Multi-family Residential Construction Management Practice in the U.S.

  • The Multi-family Residential is one of the most famous building types for a rental property in the US. Often times it includes multiple residential buildings and some amenity facilities, including a clubhouse or leasing office, swimming pool, dog park, and garages. Since the building type is built for rental purposes, the construction planning is phased and it makes the project complicated. Detailed planning and execution are important for successful construction management. This paper provides some management practices that are applied to one of the multi-family residential construction projects in Phoenix, AZ. The Front End Planning (FEP) process performed by both owner and contractor is the first key to a successful construction project. Specifically, the early review of phased turnover strategy, grading, fire/Americans with Disabilities Act (ADA) compliance, and Mechanical/ Electricity/Plumbing/Technology (MEPT) will provide absolute benefit to the project. Second, using a scheduling method to control short-term schedules and long-term can provide the ability to manage the issues with agility. Third, material delivery and procurement dominate the both project schedule and cost. With this COVID-19 circumstance, it is hard to expect the material, equipment, and labor forces to be delivered on time with the contracted price. Managing floats are more than important to managing construction productivity. Risk management should work to share the risks fairly. Lastly, turnover is directly linked with the profit of the project for both owner and contractor. The communication between the owner and contractor to re-schedule the proper turnover schedule is important for the phased construction project.

  • The successful project management is based on definition of project goals in construction industry. The WBS(Work Breakdown Structure) is one of the major factors which defines works related to project goals. The necessity of the WBS for owners in multi complex projects which would help them to understand the whole project is rising because the multi-complex project in the construction industry has increasing recently. Therefore, this study suggests directions to establish the WBS for owners through investigating a concept of the multi-complex project first and analyzing types of project, domestic and foreign WBS, and case studies.

공공건설사업 직할시공제 적용의 문제점 및 효율적 적용 방안 (Efficient Application of Multi-Trade Contract Method to Public Construction Project)

  • 보금자리주택 건설에서 분양가 인하의 하나의 방안으로 직할시공제가 도입되었다. 특정 발주방식을 대규모 공공건설사업에 적용 할 경우 본격적인 적용이전에 해당 발주방식에 대한 각계의 논의를 수렴하고 해당 발주방식이 사업성과에 미치는 영향을 다각도로 분석할 필요가 있다. 이에 본 연구에서는 공공건설사업에의 직할시공제 적용에 따른 공사비, 공사기간, 품질, 리스크 등 사업성과에 미치는 영향을 전문가 면담과 해외사례 조사를 통해 분석하고, 이러한 문제점들을 해결하고 공공건설사업에의 직할시공제의 효율적 적용을 위한 방안을 제시하였다. 먼저 직할시공제하에서는 발주자의 업무가 대폭적으로 증가하므로 해당 공공발주자 조직에서 증가된 업무 수행이 가능한지를 점검해야 하고, 이에 따른 발주자 조직과 업무절차의 변화가 필요하다. 아울러 직할시공제의 효율적 적용을 위해 다중시공기반 CM방식 등 다양한 수행방식을 적용 할 필요가 있으며, 공사관리 절차 및 시스템 구축, 협력업체 강화 등이 필요하다.

Project scheduling by FGP to Time-Cost-Quality trade off: construction case study

  • Project managers are responsible to conduct project on time with least amount of costs and the most possible quality with respect to shortage of resources and environmental certainties. They have to make the best decision to reach such conflicting objects. In this study the project scheduling with multi goals-multi modes was planned in fuzzy conditions under resource constraints and expanded by fuzzy goal programing (FGP). The project cost was calculated by the price of renewable resources and the quality criteria were evaluated by the quality function deployment method (QFD). Finally the model was verified by a construction case study with 22 activities along with solving by GAMS. The results showed that this model could provide a systematic framework to facilitate the decision making process and made the project managers to be able to schedule the project closer to reality.

  • 최근 국내에서 도심재생을 위한 입체복합공간 개발사업으로 여러 메가프로젝트가 수행중이지만, 메가프로젝트 실적 자료 및 경험, 기술부족으로 인해 여러 가지 문제점들이 드러나고 있다. 다양한 유형의 프로젝트들로 구성된 입체 복합공간 개발 사업에서 프로그램 및 프로젝트 수준으로 메가프로젝트를 관리할 수 있는 기술이 요구된다. 메가프로젝트는 다년간에 걸쳐 수행되는 사업으로 사업기간 예측과 그에 따른 공정관리가 무엇보다 중요하다. 따라서 메가프로젝트 특성에 맞는 프로그램레벨에서의 공정관리 기술 개발이 필요하다. 본 연구에서는 공정관리 기술개발의 선행연구로 사업초기단계 사업기간 예측 및 일정 계획 방법에 대해서 제시하였다. 먼저 과거 수행된 단일시설 및 복합시설의 프로젝트 속성정보와 설계 및 공사기간의 일정데이터를 수집하여, 프로젝트 기간 예측을 위한 DB의 개발방향을 제시하였다. 그리고 메가프로젝트 사업초기단계 사업기간 예측 시 영향을 미치는 발주자의 요구사항과 사업비 투입계획에 따라 시나리오를 개발하여 사업기간 예측 방법에 대해 제시하였고, CCPM을 통한 사업기간 단축가능성을 제시하였다.

  • To promote the remodeling project it is important to get apartment residents' consent. It is significant variable to determine project to progress smoothly from planning stage which committee of association establishment sets up to establishment stage of association. On average, it takes about 1~1.6 year in planning phase which means before construction phase of remodeling. Therefore, it is very important issue to get apartment residents' consent in planning phase. In this research, we focused on residents' opinion and proposed solution of conflict with gathering residents' opinion to proceed remodeling project. By setting particular remodeling situation, related residents represented as agents made effort to efficient coordination to reduce total duration of decision making. Therefore, we proposed multi-agent based on fuzzy inference to simulate behavior of decision making on remodeling project effectively. From this method, optimal alternative is selected by considering each agents' attributes which represented by fuzzy set. This research will develope to further research for realizing concrete multi-agent based on fuzzy inference considering all stakeholders in remodeling project.

  • Program management is a concept to deal with huge and complex business activities from social, economical, cultural and environmental points of view and increase their value for client and society. The aim of this study is to establish a framework of program management process and develop a supporting system for program management. In this paper we propose a framework and a proto type supporting system based on case studies and report the result of application to an urban redevelopment using partially implemented software.

  • Most information within a construction project roots in drawings and contract documents. Although several methodologies, such as A/E/C and 4D, have employed such a peculiarity to integrate project information, they failed to integrate information in terms of efficiency and consistency. In this research, a MD (Multi-Dimensional) CAD model is developed to improve the process of integrating information for construction projects. This research describes the processes of creating MD CAD objects and embedding information required throughout the project life cycle within MD CAD building components. In addition, a case study is presented to show the efficiency and effectiveness of using MDIIS (Multi-Dimensional Information Integration System) to integrate information for construction projects.

  • 본 연구는 연구·개발 프로젝트의 평가를 위하여 연구·개발 프로젝트의 다-속성(Multi-attributes)을 고려하한 평가 모델의 연구이다. 이를 위하여 우선 평가구조를 구축하고 각 속성별 평가를 종합하기 위한 종합성과도(Total Preference Index)로 단일 측정치로 평가 할 수 있도록 종합하기 위한 적절한 효용함수를 도입하여 사용하였다. 이러한 평가 과정을 다-속성 의사결정 모델(Multi-attribute Utility Model)로 통합하였으며 연구·개발프로젝트의 특성을 고려하여 각 연구실의 책임자(Laboratory Directors)의 평가체계를 개발하여 본 평가모델에 포함하였다. 본 평가모델의 시험 적용을 위하여 특정 연구소에 시험적용하고 그 결과를 보였으며, 부분적으로 보완 연구될 경우 일반적인 프로젝트의 평가모델로 활용될 수 있으리라 생각된다.
