  • The purpose of this study was to analyze the usage characteristics and the role of spatial and social psychology of open spaces in urban neighborhoods. The survey for this study was conducted on 318 residents in Gyungsan. For analysis, the frequencies and means were calculated, the chi-square test, t-test, and analysis of variance were performed. Survey results revealed that, first, not only the preferred open space type but also the usage characteristics by gender were different. The tendency for males was to visit open spaces to exercise and to stay for longer than one hour. However, the females visited open spaces to care for their children and meet friends or neighbors. They also visited more often than males but stayed for a shorter time. Second, females tended to consider the open space as a place for rest and leisure. Females valued the social psychology aspects of the open space function. Third, regarding the spacial role of open space in urban neighborhoods, study participants believed that the waterside parks improve the quality of life, but were concerned for the safety of children. Considering the social psychology role of open spaces, study participants regarded the waterside parks as improving emotional health. Particularly, they believed the waterside parks played a greater role in daily life as a place for meeting, resting, and leisure than other open space types such as playground, children's parks, and sport parks.

The analyzed features of Verbena Heights are as follows; 1) Formation of various open spaces by a creative layout. 2) Enhancement of natural ventilation and daylighting by a linear plan instead of conventional cruciform plans. 3) Applications of integrated facade design for noise mitigation and for sunlight shading. 4) Adoption of energy-efficient devices, use of recyclable materials, and improvement of livability by a sustainable design process. These architectural characteristics provide the high-density high-rise housing with more efficient and comfortable environments for residents. And it is proved that the sustainable design can enhance the quality of dwelling environment.

  • We explore what factors influence the residential choice and mobility of people, and try to figure out the preferable residential district in Deagu. Household, housing characteristics, and neighborhood environments are considered as explanatory variables to predict the residential choice and the preferable residential district, and logit regression is used for the analysis. We found age, ownership, income, property, and education level as household characteristics, building age as housing characteristics, and accessibility to park and open space, public library and shopping mall as neighborhood environments are significant in determining residential choice of people whereas housing size, accessibility to elementary school, local market, cultural facility and gymnasium are not significant. These results imply people choose the residential district according to household characteristics as they did, as well as choose according to housing characteristics and neighborhood environments which are newly issued factors.

  • Open Housing System ideas were developed in Korea in the 1980s to satisfy the demand for variety indwelling spaces. This domestic attempt to apply open building principles was highly restricted and was applied only in support of middle-large size apartments rather than small size apartments. One of the problems was the conventional design of building structures. It was difficult to effectively satisfy the various lifestyles and transformation of dwellings because existing apartments were designed using a concrete wall structure approach, in which room sizes and arrangements were fixed by the placement of structural concrete walls. This was the result not only of structural analysis (other structural designs were possible) but also the result of the idea that the standard plan was suitable for a stable society and was easier to implement, and that change in social standards and technical upgrading was not going to happen. This study presents an apartment concept in which open building design methods were applied to satisfy the problem of various lifestyles and household sizes and preferences for small apartments. This concept also helps to create a more effective and long lasting building which decreases construction waste, saves resources and protects the environment by enabling the building to accommodate combining, increasing / decreasing, changing location or changing usage of rooms.

This trend reduces outdoor playing activities of the children who are the main users of open spaces and consequently has a negative influence on the child's growth. Therefore it is a imminent problem that we should provide open space utilizing plans on the basis of the study upon the types of the children's playing activities within the residential environment. The study purpose is finding about an outside activity of the child takes any influence according to an apartment disposition format.

So, the purpose of this study is to analyze the influences of apartment complex characteristics on the housing price within the same regional boundary by HLM. The data used as dependent variables were the market prices of 938 units from 29 apartment complexes by stratified sampling. The 2nd level independent variables is the Housing complex characteristics which are composed of the housing complex & locational variables and the 1st level independent variables are the unit characteristics. The results are as follows. First, the first model shows that the 2nd level variables explains 68% of the housing prices. Second, the influential variables of the 1st level unit variable are 'dwelling exclusive area', 'floor of dwelling' and 'direction of dwelling'. Third, the influential variables of the housing complex variables in the 2nd level are 'lot area', 'the building-to-land ratio', 'the number of unit', 'the number of parking lots per unit', 'Green space area' and 'open space area per unit'. The last, the influential variables of the housing locational variables in the 2nd level are 'distance to subway and park' and the number of school and park within a radius of 1km.
