광주 지역 노후아파트 리모델링을 위한 계획 연구 (A Study on the Remodeling Plan of Old-Aged Apartment in Kwang-ju)

  • The purpose of this study is to investigate remodelling that meets the characteristics, intention and needs of antiquated apartment in Gwangju. For this study, firstly, we observed the current status and residents of old-aged apartments and attempted interview. Secondly, we used ethnographical interview of participating and observation methods based on cultural anthropology. The needed for this study was obtained by the questionnaires with 273 answer sheet. The data analyzing method was the statistic program SPSS. This study targeted more than 10-year-old seven apartment complexes which had above 10 stories. In respect of other needs of remodelling, it was very difficult to obtain uniform remodeling on which the whole residents agreed. As old-aged apartment could not be remodelled uniformly, remodeling types should be specified according to different complexes, buildings and units. Joint plans should be prepared for buildings or common space according to different steps of aging before joint remodelling and houses should be individually or jointly remodelled after joint plan is prepared. Current apartment remodelling is designed to increase economic values, but remodelling is more necessary for the residents with low-income. So, financial burden should be minimized and gradually remodelling apartment for improvement of residential environment is to be preferred.

아파트단지 내 노인복지시설의 이용실태에 관한 조사연구 (A Survey Study on the Utilization of Welfare Facilities for the Aged in Apartment complex)

  • Our country, korea, has become the aged society in 2000. Thus, the problem of the old assumes an aspect of wide scope and variety, and it becomes a social problem. the world does its utmost to settle the welfare of the old, and international action plan and UN principle for the old have been established in recent years. keeping pace with this trend, our country carries forward a middle and long term plan of welfare of the old. However, facilities for the old in apartment complexes are established not in a level of the welfare of the old, but in a level of relief work or the protection of the old. Therefore this study suggests a series of reform measures of the facilities for the old and the direction of the plan of welfare facilities for the old, by studying the present situation and actual conditions of facilities in apartment complexes.

노후 아파트 재건축에 관한 거주자의 의식 조사연구 - 울산시를 중심으로 - (Resident's opinions about reconstructing the old-aged and deteriorated in Ulsan city)

  • This study was aimed at providing valuable information that can help the government and the housing development staff deal with the problem with ‘Redevelopment Apartment Rehabilitation’ in Ulsan city.For the purpose of this study, questionaire are constructed with contents about socio-demography factors, housing factors. attitute forward reconstruction, and housing needs of respondents. questionaire were collected from 232 housewives living in old-aged and deteriorated apartment houses in Ulsan. Apartment houses of respondents are 5 floor. more than 100unit houses. and above 10 years old the living size of apartmet is less than 25 pyoung(82.5m2) per unit house and average living size is 16~20 Pyoung(52.8m2~66.Om2)/unit house. Average family size is 4-5 persons. and average income is about 1,200,000 Won(about $ 1,500) Per month. The major findings are as follows :First, they want the reconstruction of old-aged and deteriorated apartment house very positively.Second. they want high rise building, more lager parking lot. market. sports facility. and play yard for children. Third they want that size of unit house is 26~30 pyoung85.8m2~99.0m2). the number of room is 3~4, the number of bathroom is 1-2. and type of access is stair style.

주거실태에 대응하는 소규모 공동주택 리모델링 정책에 관한 연구 (A Study on the Policy for Small-sized Apartment Housing Remodeling Focusing on Housing Status)

  • The aged small-sized apartment housing threats the safety and comfort of the residents. It is excluded from the scope of mandatory management under the Article 34 of the "Apartment Housing Management Act". According to various domestic statistics, the number of small-sized apartment housing is 261,203, which is about 66% of the total 396,076 residences in Korea, so it is urgent to formulate a systematic management plan including remodeling. However, support programs for old-aged small-sized apartment housing of the central government and local governments are not enough to solve the problems. This study aims to propose useful policy ideas to promote remodeling for small-sized apartment housing based on the analysis on the housing status in our country. The first suggestion is the diversification of government programs. Second is the development of remodeling industry technology, and third is a complement of the law about the remodeling of small-sized apartment housing.

대전지역 노후화된 아파트의 재건축과 리모델링에 대한 선호도 분석 (Preference Analysis on the Reconstruction and Remodeling of Old Aged Apartment in Daejeon Area)

  • 우리나라의 경우 급속한 경제성장을 이룩한 1970년대 이후 도시화가 빠르게 진행되어 주택부족 문제가 발생하게 되었고, 정부의 주도로 공동주택인 아파트를 꾸준히 건설하였으며, 민간 건설업체에서도 주택 수요를 충족시키기 위해 아파트를 대단지 형태로 건설하였다. 이러한 철근콘크리트 구조물로 건축된 아파트는 세월이 경과함에 따라 여러 가지 요인에 의하여 콘크리트가 열화 됨으로서 아파트 건축물이 초기에 가진 물리적인 성능 유지하기 어렵게 되며, 시대가 변화에 따라 아파트에 요구되는 기능과 형식이 변화하게 된다. 현재 아파트를 재건축하기 위해서는 건축년도와 안전진단 결과가 재건축에 해당하여야 하며, 이러한 조건이 만족하더라도 "시 및 주거환경 정비법 시행령" 제28조에 의거 아파트 전체 토지 지분 보유자의 75%가 재건축에 동의해야 재건축 할 수 있다. 즉 현재의 관련 법규에 의하면 아파트를 비롯한 주택의 재건축에 있어서 거주하는 주민들의 생각이 매우 중요하다고 할 수 있다. 본 연구에서는 대전지역 5개구에 위치하고 있는 25년 이상된 아파트에 실제로 거주하고 있는 주민들을 대상으로 실시한 재건축과 리모델링에 대한 선호도에 대하여 조사 분석하였다. 그 결과, 25년 이상된 아파트에서 거주하는 주민들은 거주자 생활 편의 개선을 위해서 리모델링을 선호하는 것으로 조사되었으며, 재건축을 선호한 주된 요인으로는 수익성 때문인 것으로 조사되었으며, 리모델링을 선호한 주된 이유는 시간 단축인 것으로 조사되었다.

  • 1970년대 정부의 주택 보급률 증가 정책에 의해 공동주택은 폭발적으로 증가하였고, 그로 인해 현재 노후화된 공동주택이 증가하고 있으며, 주거 성능을 개선하기 위하여 재건축이나 리모델링을 수행하고 있다. 그러나 자원낭비와 부동산 문제등의 폐해 때문에 재건축보다는 리모델링 공사가 점차 증가하고 있는 추세이다. 리모델링 공사는 참여자간의 의사소통 문제와 철거 보수 공사와 같이 불확실성이 많은 공정이 존재하고 있다. 특히 이러한 문제들은 리모델링 공사의 표준화 미흡으로 인하여 더욱 큰 문제를 발생시키고 있다. 이러한 리모델링 공사의 표준화 문제의 해결에 BIM(Building Information Modeling) 도구가 효과적인 것으로 파악되었다. 이에 본 연구는 리모델링 공사에서 BIM을 통한 리모델링 표준 프로세스를 개발하고 case study에 적용을 통하여 BIM의 향후 활용 가능성 여부를 검증하였다. 이를 토대로 리모델링 공사에 BIM의 활용을 통하여 공사 효율성이 증진되기를 기대한다.

3대 동거형 아파트의 입주후 실태분석 -상계지역의 경우- (A Research on the Actual Condition of Living in the Three Generation Sharing Apartment Houses -A Case of Sang-Gye Area-)

  • The purpose of this survey was to find out the actual conditions of living and housing needs of three generation family in the sharing apartment houses in Sang-Gye area. 1. General family type was one which is living with single parent (female), middle-aged couple and their children togeter. 2. Their main mobility to move in this houses was because of the special design of sharing apartment houses. 3. Most of actual dwelling activities of old parents and middle aged couple were performed in condition of space-integration except a few activities. 4. The "Space-compromise type" was proved as the most ideal type of three generation sharing house in our country. In which, private spaces (such as bed rooms and bath rooms) are planned to be used seperately, public spaces (such as living room and dining room) together. 5. It would be better if massionette type was taken in the case of more than 30 pyung (net area).net area).

노인의 연령 및 주거유형별 주택내 각 실의 불편사항 (The Inconvenient Details in Houses Pointed out by the Elderly)

  • By 2019, Korea is expected to be an aged society, age group of 65 and older being over $14\%$ of the total population, considering their rapid increase today. Also the phenomenon of population structure are accelerated by a low birth rate and long life span. This study was intended to find out the inconvenient details in houses pointed out by the elderly. This survey was taken by trained interviewers from the people of ages 65 and older living in Daejeon city. Statistical analysis was implemented from 583 appropriate data out of 624 questionnaires using (SPSS PC+ 10.0). The results were as follows. The elderly were put to inconvenience noises in room, old facility in living room and outmoded facility in kitchen and bathroom in detached house. And they were put to inconvenience the size of room, living room and bathroom and old-fashioned facility in kitchen in apartment. The stairway and bathroom in detached house and balcony, elevator and bathroom in apartment were pointed out dangerous spaces in house.

  • 2017년 현재 848만 세대가 공동주택에 거주하고 있고, 15년 이상 노후공동주택은 55.87%이다. 공동주택 리모델링 허용연한 기준은 15년 이상이므로 앞으로 공동주택 리모델링 시장은 계속해서 증가할 것이다. 리모델링 사업의 성공을 위해서 사업성 분석은 중요하지만 기존 신축 및 재건축의 사업성 분석방법이 리모델링 사업성 분석에 사용되고 있다. 그러므로 건축법에 의한 세대수 증가 없는 맞춤형 리모델링 사업성 분석에 관한 연구가 필요한 실정이다. 본고에서는 공동주택의 지가(地價)와 건물가의 형성에 영향을 미치는 요인을 도출하여 맞춤형 리모델링 사업의 사업성 분석 방법론을 개발하는 것을 목적으로 공동주택의 가격형성 개념에 따라 공시지가, 공시가격, 표준지가, 기준가격에 영향을 주는 요인을 사용한 노후 공동주택 맞춤형 리모델링 사업성 분석 방법을 제시하였고, 향후 개발된 계단가격법은 리모델링 사업진행단계에서 리모델링 주택조합 설립인가 후 시공자 선정 단계에서 활용 가능하다.

공동주택의 실내공간구성에 대한 확대 및 노인가족 노인의 선호 - 울산지역의 공동주택 거주 노인을 중심으로 - (Preference of the Old-aged for Interior Space Organization of Multi-family Houses - Focused on the Elderly of Multi-family Houses in Ulsan -)

  • The ratio of old persons among the total population is rapidly increasing and the apartment has become to the representative housing type in Korea. This means that many old persons would live in multi-family houses. Therefore the study was intended to examine the preferred characteristics of interior space organization in multi-family house by the aged. The characteristics were the number and usage of bedroom, necessity and type of dress room, type of living room, arrangement of work centers in kitchen, LDK type, the number and layout of bathroom, and type of entrance and balcony. The subjects were 122 old persons who lived in multi-family houses in Ulsan. The individual interview was carried out for collecting the data. The results were as the followings; The characteristics of interior space organization in multi-family houses preferred by the elderly were three bedroom, two bathroom, DK or LDK type, open planned living room, L shape arrangement of kitchen work center, entrance connected directly to outdoor space such as elevator hall or corridor, and the balcony located in front of living room and at the back of small bedroom. Even thouth the average age of population has increased, many apartments still be planned and provided without consideration of old persons. This study would contribute to plan the multi-family houses for the elderly.
