국내 철근공사 실태분석 및 개선방안에 관한 연구 (A Study on the Actual Condition Analysis and Improvement of Rebar Work in Korean Building Construction)

  • With labor shortage and high-wage era, the construction cost is rising and the construction business is dull, demanding the construction environment of Korea to raise profitability through major cost savings and rationalization of construction management. However, although reinforcing bar(rebar) work, which greatly effects the building's safety, endurance, and construction time, is an important phase in construction, it holds serious problem of quality and productivity deterioration due to its characteristic of intensive-labor and maintaining of old work methods resulting in poor management, and costs increase. Therefor in this study to investigate current situation and problems of rebar work and to find methods of betterment, a survey was conducted to site engineers and individuals in division of cost estimate of domestic construction company. The survey questions were on the subjects of (1) calculating rebar quantity, (2) ordering and procurement, (3) rebar cutting and bending, and (4) rebar work management. 건축 마감자재정보 시스템 모델 연구 (A Study of Material Information System Model For Building Finishes)

  • 건설생산 프로세스의 각 단계에서 자재 관련 정보의 신속한 검색 및 활용 체계가 미비하여 각종 자재의 분석 및 선정에 상당한 인력 및 시간이 소요되고, 또한 각 단계별로 작성된 중요 정보들의 재활용 체계도 미비하여 각 단계별 업무 및 현장 종료 시 사장되고 있다. 그 결과 각 단계에서 유사/동일 업무의 반복수행으로 회사차원에서 인적자원의 효율적 운용을 저해하고 회사 경쟁력을 저하시키는 주요인이 되고 있는 실정이다. 또한 개설현장에서 마감자재 선정 시 제품특성과 현장 적용사례 등 깊이 있는 기술정보가 부족하여 자재선정에 많은 애로가 있으며, 시공품질은 물론 현장 손익에 지대한 영향을 주게 됨에 따라 마감자재 관련 현장사례 정보를 실시간으로 공유할 수 있는 지속가능 정보관리 시스템의 필요성이 대두되고 있다. 본 연구는 건설업무의 생산성 향상을 위해 마감자재의 실시간 검색과 활용이 가능한 건축 마감자재정보 관리 시스템을 제시하고자 하는 것이다. 이를 위해서는 현행 자재정보 업무현황을 분석하고, 현장을 대상으로 설문조사를 실시하여 시스템 개발의 요구사항을 파악하고, 그 결과를 충분히 시스템에 반영시켜 실사용자가 쉽게 접근하고 활용할 수 있도록 하였다. 따라서 본 연구에서 제안하는 건설업무의 생산성 고도화를 위한 건축 마감자재 정보시스템은 시공품질 향상, 공사이익 극대화, 그리고 기업 경쟁력 강화에 활용될 수 있을 것으로 기대된다.

연약한 준설점토상 매립시 포설된 PET 매트와 지반거동에 관한 연구 (A Study on Interaction Behaviors of Soil-PET Mat installed on Dredged Soils)

  • 토목섬유를 토목공학에 적용한 이후 토목섬유의 손상에 대하여 많은 관심이 되어왔다. 이 논문에서는 시험시공을 3지점에서 수행했는데 목적은 연약한 점토지반상에서 보강재의 거동을 조사하고 매립시 최적의 시공방법론을 찾기위한 것이다. 이 시험시공에 사용된 폴리에스테르매트(인장강도 15톤)의 봉합부분이 원호활동 사면파괴로 인하여 파괴되었는데 이는 급격한 성토로 인해 과잉간극수압이 발생하여 하중이 증가했기 때문이다. 매트의 인장 파열이 진행되는 지반 거동 중 성토고로 유발될 수 있는 간극수압보다 큰 간극수압이 측정되었는데, 특히 지표하 5m 깊이에서는 장기간에 걸쳐 간극수압이 증가하였다. 이러한 결과를 이용하여 성토고와 연약점토의 융기거동의 관계에 대하여 검토하였다.

건설공사 철근정보관리 개선방안에 관한 연구 (A Study on the Integrated Management System for Rebar Information in Building Construction)

  • With labor shortage and high-wage, the construction cost is rising and the construction-business is dull, demanding the construction environment of Korea to raise profitability through major cost savings and rationalization of construction management. Therefore, in this study, to improve many problems found in calculating rebar quantity for capital expenditure programming which is considered the beginning stage of rebar work. and to improve problems such as no grasping of rebar loss due to lack of systematic management in order/purchase stage and construction management stage, a rebar information-management-system was found and preyed. The relation database was designed for the rebar information management system by analyzing work process of a rebar manufacturing plant, as the rebar information that is necessary in a rebar manufacturing plant if similar to that of a purchasing department of general construction company. The Proposed rebar information management system was implemented in two large rebar production plants. The implementation of the proposed system showed that the system increased work efficiency, reduced the management manpower, and improved the project-integrated management

  • 산업의 경쟁력 요소로서 지식의 중요성은 정보기술의 발전과 함께 나날이 커가고 있으며 이에 따라 제시된 기업경영 기법이 지식경영이다. 건설업의 경우도 다양하고 광범위한 지식이 요구되는 산업 특성으로 인하여 지식경영의 중요성은 커지고 있으며, 이에 따라 많은 건설업체가 지식경영을 도입, 추진하고 있다. 본 논문에서는 이러한 건설업체 도입 및 추진사례 중 삼성건설의 "1) 자료형 지식자산과 인적 지식자산으로의 지식규정", "2) 공사 프로세스와의 결합을 통한 지식경영 조직접목", "3) 지식경영에 있어서의 정보화의 역할과 기여" 3가지 추진 사례를 중심으로, 실제 조직에의 적용時 문제점, 해결방안 및 그 결과를 제시함으로써, 건설업에서의 지식경영 발전과 이를 통한 지식산업으로서의 건설업 발전방항을 모색해 보는 기회를 제시해 보고자 한다.

공동주택 실적공사비 산정시 공종별 변동요인에 관한 연구 (A Study on the Change Factors by Activities for Estimating Historical Cost on Apartment Housing Projects)

  • Construction industry is faced with the problems such as the quickly changeable circumstance and increasing construction companies due to regulation mollification of company registration. In order to overcome these problems, new estimation system based on historical estimation cost is ready to introduce by government step by step. But the time of transition for estimation system causes another problems such as chaos addition to simultaneity of a standard of estimation system and new estimation system, lack of related regulation, accumulation of historical extensive cost data, and adjustment methodology when historical estimation data is applied to next projects. The purpose of this study is to suggest the change factors by activities for estimating historical cost for apartment housing projects. New estimation system is based on historical construction data. For application of this system, the standard adjustment methodology system is necessary. and extensive cost data should be accumulated under an unified construction work classification system. Therefore in this study, according to the construction work classification system, every apartment housing project was classified to 16 work classifications, and 7 major composed items which occupy more than 85% of construction costs are analyzed by detailed activities and by average ratio and maximum ratio each of them. In the result of the study, furniture work, foundation work and masonry work are the works which have big gap of costs between average ration and maximum ratio. In addition to suggestion of change factor by work species, 5 qualified construction specialists are interviewed and change factors in 7 major works are analyzed.

  • 대형 건설업체에서는 전산화를 통해 구축된 통합관리시스템을 현장에 적용하고 있으며 자재수급관리 분야도 그 일부분이다. 이러한 자재수급관리시스템은 건설업체마다 개별적인 체계와 방식을 달리하여 운영되고 있으나, 건설업체별 자재수급관리의 효율성 향상보다 시스템을 구축하는데 중점을 두었기 때문에 시스템의 구성, 운영, 관리에 문제가 있다고 하겠다. 자재수급관리시스템의 문제점을 개선하기 위한 노력이 일부에서 진행되고 있으나 기존 시스템의 테두리에서 효율성을 향상시키기 위한 근본적인 처방이라 보기 힘들다. 대형 건설업체 자재수급관리시스템의 해결방안은 통합관리적 시각에서 바라보아야 한다. 따라서 현재 우리나라의 대형 건설업체에서 운영되고 있는 자재수급관리시스템을 대상으로 문헌연구와 전문가 면담조사를 통해 시스템의 체계, 구성, 운영 및 관리의 실태분석을 통하여 시스템의 효율성 제고를 위한 개선방안을 제시하였다.

전통주택의 특성에 대한 아파트 거주자의 선호분석 (The Analysis on Traditional Housing Characteristics Preferred by Apartment Residents)

  • The identity of Korean housing culture has been the subject of discussion in the past several decades. Recently construction company is using the expression of Korean Identity based on traditional housing as a strategic concept. There, however, has yet been found a concrete solution despite the ambitions intent to modernize Korean tradition. In this circumstances, this research was intended to understand the characteristics of traditional housing preferred by consumers, in order to embody the scheme in which Korean tradition can be modernized. The main conceptual characteristics and concrete examples were included in the characteristics of traditional housing. In result, Environment-Friendliness, Visual Openness, Human-Centeredness have been turned out to be the most preferred attributes amongst the major concept characteristics of traditional housing. In concrete case of Environment-Friendliness, the use of healthy natural materials such as timber or yellow mud was preferred the most. Consumers were also especially fond of open passage through connecting front and back balcony as for Visual Openness, and spaces created based on human body measurements regarding Human-Centeredness. The Savored characteristics of traditional housing varied by gender, age, family type, income, and scale of residence. The result of this research will be useful for housing construction company in planning Korean style apartments and also exploring preferred qualities according to the type of consumer.

Identification of target subjects and their constraints for automated MEP routing in an AEC project

  • Since Mechanical, Electrical, and Plumbing(MEP) routing is a repetitive and experience-centered process that requires considerable time and human resources, if automated, design errors can be prevented and the previously required time and human resources can be reduced. Although research on automatic routing has been conducted in many industries, the MEP routing in AEC projects has yet to be identified due to the complexity of system configuration, distributed expertise, and various constraints. Therefore, the purpose of this study is to identify the target subjects for MEP routing automation and the constraints of each subject. The MEP design checklist provided by a CM company and existing literature review were conducted, and target subjects and constraints were identified through process observation and in-depth expert interviews for five days by visiting a MEP design company. The target subjects were largely divided into six categories: air conditioning plumbing, air conditioning duct, restroom sanitary plumbing, heating plumbing, and diagram. The findings from interviews show that work reduction and error reduction has the greatest effect on air conditioning plumbing while the level of difficulty is the highest in air conditioning duct and restroom sanitary plumbing. Major constraints for each subject include preventing cold drafts on air conditioning pipes, deviation in ventilation volume in air conditioning ducts, routing order on restroom sanitary plumbing, and separation distance from the wall on heating plumbing. In this way, subjects and constraints identified in this study can be used for MEP automatic routing.
