Studies on the optimal location of retail store have been made in case of no obstacle(Minagawa etal. 1999). This paper deals with the location problem of retail store considering obstacles (e.g. rivers, railways, highways, etc.) and obstacle-overcoming points (e.g. bridges, railway crossings, zebra crossings, overpasses, etc.). We assume that (1) commercial goods dealt here are typically convenience goods, (2) the population is granted as potential demand, (3) the apparent demand is a function of the maximum migration length and the distance from the store to customers, (4) the scale of a store is same in every place and (5) there is no competitor. First, we construct the basic model of customers' behavior considering obstacles and obstacle-overcoming points. Analyzing the two dimensional model, the arbitrary force attracting customers is represented as a height of a cone where the retail store is located on the center. Second, we formulate the total demand of customers and determine the optimal location that maximizes the total demand. Finally, the properties of the optimal location are investigated by simulation.
Purpose - This paper aims to analyze the distinct pattern of clustering of imported automobile distributors and provide evidence for the phenomenon using Korean data. Research design, data, and methodology - In this paper, we use data from Korea Automobile Importers & Distributors Association of 23 foreign automobile brands to evaluate the degree of concentration of showrooms using locational Gini index. We identify possible causes for the high level of clustering from two perspectives; 1) on the distributors' side and 2) on the customers' side. Results - We find a very strong locational concentration of imported automobile showrooms within close vicinity in the major cities and districts in Korea. Locational Gini coefficients are 0.1024 at the national level, 0.1836~0.3763 at city level, and 0.3941~0.4311 at district level on a [0,0.5] scale. Conclusions - Luxury foreign automobile customers tend to shop extensively around multiple brands prior to their ideal model selection. Accordingly, the imported automobile distributors cluster together close to their direct competitors in order to give a good comparison opportunity for the potential customers. This will maximize the probability of the visits of potential customers and lead to successful sales performance.
In this chapter, we summarize the results on the optimal location selection and present limitation and direction of research. In order to reach the objective, this study selected and tested the interaction model which obtains the value of co-ordinates on location selection through the optimization technique. This study used the original variables in the model, but the results indicated that there is difference in reality. In order to overcome this difference, this study peformed market survey and found the new variables (first data such as price, quality and assortment of goods, and the second data such as aggregate area, and area of shop, and the number of cars in the parking lot). Then this study determined an optimal variable by empirical analysis which compares an actual value of market share in 1988 with the market share yielded in the model. However, this study found the market share in each variables does not reflect a reality due to an assumption of λ-value in the model. In order to improve this, this study performed a sensitivity analysis which adds the λ value from 1.0 to 2.9 marginally. The analyzed result indicated the highest significance with the market share ratio in 1998 at λ of 1.0. Applying the weighted value to a variable from each of the first data and second data yielded the results that more variables from the first data coincided with the realistic rank on sales. Although this study have some limits and improvements, if a marketer uses this extended model, more significant results will be produced.
Internet commerce has been growing at a rapid pace for the last decade. Many firms try to reach wider consumer markets by adding the Internet channel to the existing traditional channels. Despite the various benefits of the Internet channel, a significant number of firms failed in managing the new type of channel. Previous studies could not cleary explain these conflicting results associated with the Internet channel. One of the major reasons is most of the previous studies conducted analyses under a specific market condition and claimed that as the impact of Internet channel introduction. Therefore, their results are strongly influenced by the specific market settings. However, firms face various market conditions in the real worlddensity and disutility of using the Internet. The purpose of this study is to investigate the impact of various market environments on a firm's optimal channel strategy by employing a flexible game theory model. We capture various market conditions with consumer density and disutility of using the Internet.

From this structure, the manufacturer could introduce its own Internet channel (MI). The independent physical store could also introduce its own Internet channel and coordinate it with the existing physical store (RI). On the other hand, the average consumer disutility when using an Internet store is relatively greater than that of using a physical store in a market like (b). Countries like Ukraine and Bulgaria, or the market for "experience goods" such as shoes, could be examples of this market condition.

As the average travel cost in a market decreases while the average disutility of Internet use remains the same, average retail price, total quantity sold, physical store profit, monopoly manufacturer profit, and thus, total channel profit increase. On the other hand, the quantity sold through the Internet and the profit of the Internet store decrease with a decreasing average travel cost relative to the average disutility of Internet use. We find that a channel that has an advantage over the other kind of channel serves a larger portion of the market. In a market with a high average travel cost, in which the Internet store has a relative advantage over the physical store, for example, the Internet store becomes a mass-retailer serving a larger portion of the market. This result implies that the Internet becomes a more significant distribution channel in those markets characterized by greater geographical dispersion of buyers, or as consumers become more proficient in Internet usage. The results indicate that the degree of price discrimination also varies depending on the distribution of consumer disutility in a market. The manufacturer in a market in which the average travel cost is higher than the average disutility of using the Internet has a stronger incentive for price discrimination than the manufacturer in a market where the average travel cost is relatively lower. We also find that the manufacturer has a stronger incentive to maintain a high price level when the average travel cost in a market is relatively low. Additionally, the retail competition effect due to Internet channel introduction strengthens as average travel cost in a market decreases. This result indicates that a manufacturer's channel power relative to that of the independent physical retailer becomes stronger with a decreasing average travel cost. This implication is counter-intuitive, because it is widely believed that the negative impact of Internet channel introduction on a competing physical retailer is more significant in a market like Russia, where consumers are more geographically dispersed, than in a market like Hong Kong, that has a condensed geographic distribution of consumers.
