IMF 위기로 위축되었던 도시 주택시장은 당시 정부의 경기부양 정책과 더불어 대규모 도시개발 및 부동산 관련금융의 팽창으로 활성화되면서 주택가격의 폭등으로 이어졌고, 지난 정부의 부동산 규제 강화 정책에 의해 겉으로 어느 정도 안정되었다. 그러나 주택시장에 내재된 문제점들과 2008년 중반 이후 국제금융위기의 영향으로, 한국 특히 서울을 중심으로 수도권의 주택시장은 금융위기 및 실물경제 위기와 맞물려 붕괴될 우려를 자아내게 되었고, 현 정부는 이에 대한 강력한 규제완화 정책을 펴고 있다. 이와 같은 도시 주택시장의 역동성은 기본적으로 자본축적을 위한 지속적인 대규모 도시(재)개발, 주거지분화와 독점적 자산이득(즉 독점지대)의 전유, 그리고 부동산의 금융자본화 및 부동산 시장과 금융시장의 결합에 기인한다. 이러한 상황에서 현재 도시 주택가격이 완만한 하향세를 보이고 있지만, 이로 인한 국내 금융위기 발생의 우려를 명분으로 현 정부는 각종 탈규제정책을 시행하고 있다. 그러나 이러한 탈규제정책들은 오히려 부동산 투기와 주택가격의 폭등을 초래할 가능성을 가진다. 따라서 현재와 같은 완만한 가격하락은 부동산 시장, 나아가 사회경제 전반에 긍정적인 효과를 가져 올 것임을 전제로, 대안적 정책이 수립되어야 할 것이다.

The district unit planning (DUP) in Korea is a planning instrument. One of the key methods is the incentive system focused on the mitigation of the financial charge of business proprietors with use of various planning deregulation. Here in this paper, it is examined whether the incentive system is indiscriminately applied not only in the metropolitan cities but also in the rural cities. The analysis is carried out with six indicators in relation to the effect on the incentive system on the market of Apartment Housing Development. The indicators are a. the building-to-land ratio(BLR), b. the floor area ratio(FAR) c. the publicly assessed value of land(PAVL), d. the sale price of land(SPL), e. the sale/lease price of apartment house(SLPH) and f. the ratio of housing subscription(RHS). The final result is that the incentive system has different effects between metropolitan cities and rural cities. One of reasons lies on the too high FAR in rural cities to be given basically. Another reason lies on the difference between the cost for purchasing public installation and the profit of the sale & lease price of apartment house. In rural cities their difference becomes much narrow. Finally, the low ratio of housing subscription(RHS) in rural cities makes the effect of the incentive system nearby meaningless.

The Service sector has increased dramatically in importance over the last decade, both internationally and in the Korea. Deregulation of services, growing competition, fluctuations in high quality demand, and the application of the Information Technologies are presenting a considerable challenge to service companies. In gas or oil companies are exposed to foreign competitions, price and promotion competition with other companies. Usually Service Quality includes five dimensions: Reliability, Responsiveness, Assurance, Empathy, and Tangibles. Customers use these five dimensions to form their judgements of service quality, which are based on a comparison between expected and perceived service. The intention of this thesis is to study on the effect of Service Quality upon the Customer Satisfaction in gas or oil station, based on SERVQUAL.

This paper presents the result of survey and analysis on a theoretical approach to the application of incomplete information game in deregulated Power Pools. The deregulation power market arc modeled by the incomplete information game. The case where participants have incomplete information about the operation costs of other participants are highlighted. Pool participants define transactions to maximize their benefit in non-cooperative situation, the ISO defines transactions among participants by looking for minimum price that satisfies the demand in the Pool. The incomplete information game determines Nash equilibrium satisfied Pool participants and the ISO.

Power system deregulation has become a worldwide trend which introduces competition in electric power system in order to realize efficient electricity production and investment. In this regards, it is very important to develop an electricity market simulator so that it is to analyze competitive market and train market operators and market participants. In this paper, we implement the algorithm of determining market clearing price as the first module of unique market simulator. The adopted and suggested algorithm is verified by modelling a simple market with a commercial market simulator(PLEXOS).

본(本) 연구에서는 에너지절약을 위한 주요 정책수단(政策手段)인 저리융자나 세제감면 또는 특별감가상각 인정 등 에너지절약 비용측면의 금융 세제지원이라는 과인성(課引性)정책과, 에너지수요조절를 위한 에너지가격 규제해제(energy price deregulation)나 에너지세(稅)의 추가부과 등 가격관리(조세) 정책의 경제적 효과를 비교 분석하였다. 그리고 에너지세(稅)부과의 경우 과세단계별 효과분석을 통하여 바람직한 과세포인트를 선택하고, 이를 통하여 현행 에너지절약 지원(支援)정책이나 에너지가격 및 조세체계에 대한 개선방향을 모색하였다. 분석결과, 약간의 물가상승 압박효과를 감수하더라도 에너지가격통제 해제나 에너지세 부과가 금융 세제지원제도에 비하여 에너지절약에 있어 그 효과가 크게 나타났다. 또한 에너지과세의 경우 그 대상과 실행시기에 대해서도 신축성을 기하는 것이 바람직한 것으로 나타나 에너지의 소비감소라는 효율성 측면과 함께 수반되는 물가압박요인을 고려하여 신중히 결정되어야 할 것으로 보인다. 그렇지만 단기적으로 에너지가격의 상승을 감수하더라도 DSM 프로그램비용을 자본화해 나감으로써 점진적으로 가격상승요인을 흡수하고 효과적인 에너지소비의 절약을 통하여 국민경제의 에너지비용을 줄여나갈 수 있는 종합적인 에너지대책이 마련되어야 할 것이다.

According to the deregulation of governments in the world, the power industries of United State and European nations are proceeding remote meter reading and remote load control. But the core technology of multifunctional electronic meter implemented by programmable one-chip IC, which can be the right answer of ail the power industy's efforts is now still under development in the advanced countries. Implementation of smallest size, lowest price three-phase meter with features which enable distribution automation such as bidirectional communication. The three phase metering IC and meter can be used as metering, automatic meter reading and transformer monitoring. Prepayment billing system.

본 논문은 미국의 전력산업과 천연가스산업이 본격적인 구조변화를 시작한 1999년부터 2001년까지의 자료를 사용하여 제도적인 변화가 시장가격에 미친 영향을 분석한다. 이를 위해 가격에 영향을 미치는 비용과 수요를 제어한 축약형태(reduced forms) 모형의 회귀분석을 사용하여, 본 논문은 제도적인 요소 중에서 구체적으로 어떠한 요소가 가격결정과 긴밀히 연결되어 있는지를 추정한다. 분석결과에 의하면 투자자 소유의 기업의 전력가격이 공기업에 비해서 보다 높은 것으로 추정되었다. 더불어 전기와 천연가스 2개의 상품을 공급하는 기업은 1개의 재화를 제공하는 기업에 비해서 두 재화를 보다 저렴한 가격으로 공급하는 규모의 경제를 가지고 있는 것으로 나타났다. 마지막으로 천연가스 기업간의 합병은 합병이 일어나지 않은 지역에 비해서 가스요금의 수준이 보다 높은 것으로 나타났다.

Unbundled power quality service is paid much attention under the circumstances of deregulation and diversification of needs of customers for quality and price of electric power. Moreover, distributed generators (DGs) such as photovoltaic generations and wind turbines will be introduced to distribution system more and more, and reverse flow of active power has possibility to cause new problems in the distribution system such as voltage rise of distribution line and protection problem. Flexible, Reliable and Intelligent Electrical eNergy Delivery System, which is called FRIENDS, has been proposed as one of promising distribution system for such requirements, and intensive studies are under way. One of features of the system is introducing Quality Control Center (QCC) into the system for unbundled power quality service and easy installation of DGs. Two types of QCCs for such purposes are proposed, and simulation results are shown in this paper.

The purpose of this study is to examine the preferences about component elements of Public Space of apartment housing in Daegu. This study is based on the survey of thirty nine apartment complex in seventeen construction companies to create images and component elements types. Also, by using an questionnaire analysis derived from a precedent study, component elements in the porch and interior common space of apartment residents are comprehended. The survey analysis of the porch is researched and divided according to a form of porch, designs and lights of ceiling. Interior common space is analyzed by several elements; forms of core, designs and lights of ceiling, design of walls and floors, necessity of windows, and necessity of public facilities. The questionnaire is composed of 40 items and it was returned by one hundred sixty two respondents. As a result of the study, After the enforcement of price deregulation, the porch and interior common space of apartments has had improved quality. However, by questionnaire survey of respondents showed preferences of each element and necessary facilities. Thus, i hope that this study is an excellent source for apartment design.
