Development of Economic Analysis Indicators and Case Scenario Analysis for Decision-making support for Off-Site Construction Utilization of Apartment Houses (OSC 활용 의사결정 지원을 위한 경제성 분석 지표 개발 및 사례 시나리오 분석 - 공동주택 PC공법을 중심으로 -)

  • Recently, the Ministry of Land, Infrastructure and Transport presented the '6th Construction Technology Promotion Basic Plan' and 'Smart Construction Revitalization Plan (2022.7.20)'. Off-Site Construction (OSC), which involves construction and production of PC (Precast Concrete) and Modular, etc., has advantages in shortening the construction period, reducing costs, improving quality, reducing construction waste, and reducing safety accidents. However, the construction cost is high compared to the traditional RC construction method, which has hindered its utilization and spread. In this study, OSC utilization was improved. An economic analysis indicator and methodology that can support decision-making in the planning and design stages for multi-unit housing were proposed. The factors used in the economic analysis of OSC (based on the PC method) of apartment houses were reviewed. As for the indicators used in the cost and benefit section, 'Construction Period', 'Disaster Occurrence', 'Waste Generation', and 'Greenhouse gas Emission', which reflect the technical advantages of OSC, were derived. In addition, a scenario analysis was conducted based on actual apartment housing case data for the presented economic analysis indicators and benefit calculation standards. The level of benefit that offsets the difference between the existing RC construction method and the construction cost was reviewed. In future studies, it will be necessary to conduct additional case studies to apply the measurement criteria for detailed indicators and supplement the benefit indicators.

  • The PC structure based on the OSC (Off-Site Construction) is mentioned as a representative method of innovation in the construction industry that converts the existing construction environment from site-centered to factory production-transportation-site assembly. However, recent research on PC method has focused on improving the functions of subsidiary materials and improving the production system to increase productivity and institutional / policy R&D that can be universally applied to the life-cycle stage of ordering / design /construction is insufficient. In particular, the absence of standardized cost calculation standards makes it difficult to calculate and verify of objectified appropriate construction cost. So which is an obstacle to the activation of the PC method. In this study, the standards for construction costs of domestic and foreign PC method were surveyed and similar Construction Standard Production Rates were analyzed to confirm the product structure suitable for PC method. Subsequently, the construction procedures and input resources for each PC subsidiary materials were identified through on-site surveys to derive component for subsidiary materials, and the factors of change in the product according to the construction characteristics(height, weight of subsidiary material) were verified. As a result the standard product calculation system suitable for the site installation of the PC method for apartment was presented.

  • Recently, interest in OSC(Off Site Construction) is increasing due to the trend of a decrease in skilled workers and an increase in labor costs. In this regard, PC(Precast Concrete) is being reviewed for apartments, the most common type of housing in Korea. As the biggest concern for PC apartment houses, civil complaints such as inter-floor noise and leakage were presented. In this study, the details of the joints were reviewed based on the past cases of PC apartments, and the details of the recently constructed or planned PC apartments were investigated. Through this, the leakage path in the past was analyzed through the existing research literature and data, and a discussion was conducted on the direction for a detailed proposal of an improved joint in the future.

  • Recently, there have been many changes in the domestic construction industry. OSC (Off-Site Construction) is expected to solve these problems, and it is emerging as a way to inspire innovation in the domestic construction production system. OSC, which has only recently attracted attention again after previous studies have failed, is lacking in research on preception surveys and customized performance measurements compared to overseas. This study investigated the perceptions of construction industry workers on OSC through a survey, and examined differences in perceptions of each subject and the relative importance of performance indicators. In general, the need for introduction and development of OSC was recognized. Also, drivers and obstacles inhibiting more use of OSC were analyzed. The relative importance for performance indicators and differences in perceptions of each subject were identified. Then, this study suggests plans for diffusion and revitalization of OSC, and key performance indicator for OSC based PC structure apartment housing.

  • According to the revision of the Housing Act in 2013, it has been possible to carry out an apartment remodeling project involving two to three floor vertical extension. The remodeling project with vertical extension requires foundation reinforcement because structural safety due to additional load and enhanced seismic criteria must be met. In this case, structural analysis is performed to analyze the load distributed to existing PC pile and reinforced additional pile. The vertical stiffness ($K_v$) of the pile is required for structural analysis, but the research on the 20~30 year old PC pile stiffness is very limited. In this paper, the stiffness of the PC pile in accordance with the change of diameter and length was analyzed by examining the results of 38 field pile load tests performed during the construction of the apartments in the 1990's. As a result of the analysis, the pile stiffness decreases with the increase of the length-diameter ratio (L/D). In addition, the results of on-site pile load test are compared with the coefficient 'a' for estimating pile stiffness proposed in Korea Highway Bridge Design Standard (2008) and the Pile Foundation Design Guideline of Korea Railroad Corporation (2012).   • In Korea, it has recently occurred that problems of productivity and construction duration in the construction industry. If five days per week system come into effect, they'll become more urgent. The productivity of construction industry and competitive construction duration in Korea are too low. If post sale system becomes effective, construction companies will strive to improve productivity. Therefore, the objective of this study is to draw up Architectural PC as the alternative for productivity improving and analyze possibility of productivity improving by comparing with established method of construction.

  • The purpose of this study is to find the problem of housing management through the investigation of agent of apartment house management. Therefore this study to providing reasonable information that can help the Government and management stafft deal with the provlems in apartement house. For the purpose of this study, qusetionaire consists of the contents for works of management and attitude of management staff about it. Qusetionaires were administered to 120 management staff in Ulsan, Pusan. 120 data was analized by the SPSS+ PC. The statistics used were frequency, mean, corelation.

A Study on the Exterior Design Preference of Apartment (공동주택 외부디자인 선호경향에 관한 연구)

  • The purpose of this study is to provide practical guide for the Preference of exterior design in Apartment. The data is collected through questionnaire survey including observations and interviews. The sample consists of 229. The data is analyzed by using SPSS-PC. The major findings are as follows. (1) Most of residents recognize the importance of exterior design of apartments. (2) Most of residents are satisfied with the exterior design such as building form, color, and material and not satisfies with environment of apartments. (3) The most preferred color of Apartment is white as primary color and green as secondary color. (4) The most preferred color pattern is vertical type as facade, horizontal type as the back wall, super graphic and geometrical type as the side wall. (5) The preferred exterior images are modern, simple, and unique style.

Needs and Wants of Apartment Housing Residents on Remodeling (공동주택 리모델링에 대한 거주자의 의식과 요구)

  • The purpose of this study was to provide guidelines for the remodeling understanding the needs of apartment housing residents. In order to achieve our goal, questionnaire surveys were used. We sampled the questionnaire surveys of the households in Seoul whose apartments had been more than ten years and recently remodeled. The materials collected by a questionnaire survey were analyzed by examining the frequency, percentage on the SPSS/PC+ Statistics package. The results of the questionnaire survey were as follows: (1) Residents tend to demand better environment than an economics benefits from remodeling. (2) Residents wanted to have organized the remodeling group that can help to solve the problems concerning profit and loss among residents. (3) Residents wanted to be supported by government, expand loans from monetary organizations, and have a reserve fund for the remodeling.

  • Present structure design has a problem arising from the fact that present apartment housing design doesn't satisfy user's diverse demand. An aim of this study on searching out the alternative to solve this problem. The results of study are as follows : 1) Methods of flexible structure are analyzed to reflect user's needs and practical example of those proposed. 2) To raise the flexibility of design reinforced concrete pannel wall system are selected. The basic types of T and II for the figures of pannel are adopted. As a result it brought so much open space not having influenced on the load of construction that it enhances the flexibility of the space allocation. Also that made it easy to meet the user's demand for 8 kinds of plan types are easily designed according to the arrangement of the space and its scale. These results will become basic data of future unit plan design in apartment housing.
