  • A urban regeneration project of Korea has been promoted highly attaching to physical reforms, but without fulfilling the basic goal of reactivating city functions through concerning overall areas. Moreover, the general rule and its system of urban regeneration project which would provide roles of public and civilians as well as facilitate cooperative urban regeneration, are currently missing. Thus, social stratum continuously requests a framework act for urban regeneration project called Control Tower, to be a guide to the evidently right path to step up. The research analyzes the current status and problems of urban regeneration projects in Korea to examine the necessity of Control Tower, and to bring up the way to move on for its efficiency presented below: First, the law should be declarative; possess general, prospective influences on laws and systems related to urban regeneration. Second, the nonbinding guideline on a urban regeneration project should be suggested to reflect the conditions by the regions. Last, propulsions should be framed such as administrative principles of strengthening publicity and connection of urban regeneration projects, a committee and fund to promote the former, and a research for problem solution.

  • Urban Regeneration has an object to restore a function of urban through physical/cicumstance, social lift/culture, industrial/economic regeneration. It has characteristics like existence of a lot of projects, complextity of stakeholders' structure, long period of project life cycle to achieve variety of project's promotion strategy. To accomplish a Urban regeneration that has above characteristics successfully, information about other projects should be managed organically. And it should provie information linked up with each projects by integrated management. We need a decision making method that helps users cope with requirements of change during project, and offers information when each users need to make a decision timely. So I propose a strategy to build the IETM considering urban regeneration characteristics.

  • After 1970-80's rapid economic and urban development, nowadays the old downtown suffers from the deterioration of physical environment, outflow of its function and cavitation of population. And this phenomenon makes urban regeneration as a new paradigm in urban development. This is the case of Myeongdong area (Jungang-dong, Monsung-dong), old downtown of Cheonan around rail station, in the same way. City government has tried many regeneration/ redevelopment projects on this area but all failed due to lack of feasibility. This study intends to suggest new viable strategic regeneration scheme of this area through research and analysis of TOD development, existing condition and problems. As a result, the area needs to be considered as a node that links bus terminal complex and central market place with walkable street. For regeneration of this area, a strategic development scheme of this area is suggested deploying private capital invested rail station, underground shopping mall, transfer center, culture complex and nature park with Myeongdong street mall.

  • The industrial areas including large industrial complexes formed by the process of the growth-oriented industrialization in the past have been attributed to worsening the urban competitiveness of cities due to their infrastructure shortages and aging. Government-led regeneration projects for old industrial complexes have been implemented on a trial basis, but there is a problem with applying a uniform regeneration planning to all the regional industrial complexes with different circumstances and physical environments. In this context, this study diagnosed the social conditions and physical characteristics of the Sasang industrial area in the city of Busan formed by private-led projects in the past and then tried to suggest its regeneration directions. The study area was characterized as its weakening industrial function, infrastructure shortage, and increasing development pressure. Based on these regional characteristics, the regeneration directions were suggested. In the planning phase, pubic-led infrastructure expansion is first needed and urban renewal needs to be applied to some areas designated as priority maintenance areas. In the implementation phase, stepwise projects are required in the medium to long term and it is important to build upon the consensus with private companies through establishing collaborative governance.

  • Coastal settlements have a diversity of tangible or intangible local assets and are environmentally sensitive areas. The value of tangible or intangible local assets is often overlooked and there is no enough consideration for the inhabitants who have a various and acute stake in the development process of coastal settlements. The development of coastal settlements without consideration for the local circumstance, resident's needs, and local characteristics makes it difficult to achieve sustainable regeneration. There are also alienation, conflicts, and the loss of a authentic sense of place because of physical oriented development without regard to the social, economic, and cultural aspects. This research defines the components and types of coastal settlements and draws the characteristics of them around the fishery ports in Busan in the aspect of sustainable regeneration. It will be the important methods for an integrated regeneration including not only spatial and physical regeneration but also social and economic regeneration which has the preservation of local culture with living conditions, local economy activation, and community building. It will also provides the bases of sustainable development, attractiveness, and competitiveness of coastal settlements.

  • This study analyzed the awareness and demand of participants in a physical activity therapy program(PATP) of a social welfare-type cultural regeneration space in urban and rural areas. As a result of analyzing the demographic characteristics, the female(68.4%) were more than the male, and 30-39 years old(53.3%) were the most generation in the PATP participants. As a result of frequency analysis by all subjects, gender and age, 78.4% of the respondents had never participated in PATP before. The most duration of the PATP was 30 to 60 minutes(24.6%). 73.5% of the respondents answered that it was not feeling difficult at all to the intensity of PATP, and 94.8% of the respondents were satisfied with the intensity of PATP. The most respondents preferred to participate again with if the new PATP starts(97.2%) and to join the new PATP with his or her family members(85.7%). In addition, the participants under the age of 39(24.3%) perceived that the effect of improving physical fitness by PATP was higher than over 40 years of age(11.9%). As a result of logistic regression analysis, it was found that only the age had a significant effect(p<.01) on intensity of PATP. It means that the perceived intensity of PATP was different between the older and young generation. However, the PATP was not designed to meet the participants age and fitness levels, and even the general exercise prescription guidelines based on professional scientific data such as exercise frequency, exercise intensity, exercise time, exercise type, and characteristics of the participants in the spaces. In conclusion, to encourage and promote the participants motivation and health-related fitness level in the spaces for the future. The various type of PATP that include a few different intensities for all genders and age groups, and a customized program based on systematic and scientific exercise prescription guidelines.

  • Recently, urban regeneration is being actively promoted in Korea and among those Jeonju Hanok Village is the major project which is the most consistently promoted. For this, visitors of Jeonju Hanok Village are skyrocketing. However, due to this condition, various problems are occurring, especially about commercialization. In this regard, this study is to suggest management of the Jeonju Hanok Village and new orientation in the policy, by analyzing physical, economic, and social status due to urban regeneration for Jeonju Hanok Village which has lost its identity and been commercialized. For this, the study analyzed changes in land usage and real transaction price, SNS data. Firstly, in the physical analysis, the study realized that there is commercialization going around the main streets of Jeonju Hanok Village. Due to the rapid commercialization, living spaces for locals are replaced to commercial spaces for tourists, and the emigration of locals is caused by economic/environmental damages with the degradation of housing environments. Secondly, in the economic analysis, there was no gap in real transactions among streets in 2010 but has shown a valid gap in 2016. The traffic of tourists is heavy and the real transaction prices of streets that are adjacent to major tourist sights rose the most. Rising real transaction prices are a positive phenomenon in the aspect of the city regeneration but it is concerned that they can be perceived as investment subjects. Thirdly, in the social analysis, tourists are using commercial aspects more than historical or cultural sites, and have lots of interest on those. However, because there are also lots of opinions about the commercialization of Hanok Village, we think the plans which can establish the identity of Hanok Village should be prepared. The study has its meaning on analyzing reality based on the land usage, real transaction, SNS data and suggesting political implications.

  • Contrary to urban development, urban regeneration is a process of land development through conservation, restoration, and management. In particular, ecologically based urban regeneration is an attempt to improve the quality of life in an area, establish a stable settlement space, and revitalize the local economy by considering the ecological environment. In this regard, the objectives of this study were to establish theoretical concepts and analyze the successful foreign cases of ecologically based urban regeneration, and propose a direction of socio-economic regeneration along with the physical-environmental regeneration of urban areas in Korea. The study results suggest the following. First, strategies must be developed to coordinate public transportation, such as buses and subways, by considering the importance of bicycle riders, along with the sustainable-commuting system. Second, both the importance of planning parks and trails around water systems in various scales while maintaining the existing natural environment as well as using natural elements, such as electric vehicles and wind-power generation systems, were emphasized. Third, urban regeneration for increased energy efficiency requires specific architectural planning and facilities. Fourth, education and research for easy access by the public, as well as public-private partnership, will be needed in the regeneration process.
