  • In order to understand interaction between building users' occupant performance and building maintenance performance of maintenance management personnel, actual data from maintenance activities of buildings were analyzed. Also, using building defect customer complaint data reported by building user, satisfaction data on building maintenance services of building users and service response time of maintenance management personnel, a method for evaluating interaction of buildings with the same purpose and same size was proposed. Throughout analysis, average number of occurrences per unit area per year for the mechanical complaints in complex building were presented. In addition, using building users' satisfaction with facility management services, attitude of responding to business obstacles, number of occurrences per unit area per year of mechanical complaints and complaint processing speed, interaction was comprehensively identified and compared.

  • A systemic building maintenance management is necessary to supply an convenience and safety environment by maintain the origin features for a building's life. However, the exist maintenance management system has some problems such as interoperability of information or standardization of data. In those reasons, a critical information for maintenance a building may be lost and changed. In addition, the data could be crashed or lost on a process of re-input or re-produce. This paper purpose the interoperability in exchanging data between design/construction and operation phases. In addition, this model will enhance the efficiency of building maintenance tasks through information quality improvement and data reproduction prevention.

  • In Korea, Green building certification system had been operated for more than 10 years and Expired certification buildings are ever-increasing. However, post management of building and qualification standard for re-certification(G-SEED) aren't exist, certificated green building don't have smoothly maintenance and management. Therefore, analysing the status and situation of similar system such as building maintenance and management, to suggest the direction of evaluation for green standard for energy and environmental design.

  • The study focused on the evaluation of maintenance management strategies used in public hospital buildings in Lagos state. It also assessed the labour composition for maintenance operations. In achieving these objectives, opinions of maintenance officers of ten (10) different hospitals in different local government areas of the state were sampled through well structured questionnaires. The data collected were analyzed using descriptive and inferential statistics. From the analysis, the study revealed that majority of those public hospitals do not have specific budget for maintenance programmes, maintenance policies, maintenance log book and maintenance manual to guide the operatives. About 98% of them do not understand the type of maintenance strategy being used for their maintenance operations. 78% of the maintenance work are only executed when there is a breakdown or in response to user's request. For labour composition, the cleaning of interior and exterior of the building, inspection of building elements, repairs and replacements of building elements are mainly carried out by in-house staff, while the repair and replacement of equipment is by outsourcing. The study also revealed that using in- house staff, reduces costs and provides a higher security while outsourcing provides more flexibility in staffing reduces equipment expenditures and provide better access to special skills. The study recommended proactive measures to provide necessary training and support for maintenance staff and users of these facilities and a means of securing sufficient funds for maintenance programmes.

  • In spite of a construction of many set building, the government's set building policies being almost indifferent to the maintenance management of them. Currently the personnel is not enough for maintenance management in set building. Therefore many set building does not become accomplished appropriately. On this paper, the set building policies and a questionnaire are analyzed. The result of questionnaire provides fundamental data of proper staff calculation.

  • Recently, the construction industry has been changed more highly and complicacy. According to this, several informational systems of maintenance are introduced suitable the work and the purpose of each maintenance. However there are some problems in the manage the information of maintenance management by without the standization and systematic management of variable information from building life-cycle. This paper purposed the process of creation or management of information which is used for present maintenance through IFC-based facilities object library development is suggested for work efficiency of maintenance management. In addition, it can minimize the reproduce the same information unnecessarily. Fainally, it makes information compatibility through the building life-cycle highly by define the IFC-based object information and standardize the format of information.

  • It is necessary to correspond to building users' claims rapidly as much as possible in order to satisfy user's need, because the final tarket of building maintenance service is user of building. This paper investigates the time taken for receiving users' claims and the time taken for the service organization to respond to the claims in the office building; types of claims and service responses are analysed, through which the response characteristics of the maintenance management organization are evaluated with respect to users' claims. Throughout extensive simulation analysis, important performance measures such as mean time to repair and utilization of maintenance personnels have been investigated.

Improving Maintenance Management Practices for Building Facility

  • The practiced conventional methods for maintenance management in Malaysian Polytechnic faced many issues due to poor service delivery, inadequate finance, poor maintenance plan and maintenance backlogs. The purpose of this study is to improve the conventional method practices which tend to be ineffective in Malaysian Polytechnic. The case studies were conducted with eight Polytechnics and are selected based on conventional method practices and its major problems. There are around 32 Polytechnics in Malaysia and almost are using conventional methods. The number is considered very big indicating that the use of modern Information and Communication Technology (ICT) is still very limited compared to other institutions of higher learning in Malaysia. The overall findings of this research indicated; poor service delivery, inadequate financial, poor maintenance planning and maintenance backlogs. There is also need to overcome less man power competencies of maintenance management practices which existed with all eight Polytechnics. The proposed system is intended to be used for maintenance management practices at Malaysian Polytechnics in order to provide high-quality of building facility with safe and healthy environments.

  • The problem of urban decay in Hong Kong has drawn much attention of both practitioners and academics. Poorly managed buildings not just give a negative image to the Pearl of the Orient in the region, but also pose potential risk hazards to the health and safety of the general public. While it is necessary to devise a comprehensive plan on redevelopment and urban planning, preserving the existing buildings to maintain their conditions for habitation can be a short-term option to safeguard quality standard. With the increasing number of ageing buildings in Hong Kong, a lot of research efforts have been devoted to managing repair and maintenance projects properly (for example those initiated and funded by the Construction Industry Institute, Hong Kong; and the current study financially supported by The Hong Kong Polytechnic University). Given the short duration and more diversified nature of work, building repair and maintenance works are found to be more difficult to monitor and regulate when compared with new works. This paper aims to provide a comprehensive analysis on the problems of running building maintenance projects. An extensive review of contemporary literature was firstly conducted, which forms a solid basis for developing an empirical study on the problems and difficulties of running building maintenance projects from the viewpoints of industrial practitioners with a view to formulating effective strategies for managing maintenance projects successfully.

COBie-IM 및 BIM 기반 건축물 점검 및 유지보수 정보관리방안 제시 (Proposed Information Management Plan for Building Inspection and Maintenance Based on COBie-IM and BIM)

  • 노후화된 건축물이 정상적인 기능을 유지하기 위해서는 주기적인 점검과 보수·보강이 수행되어야 한다. 하지만 현재 건축물 유지관리 단계에서 발생하는 정보의 형태와 의사결정은 여전히 비효율적인 방식에 의존하고 있다. 이는 건축물 유지 관리에서 발생하는 비용의 증가와 시간 낭비의 원인이다. 이에 본 연구는 COBie를 벤치마킹하여 건축물 점검 및 유지보수 정보 관리용 COBie-IM 문서를 제안하고 이를 BIM에 연계하여 정보를 확인하는 방안을 제시하였다. 또한, 건축물에서 발생한 결함의 손상등급에 따라 색상을 지정하여 시각화하는 방안을 제시하였다. 이를 통해 건축물 유지관리 단계에서 점검 및 유지보수 시 발생하는 정보들을 체계적으로 통합·관리하는 것을 목표로 한다. 또한, 결함에 대한 보수·보강의 우선순위를 결정하는 의사결정을 지원함으로써 업무 효율성을 증대시킬 수 있을 것으로 예상된다.
