A Study on Demanders' Consciousness by Master Room Planning Types in Apartment House (공동주택에서 마스터룸(Master room) 평면 유형별 수요자 의식 조사 연구)

  • The residential environment is a place which reflects the gradual evolution of human consciousness because it is a cultural space the term, 'houses' is not relevant in this context as it literally means 'contains'. The long history of human living habits cannot be 'contained' within a space, but can be 'expressed' by a space and by the way the space is used. Furthermore, due to the way it is typically constructed, the basic characteristics of the house usually cannot be rapidly changed to accommodate new habits. However, recent changes that have taken place to the characteristics of the traditional master room suggest that traditional societal values associated with patriarchy have diminished. The current trend where priority is given to children's education also affects such a change. Existing researches related to the master room is confined to the behavioral use of the space and the composition of the physical space, while research on the master room its plane type has not been carried out. Therefore, in this study, apartment model houses are selected, and are classified according to the types of master room. An analysis is then carried out of the master room based on the occupants' requirements in terms of consciousness. Any planning modifications where required are then suggested. This research comprises the followings stages. First, an examination is carried out of existing research on the master room in order to understand its background and spatial components. A definitiones of related terms is also provided. Second, an analysis is carried out of the model houses exhibited at Suwan District, examining the typical standard that has been selected for the master room. Third, an analysis is conducted of the topics and questions to be selected for a questionnaire. Fourth, an analysis is carried out of the consciousness, satisfaction and requirements of the residents, as respondents in the questionnaire, related to the master room. and Research is then conducted of the architectural methods for planning the master room. Finally, future countermeasures for planning the master room are described based on the above analysis and research findings.

The Business Model & Feasibility Analysis of the Han-Ok Residential Housing Block (한옥주거단지 사업모델구상 및 타당성 분석)

  • This study is to derive a project model based on potential demand for Korean-style houses, focusing on new town detached housing sites that LH supplies and to test validity of the derived model and to present the direction and supply methods of the projects. The existing high-class new town Korean-style housing developments that have been considered were found to have little business value due to problems in choice of location and discordance of demand, so 6 types of projects were established through the methods of changes in planned scale, combined use, and subdivision of plot of land based on the results of survey. The type that has the highest business value among the project models was block-type multifamily houses, and this can be interpreted as the increase in total construction area leading to increase inrevenues of allotment sales due to economies of scale. The feasibility of mass housing model in which small-scale Korean-style houses are combined with amenities was found to be high, and if the same project conditions as those of the block-type multifamily houses are applied, the business value of the Korean-style tenement houses was found to be high. Besides, the high-class housing models within block-type detached housing areas are typical projects that the private sector generally promotes, and the construction cost was found to be most expensive with 910 million won per house. In order to enhance the business value of the Korean-style housing development, collectivization such as choice of location, diversification of demand classes, optimization of house sizes, and combination of uses is needed. And in order to adopt Korean-style houses in the detached housing sites, the adjustments and division of the existing planned plots are needed, and the strategies to cope with new demand through supplying Korean-style housing types of sites can be suggested. Also breaking away from the existing uniform residential development methods, the development method through supplying original land that is natural land not yet developed besides basic infrastructures (main roads and water and sewage) can be considered, and as the construction of more than 1~2 stories building is impossible due to the structure of Korean-style house roof and furniture. So it can be suggested that original land in the form of hilly land is considered to be most suitable to large-scale development projects.

  • This paper illustrates a comparative analysis on the economic efficiency of remodeling method that is one of major factors in totting more desirable standards and proposes to utilize LCC calculation techniques in generating a required budget for more effective quantity-based analysis that is both objective and effect. Rather than comparing only the initial lost of two different methods, it seems through to compare their entire life cycle cost that includes any repair and reconstruction/ remodeling expenses, thus generate overall quantitative analysis in objective perspective

A Structural Planning Technique to Improve Structural Efficiency of Deteriorated Apartment Houses (노후 공동주택의 구조성능 개선을 위한 구조계획기법 제안)

  • The apartment houses which were constructed in a large quantity are currently being deteriorated and the reuse of them is directly related to the economic and environmental problem of the nation. Therefore, this research approaches to structural planning other than to the materials and/or the repair for the reuse of these deteriorated buildings. The research suggests the structural planning technique which includes the idea for the reinforcement of the structure in a part to improve the structural efficiency by investigating the current condition which includes the structural type of the buildings, examining the plan for the improvement of the structural efficiency, establishing the model of the space reorganization associated to the capability changes for the scale, the use, and the facilities, and checking of the structural efficiency through the structural analysis for the building structure suggested to be replaced.

  • This research is to measure and analyze the thermal performance of the apartment structure and to evaluate and establish standards of thermal insulation defect in order to make the basic data necessary for determining the degree of the thermal performance degradation and for repairing and reinforcing the exterior wall of the existing apartment. The following conclusions could be derived thorough the investigation of outer wall temperature distribution and the insulation assesment experiments using a model of specimens for the apartment houses' outer walls. It was confirmed that for the thermal performance through the insulating material thicknesses 5cm, 8cm in walls, the thermal insulation thickened by 3cm, from 5cm to 8cm, but that the actual temperature difference reached only about 1 ~ 2℃. This implies that the thermal performance improvement using the thermal insulation in walls is not significant and that it is difficult to insulate the thermal bridge area.

A Study on Housing Value Orientation of Model Steel House Visitors (모델 스틸하우스 방문자의 주거가치관 분석)

  • This study was designed to find tendencies of housing value orientation of the model steel house visitors. Questionnaires were collected in June, 1997, 1,550 in total, 508 cases from Seoul, 456 cases from Pohang, and 486 cases from Kwangyang. Data were analyzed in terms of housing value orientation, using statistical methods including frequencies, mean, percentages, chi-square test and multiple regression. The major findings are as follows; 1. The subjects were highly educated(64% of them were college graduates) with the monthly income over 2,000,000won(approximately $1,540). The average monthy income of the subjects in Seoul, about 4,000,000won($3,070), was much higher than that of other areas. Most of the subjects were condominium owners(72%), who preferred single detatched houses or town houses located in suburban areas. 2. Differences in general tendencies among the three regional groups were statistically significant. Most significantly, subjects living in Pohang regarded the reputation of the building construction company most importnat. Subjects of all three regional areas, especially in Pohang, emphasized investment value. The price of the steel house was regarded as very important by all the groups tested. The housing value orientation was analyzed in 3 aspects; (1) Facility.Plumbing.Structure(FPS), (2) Interior space formation.Design(ID) and (3) Developmental complex.Near Environment(DN). Interior environment level, stability of house structure, and finighing state of interiors were identified as the important factors in the area of FPS(p<.05). The Interior plan organization was the most important factor among ID. As for DN, rated importantly were educational facilities, green areas, convenience of commercial facilities within the developmental complex were rated importantly.

A Study on Cluster Housing Model and Characteristics of Modern Hanok (현대한옥의 집합구성 유형과 모델특성 연구)

  • Hanok is Korea's traditional housing, which is build detached unit. Most of the People who live in the environment of residential high-rise apartments likes new residential environment, and pursue eco-friendly homes, health homes, especially traditional Hanok was reassure potential. In urban context, resident think more compact land use in Hanok also, because Hanok is dissatified in compact land use, and it should be build as more economic aspect. The purpose of this study is to propose a typology which traditional Hanok also can be build higher land use and traditional values as a modern housing type; First of all, clustered Hanok is formed by traditional houses and interior spaces in modern house., and its types are configured by lifestyle of modern and image element of traditional Hanok. This kinds of clustering Hanok can be seen from historical city, but the trends is a minority of the housing type and form. Now, the modern clustering Hanok, even though handful of cases, appears as sustainable housing type, its possibilities as a new housing should be more detailed researches. A elements of Modern cluster Hanok discused in layout, plan, envelopment of house, structure, roofs, and the coordination of the element can be so much diverse.

Effects of Various Factors on the Energy Consumption of Korean-Style Apartment Houses (한국형 아파트의 냉난방 에너지에 미치는 제 인자의 영향)

  • This work is aimed at estimating the effects of various factors on the energy consumption of Korean-style apartment houses using TRNSYS. The factors considered here include the nominal size of floor area, type of remodeling, azimuth, sidewall insulation, and window type. Based on some assumptions, an actual apartment house is simplified into a model that is used for thermal load calculations. The simplified model is validated by showing a good agreement with the actual one in the predicted result. Remodeling balconies into unconditioned buffer spaces yields a favorable thermal performance in comparison with the original type regardless of the nominal size. Incorporating balconies into a conditioned indoor space leads to sharp increases in thermal loads, which must be avoided in view of energy conservation as well as structural problem. A quantitative assessment on the azimuthal effect indicates that the heating energy can be saved up to 16% by taking the south or southeast direction. Reduction in the heating load with enhancing the sidewall insulation is gradual, so that a cost-effectiveness analysis may be needed when amending the regulations concerned. Glazing appears to significantly affect the heat transfer through window. A typical case illustrates that the heating load is decreased about 25% by simply adopting triple glazing instead of double glazing.

Color Preference of the Elderly for the Apartment Interior Color planning (노인수요계층의 아파트 실내 색채계획을 위한 색채선호 연구)

  • The purpose of this research is to investigate the tendency of color preference for the elderly in housing. For this, a questionnaire survey was carried out with color chips and 9 photos of the living rooms which were chosen among apartment model houses in Pusan. Preference of color usage was measured by SD scale developed by advertising adjectives for the model houses. The result of this study are as follows: 1) The preferred color image was characterized as soft, warm and simple. The main factors of color image were identified and named as 'dignity factor' and 'personality factor'. 2) The elderly preferred G generally, but R for dominant color of the living room. They distinguished their attitudes about the color by the purpose of color usage. 3) For colors of architectural components of the living room, preferred colors were narrowed Y, YR and R for wall, art wall and floor. Beige was the most popular color in the living room for the elderly. This research can contribute to the basic data of color planning for the elderly housing.

  • The purpose of this study was to suggest the Support and Infill system for 126.6m$^2$-sized housing unit which meets residents' variety. The subjects were 100 housewives who lived in 126.6m$^2$-sized housing unit in the apartment complex, Busan. The data was collected by using model and questionnaire. The model was made to be same as the current 126.6m$^2$-sized floor plan. The residents preferred the flexible housing unit apartment complex. Also, the residents' needs for floor plan of housing unit were various. Therefore, the development of flexible housing unit is needed. On the basis of these findings, the support and infill system for 126.6m$^2$-sized housing unit was suggested.
