A Unifying Model for Hypothesis Testing Using Legislative Voting Data: A Multilevel Item-Response-Theory Model

  • This paper introduces a multilevel item-response-theory (IRT) model as a unifying model for hypothesis testing using legislative voting data. This paper shows that a probit or logit model is a special type of multilevel IRT model. In particular, it is demonstrated that, when a probit or logit model is applied to multiple votes, it makes unrealistic assumptions and produces incorrect coefficient estimates. The advantages of a multilevel IRT model over a probit or logit model are illustrated with a Monte Carlo experiment and an example from the U.S. House. Finally, this paper provides a practical guide to fitting this model to legislative voting data.

Correlation Analysis between Global Warming Index and Its Two Main Causes (space weather and green house effects) from 1868 to 2005

  • We have examined the relative contributions of representative space weather proxies (geomagnetic aa index) to global warming (Global temperature anomaly) and compared them with that of green house effect characterized CO2 content from 1868 to 2005. For this we used Hadcrut3 temperature anomaly (Ta) data, aa index taken at two anti-podal subauroral stations (Canberra Australia and hartland England), and the CO2 data come from historical ice core records. From the comparison between Ta and aa index, we found several interesting results: (1) the linear correlation coefficient between two parameters increases until 1990 and then decreases rapidly, and (2) the scattered plots between two parameters shows different patterns before and after 1990. A partial correlation of Ta and two quantities (aa, CO2) also shows that the geomagnetic effect (aa index) is dominant until about 1990 and the CO2 effect becomes much more important after then. These results imply that the green house effect become very important since at least 1990. For a further analysis, we simply assume that Ta (total) = Ta (aa) + Ta (CO2) and made a linear regression between Ta and aa index from 1868 to 1990. A linear model is then made from the linear regression between energy consumption (a proxy of CO2 effect) and Ta (total) - Ta (aa) since 1990. This linear model makes it possible to predict the temperature anomaly in 2030, about 1 degree higher than the present temperature, which is much larger than in the previous century.

  • Hanok is Korea's traditional housing, which is build detached unit. Most of the People who live in the environment of residential high-rise apartments likes new residential environment, and pursue eco-friendly homes, health homes, especially traditional Hanok was reassure potential. In urban context, resident think more compact land use in Hanok also, because Hanok is dissatified in compact land use, and it should be build as more economic aspect. The purpose of this study is to propose a typology which traditional Hanok also can be build higher land use and traditional values as a modern housing type; First of all, clustered Hanok is formed by traditional houses and interior spaces in modern house., and its types are configured by lifestyle of modern and image element of traditional Hanok. This kinds of clustering Hanok can be seen from historical city, but the trends is a minority of the housing type and form. Now, the modern clustering Hanok, even though handful of cases, appears as sustainable housing type, its possibilities as a new housing should be more detailed researches. A elements of Modern cluster Hanok discused in layout, plan, envelopment of house, structure, roofs, and the coordination of the element can be so much diverse.

Vulnerability model of an Australian high-set house subjected to cyclonic wind loading

  • This paper assesses the damage to high-set rectangular-plan houses with low-pitch gable roofs (built in the 1960 and 70s in the northern parts of Australia) to wind speeds experienced in tropical cyclones. The study estimates the likely failure mode and percentage of failure for a representative proportion of houses with increasing wind speed. Structural reliability concepts are used to determine the levels of damage. The wind load and the component connection strengths are treated as random variables with log-normal distributions. These variables are derived from experiments, structural analysis, damage investigations and experience. This study also incorporates progressive failures and considers the inter-dependency between the structural components in the house, when estimating the types and percentages of the overall failures in the population of these houses. The progressively increasing percentage of houses being subjected to high internal pressures resulting from damage to the envelope is considered. Results from this study also compare favourably with levels of damage and related modes of failure for high-set houses observed in post-cyclone damage surveys.

A Study on the Dynamic Correlations between Korean Housing Markets (국내 주택시장의 동태적 상관관계 분석)

  • Using multivariate GARCH model, we estimate the relationship between the housing sale prices and lease prices in the Korean housing market. In the analysis of relationship between the rate of changes in sale and lease prices, the correlation coefficient of the apartment and detached house is higher than that of the townhouse. By housing type, the correlation coefficient between detached house and townhouse is higher than between apartment and detached house or apartment and townhouse. By housing size, there are no significant different results between the sales price and the rental price. The correlation coefficient between medium and small size is the highest in the apartment housing market, whereas the correlation coefficient between large and medium size is the highest in the detached housing market, resulting from the fact that people may be more interested in medium- and small-sized apartment and large- and medium-sized detached house. In the detached housing market, the correlation coefficient between large-medium size and medium-small size in the rental price is higher than that of sales price. This result implies that the process of the decision making between purchasing and leasing a house might be different.

  • This study aims to evaluate the feasibility of remodeling business by predicting the future price of apartment house after remodeling using Hedonic Price Model. The data concerning such 9 independent variables as location, unit size, unit plan, landscape, parking, the number of elapsed years after completion, number of units, mechanical performance, interior from 25 regions in Seoul metropolitan city were collected and evaluated by established evaluation criteria. The coefficients affecting the price of apartment unit were made by way of linear multi-regression and put into Hedonic Price Model. The feasibility evaluation model for apartment was made and verified by data of remodelled apartment. The predicted results using suggested evaluation model coincide with actual apartment market situations.

  • The physical factor having a great influence among components of making values of profit model in apartment houses is equilibrium change of house and this study suggests an alternative of remodelling. It sets profit models including model dividing household of large scale into that of small scale using value making factor of apartment house and spatial composition techniques and model integrating households of small scale and converting them into those of large scale and finds that its economy is good as over 'average', evaluative value of economy is reduced as discount rate increases and economy of remodelling is superior.

A Selection of Representative Type the Korean Peninsula Detached Dwelling for Estimate the Wind Load (풍하중 산정을 위한 한반도 단독주택의 대표유형 선정)

  • As the damages due to natural disasters continue to increase, a growing interest is being witnessed in such studies that focus on preventive measures to reduce damages rather than on their recovery. As such, the U.S. has been actively conducting projects to develop new models that can forecast potential damages due to natural disasters and widely employing them in actual cases. With no specific models developed in Korea yet, this study aimed to introduce an overseas typhoon model as part of the advanced efforts and apply it the actual cases occurring across the nation. This model estimates wind loads by measuring the impact of a strong wind upon buildings, and measurements require a number of parameters. Those parameters should include the types and dimensions of buildings and the type of the roofs. As for the FPHLM(Florida Public Hurricane Loss Model), a precedent model for our study, we were able to take advantage of number of the statistics and detailed categorizations on the residential buildings in the U.S., which enabled us to select the representative building types and produce their wind loads. With no sufficient relevant statistics available for the nation, however, we may not be able to readily measure the wind loads on the nation's residential buildings. Therefore, this study tried to choose the representative types, heights and dimensions of the buildings for the measurement of wind loads. We consequently came up with a representative house having an area between 62.81 and $95.56m^2$, either a flat roof or hip roof, a height of 2.6 m, an side ratio of 1.5, and the width and length of the mean $85m^2$ sized house being 11,300 mm and 7,530 mm, respectively.
