high volatility. We explores potential synergies between the hybrid artificial intelligence learning model and the conventional statistical prediction model.

Oil Price Forecasting Based on Machine Learning Techniques (기계학습기법에 기반한 국제 유가 예측 모델)

  • Oil price prediction is an important issue for the regulators of the government and the related industries. When employing the time series techniques for prediction, however, it becomes difficult and challenging since the behavior of the series of oil prices is dominated by quantitatively unexplained irregular external factors, e.g., supply- or demand-side shocks, political conflicts specific to events in the Middle East, and direct or indirect influences from other global economical indices, etc. Identifying and quantifying the relationship between oil price and those external factors may provide more relevant prediction than attempting to unclose the underlying structure of the series itself. Technically, this implies the prediction is to be based on the vectoral data on the degrees of the relationship rather than the series data. This paper proposes a novel method for time series prediction of using Semi-Supervised Learning that was originally designed only for the vector types of data. First, several time series of oil prices and other economical indices are transformed into the multiple dimensional vectors by the various types of technical indicators and the diverse combination of the indicator-specific hyper-parameters. Then, to avoid the curse of dimensionality and redundancy among the dimensions, the wellknown feature extraction techniques, PCA and NLPCA, are employed. With the extracted features, a timepointspecific similarity matrix of oil prices and other economical indices is built and finally, Semi-Supervised Learning generates one-timepoint-ahead prediction. The series of crude oil prices of West Texas Intermediate (WTI) was used to verify the proposed method, and the experiments showed promising results : 0.86 of the average AUC.

Experimental Study on Long-Term Prediction of Rebar Price Using Deep Learning Recursive Prediction Meothod (딥러닝의 반복적 예측방법을 활용한 철근 가격 장기예측에 관한 실험적 연구)

  • This study proposes a 5-month rebar price prediction method using the recursive prediction method of deep learning. This approach predicts a long-term point in time by repeating the process of predicting all the characteristics of the input data and adding them to the original data and predicting the next point in time. The predicted average accuracy of the rebar prices for one to five months is approximately 97.24% in the manner presented in this study. Through the proposed method, it is expected that more accurate cost planning will be possible than the existing method by supplementing the systematicity of the price estimation method through human experience and judgment. In addition, it is expected that the method presented in this study can be utilized in studies that predict long-term prices using time series data including building materials other than rebar.

Resource Demand and Price Prediction-based Grid Resource Transaction Model (자원 요구량과 가격 예측 기반의 그리드 자원 거래 모델)

  • This paper proposes an efficient market mechanism-based resource transaction model for grid computing. This model predicts the next resource demand of users and suggests reasonable resource price for both of customers and resource providers. This model increases resource transactions between customers and resource providers and reduces the average of transaction response times from resource providers. For prediction accuracy improvement of resource demands and suggestion of reasonable resource price, this model introduces a statistics-based prediction model and a price decision model of microeconomics. For performance evaluating, this paper measures resource demand prediction accuracy rate of users, response time of resource transaction, the number of resource transactions, and resource utilization. With 87.45% of reliable prediction accuracy, this model works on the less 72.39% of response time than existing resource transaction models in a grid computing environment. The number of transactions and the resource utilization increase up to 162.56% and up to 230%, respectively.
